ROCKY HILL, CONN. — Wallingford, Conn.-based Verna Properties has purchased two multi-tenant flex/industrial buildings in Rock Hill for a total of $2.6 million. The properties are located at 97 and 99 Hammer Mill Road. The former property is fully leased and the latter contains an 11,000-square-foot vacancy. Sentry Commercial and New Haven Group represented the seller, DeMeo Family LLC, in the deal.

CAROL STREAM, ILL. — NTA Precision Axle Corp. has acquired a 223,160-square-foot industrial building in Carol Stream. The buyer plans to renovate the building, which is situated on 13 acres at 795 Kimberly Dr. Mas Ishida of TOBI International Corp. represented the buyer. The seller, Emerick Capital Investments Inc., was not represented.

CHICAGO — Englander Bedding Co. has purchased the former SK Hand Tool Corp. facility in Chicago. Located at 3535 W. 47th St., the 158,930-square-foot facility will be utilized for the mattress manufacturer's expansion. Matt Rogatz of Chicago Industrial Real Estate represented the buyer; Tom Condon and Vern Schultz of Colliers International represented the undisclosed seller in the transaction. Terms of the lease were not released.

MILPITAS, CALIF. — Cassidy Turley CPS has presided over the sale of a 55,612-square-foot vacant R&D building located within the Oak Creek Business Park at 1623 Buckeye Drive in Milpitas. Terms of the deal were not disclosed. Cassidy Turley CPS’s Eric Fox, Sutton Roley and Mike Baker represented the seller, South Bay Development Co., in the transaction, and the brokerage firm’s Scott Borgia represented the private-investor buyer.

ELBERFELD, IND. — Huntingbug, Ind.-based Fibertech recently purchased the former ISM building in Elberfeld for $1.6 million. Fairport, N.Y.-based Sppramco II LLC sold the 79,842-square-foot industrial building, which is situated on 15 acres. Steve Martin and Chris Stuard of Sperry Van Ness/Martin Commercial Group brokered the transaction.

NEW KINGSTON, PA. — Grubb & Ellis has arranged the sale of a 179,200-square-foot warehouse/distribution facility located at 34 E. Main St. in New Kingston. The food-grade facility features 10 rail doors and a ballasted EPDM roof. Lexmain Realty Ventures purchased the property from Lexington Realty Trust for an undisclosed amount. The Grubb & Ellis team of Stephen Bonge, Timothy Brogan, Patrick McBride and Carl Neilson brokered the deal.

CENTRAL ISLIP, N.Y. — Ashlind Properties has brokered the sale of a 43,200-square-foot industrial building in Central Islip for $2.5 million, Located at 65 Jetson Lane, the building contains 11,500 square feet of office space, a loading dock, two drive-in doors and 172 car parking spaces. Barnwell House of Tires purchased the vacant building and plans to use it for the company's tire retreading and wheel refinishing operations. The seller was North American Enclosures. The Ashlind team of Richard Cohen and Michael Landsman represented the buyer.

Solarcraft, represented by Bo Petit and David Munson of Boyd Commercial, signed a 36,537-square-foot lease and Amran, represented by Steve King of CB Richard Ellis (CBRE), signed a 14,951-square-foot lease at the 171,240-square-foot Class A office/flex property within Sugar Land Business Park. Brian Gammill, Darryl Noon and Jacob Carr of Transwestern's Houston headquarters represented Cabot Properties in the two leasing transactions. Solarcraft designs and constructs solar and backup power systems, patented enclosures, mobile power systems, and custom design and power integration services. Meanwhile, Amran designs, engineers and manufactures low and medium voltage instrument transformer products. Sugar Land Business Park is a 902-acre, deed-restricted business park located near the intersection of U.S. Highway 59 and Highway 90-A in Sugar Land.

COMPTON, CALIF. — Grubb & Ellis has negotiated the $6 million sale of a 72,239-square-foot freestanding industrial building, located at 1250 W. Artesia Blvd. in Compton. Grubb & Ellis’ James Biondi, Terry Reitz and Gerald Kim represented the seller, AMB Property Corp., in the transaction, and Craig Poropat of Lee & Associates represented the buyer, Frontier Imaging.
