The property is situated at 34 Central St.; it consists of the 1,017-unit Easy In Self Storage as well as 68,000 square feet of multi-tenant office and commercial space. Harvey Miller and Mike Mele of Marcus & Millichap's Self Storage Group, along with Robert Horvath and Todd Tremblay of the firm's Boston office, represented the seller, Phillip Rahaim of Leominster Business Center Inc., at the property's bankruptcy auction. Mele and Miller also procured the buyer, Sanford, Maine-based Arenhall Corp.

DENVER — Bank of the West has sold a 43,000-square-foot industrial building, located at 5055 E. 48th Ave. in Denver, to Premier RE Holdings for an undisclosed price. Grubb & Ellis’ Steve Poole and Steve Fletcher and Acquire Real Estate’s Paige Coker-Heiman represented the seller in the transaction, and Doug Viseur of CB Richard Ellis represented the buyer.
CAROL STREAM, ILL. — Ryland Corp. has acquired a 35,664-square-foot industrial property in Carol Stream for an undisclosed price. Kamflex sold the property, which offers 7,650 square feet of office space and 18- to 20-foot clear ceiling heights. Hank Teague and Larry Schlomann of Thomson Referral Network represented the buyer; Joe Bronson and Richard Daly of Darwin Realty & Development Corp. represented the seller in the transaction. The acquisition price was not disclosed.
ELK GROVE VILLAGE, ILL. — Temperature Services has purchased a 12,200-square-foot manufacturing/warehouse facility in Elk Grove Village for an undisclosed price. Located at 360 Bonnie Lane, the property features 5,000 square feet of office space and 15-foot clear ceiling heights. HOUSTON — Ozburn Hessey Logistics has signed a 75,000 square-foot lease with Panattoni Development Co. for space in its 486,720-square-foot Airtex Industrial Center. The property is located at 14810 North Freeway in Houston. Ryan Fuselier and John Talhelm of Jones Lang LaSalle represented the tenant. Panattoni was represented by Walker Barnett and Gary Mabray of Colliers International. Barnett and Mabray also represented Panattoni in its 54,000-square-foot lease to Velocity Express. Stephen Hemphill of Dallas-based Mohr Partners represented Velocity.
TOOELE COUNTY, UTAH — USAA Real Estate Co. has sold the 574,106-square-foot Reckitt Benckiser Distribution Center in Tooele County to American Realty Capital (ARC) for an undisclosed price. Located in Phase One of Miller Motorsports Business Park, a 900-acre newly developed industrial and commercial-use site only a short commute from Salt Lake City, the warehouse facility was occupied by Reckitt Benckiser in October 2009. USAA and co-developer Greenfield Builders Inc. acquired 37 acres of land in Tooele County in April 2009 for development of the distribution center. John Sedar of the Sacramento-based Palmer Team represented USAA in the sale to ARC, a New York-based real estate advisory firm.
THOMASTON, GA. — Diamond Alternative Energy has purchased a 41,000-square-foot manufacturing facility from a private buyer for an undisclosed amount. Located in the Thomaston-Upson County Industrial Park at 300 McIntosh Parkway in Thomaston, the property will be used as a bio-fuel manufacturing plant. James L. Jackson of Macon, Ga.-based Jackson & Jackson represented the seller.
CHICAGO — Chicago-based Testa Produce has broken ground for the development of a state-of-the-art, 91,000-square-foot distribution facility at Stockyards Industrial Park in Chicago. Located at 4555 S. Racine Ave. on a 13-acre site, the property will offer 18,000 square feet of office space and 73,000 square feet of freezer/cooler distribution space. Designed by A. Epstein & Sons, the facility is striving for LEED Platinum certification. Green elements include a wind turbine to co-generate electricity, hot water solar panels, PV solar panels, an extensive green roof, rainwater harvesting and daylight harvesting. Summit Design + Build is managing the project, which is scheduled for completion in the first quarter of 2011. Wendy Berger Shapiro of WBS Equities represented Testa Produce in the transaction with Back of the Yards Council, the property manager for the business park.
MUNSTER, IND. — Royal Brush Manufacturing Co. has acquired a 55,000-square-foot industrial property, which is located at 515 W. 45th Ave. in Munster. Chicago Downs Association Inc. sold the property for $2.64 million. Royal Brush, a manufacturer of high-end brushes, plans to relocate to the facility from its current location in Merrillville, Ind. Adam Karras of Paine/Wetzel•ONCOR International represented the buyer; Edward Wabick of Paine/Wetzel and Jeff Brant of Brant Cos. represented the seller in the transaction.

Situated on 1.4 acres, the property includes showroom, warehouse and office space. Amenities include 18-foot clear ceiling heights, six tailgates, eight drive-in doors and 35 car parking spaces. Jon Stravitz and Russell Verducci of NAI Hanson represented the seller, 33 New Bridge Properties LLC. The buyer is 456 Washington LLC, a jewelry wholesaler that plans to take occupancy of the building in the early part of this year.
