FARMINGDALE, N.Y. — Bohemia, N.Y.-based CMB Wireless Group has purchased a 149,300-square-foot industrial building located in Farmingdale for more than $11 million. Situated at 40 Daniel St., the building features 22-foot clear ceiling heights, four drive-in doors, 12 loading docks, 36,500 square feet of office space and roof-mounted solar panels that provide electricity to the building. SUNNYVALE, TEXAS — Marcus & Millichap has brokered the sale of a 136,751-square-foot FedEx freight facility located in Sunnyvale. The industrial property is situated on more than 30 acres at 301 Clay Road. It features 11,761 square feet of office space, 9,640 square feet of shop space, a guard shack, a 2,000-square-foot fuel island and expansion capability up to 20,860 square feet. Alvin Mansour of Marcus & Millichap's San Diego office represented the seller, a Washington-based developer. Ben Sgambati and Alan Cafiero of Marcus & Millichap's New Jersey office represented the buyer, a New York-based investor. PLEASANT PRAIRIE, WIS. — C&H Distributors has signed a lease to occupy 320,000 square feet of space at LakeView XII, which is located within LakeView Corporate Park in Pleasant Prairie. The company is relocating its operations from Milwaukee. The facility features 50 truck-loading docks, four drive-in overhead doors, 32-foot clear-ceiling heights and ample truck parking spaces. Trent Poole of CB Richard Ellis represented the tenant; Whit Heitman and Samuel Badger of Paine/Wetzel•ONCOR International represented the landlord, CenterPoint Properties. Additional terms of the lease were not disclosed.
SOUTH BRUNSWICK, N.J. — IDI has completed a lease for Middlesex I, a 1.35 million-square-foot industrial center located in South Brunswick. The building will be leased by an undisclosed tenant, which plans to use it as a regional distribution center and will take occupancy in June. The property contains 36-foot clear ceiling heights, 279 dock doors, 167 trailer spaces and an ESFR sprinkler system. Frank Petkunas of IDI provided in-house representation for the developer, with assistance from Paul Torosian and Nate Demetsky of Cushman & Wakefield. Middlesex I is the first building to be completed at the Middlesex Center industrial park.
SHAKOPEE, MINN. — NFI Distribution has signed a lease for 106,000 square feet of industrial space at Continental Distribution Center, which is located at 4701 Industrial Blvd. South in Shakopee. The tenant will use the property to serve its customers in the region. The landlord is First Industrial Realty Trust. Jeff Pryztarski of CB Richard Ellis and Brian Netz and Bill Ritter of NAI Welsh Cos. negotiated the transactions. Lease details were not released.
RALEIGH, N.C. — Raleigh-based Nallapiti Properties has purchased a 56,700-square-foot warehouse from Timeberlake Investments for $3.12 million. The property is located at 501 S. New Hope Church Road in Raleigh. Commercial Associates' Hunt Wyche represented Nallapiti in the transaction. Colin Brown of Brown Commercial Realty represented the seller.
NEW YORK CITY — New York City-based Terra CRG has brokered the sale of a five-story, 24,000-square-foot, loft industrial building located in Brooklyn, New York City. The property is situated at 25-27 Lexington Ave. within the borough's Clinton Hill neighborhood. The buyer, 802 LLC, plans to initially use the vacant property for an import/export business, with the possibility of converting to mixed-use or residential use in the future. The building's seller, ABP Realty LLC, had preliminary plans to convert the building into 24 apartments. The acquisition price was not disclosed.

SOUTH BELOIT, ILL. — McCleary Inc. Trans Astro Division has acquired a 30,000-square-foot industrial property, located at 15760 Willowbrook Road in South Beloit.
