LIBERTYVILLE, ILL. — Brightstar US has signed a 105,220-square-foot expansion and a 136,980-square-foot renewal at 2000 USG Dr. in Libertyville. With the expansion, the company now occupies the entire 242,200-square-foot industrial warehouse building at Libertyville Business Park. Lynn Reich and Kelly Joyce of Coliers International represented the tenant; Keith Purtiz, Brett Kroner, Ryan Bain and Zach Graham of CB Richard Ellis represented the landlord, California State Teacher's Retirement System, in the transaction.

WAUKESHA, WIS. — Nelson Sales Corp. has acquired an 18,300-square-foot industrial building in Waukesha. Voell Machinery sold the property, which is located at 21925 Doral Road, for an undisclosed price. Nelson plans to use a portion of the building for its business and lease the remaining space. Mike Judson of Judson & Associates represented the buyer; David Barry and Kurt Van Dyke of Milwaukee's Cassidy Turley Barry represented the seller in the transaction.

KATY — Bill Heavin and Matthew Herring of Grubb & Ellis represented WoodCreek Development Co. in its sale of 11 acres of land at the intersection of FM 529 and Katy Hockley Road in Katy. John B. Porter and Betty J. Porter purchased the land and were represented by Mason Evers of Landstar Realty Advisors. In addition, Doug Nicholson of Grubb & Ellis represented Paul G. Sirota is the sale of a 17,500-square-foot industrial building located at 608 Pederson Rd. in Katy. Kent Brownell purchased the property and represented himself.

WEST VALLEY CITY, UTAH — CB Richard Ellis has negotiated a 194,510-square-foot industrial lease at 5253 West 2100 South in West Valley City. One of the nation’s biggest producers of private-label bottled water that serves some of the largest retailers in Utah, including WinCo Foods and Costco, Washington-based Advanced H2O LLC signed a 15-year lease in the Salt Lake City suburb. CBRE’s Rad Dye and Tom Dischmann represented both the tenant and landlord in the transaction.

LANCASTER, MASS. — Horn Packaging has purchased the former Rockport Factorty Stores manufacturing facility in Lancaster for the consolidation of its Boston-area operations. The Class A property is located at 580 Fort Pond Road. It contains 275,000 square feet of manufacturing and distribution space. Amenities include 34-foot ceilings, 23 exterior loading docks and 163 parking spaces. The UGL Services team of James Halepis, Roger Williams and Michael Cook represented the buyer in the deal. The seller, 580 Fort Pond LLC, was represented by Andrew Sacher of Parsons Commercial Group. Horn Packaging will take occupancy of the building in the second quarter.

BILLERICA, MASS. — Nova Biomedical has purchased an 80,000-square-foot manufacturing/warehouse facility in Billerica. Located at 39 Manning Road, the facility contains 14-foot ceilings, heavy power, distributed air lines, and ample loading docks and truck parking. Nova is relocating its manufacturing and warehousing operations to the new property from a smaller facility in Bedford, Mass. Jack Kerrigan of Grubb & Ellis arranged the deal between Nova and the undisclosed seller. The acquisition price was also not released.

GRAND PRAIRIE — Keystone Automotive Industries has leased 168,000 square feet of industrial and distribution space at Grand Lakes I in Grand Prairie. Dan Cook and Mark Becker of Cushman & Wakefield of Texas, along with Jake Bobek of Cushman & Wakefield Los Angeles, represented Keystone, while Curt Hefner of Duke Realty represented the landlord, Duke Realty Limited Partnership. The lease allows Keystone, a subsidiary of LKQ Corp., to consolidate two Dallas-Fort Worth locations, while expanding its facility, in a more centralized location.
