CHESTERFIELD, MO. — The Painters Union District Council has purchased a 78,000-square-foot manufacturing building in Chesterfield for an undisclosed price. Situated on 10.24 acres at 18036 Eads, the property features 20-foot clear ceiling heights, 12 docks and four drive-in doors. The buyer plans to use the property as a training facility. John Langa of Jones Lang LaSalle and Heather Evans of Reisch Haley co-listed the property. Block Hawley represented the buyer. The seller was Findlay Industries.

CLEVELAND — Ardent Products Corp. has acquired a 23,524-square-foot warehouse facility, which is located at 6401 MidTown Commerce Park Dr. in Cleveland. The 2.17-acre property sold for an undisclosed price. Tom Gustafson and Kevin Riley of Colliers represented the buyer; Scott Garson of NAI Daus represented the seller, Hill Floral Products, in the transaction.
DENVER — Through its Cobalt Industrial REIT II affiliate, Cobalt Capital Partners L.P. has acquired a 500,000-square-foot, three-building portfolio in Denver. Located within the city’s airport submarket and 100 percent leased to 12 tenants, the buildings are infill, light-industrial properties built between 1978 and 1996. CB Richard Ellis’ James Bolt represented the undisclosed seller in the transaction.
OAKLAND PARK, FLA. — Valco Exchange has sold a 35,800-square-foot industrial building to Twelve Terrace for $1.89 million. The property is located at 4201 N.E. 12th Terrace in Oakland Park. The buyer will use the space for its window and door manufacturing operations. Randy Rauch of Fort Lauderdale, Fla.-based NAI Rauch Weaver Norfleet Kurtz & Co. represented the seller.
SAN FRANCISCO — NAI BT Commercial has represented the buyer in the $3.6 million acquisition of a 27,000-square-foot warehouse building located at 460 Townsend St. in the SOMA district of San Francisco. NAI BT Commercial’s Tom Christian represented the buyer, who plans to teach sculpture classes in the building. The seller was 1238 Sutter Street LLC.
CHICAGO — Reed Construction has been selected to complete a 70,000-square-foot build-out for a research laboratory in Chicago. The project includes interior and exterior renovations for the property, which is located on the southwest side of Chicago. Interior renovations include the build-out of private offices, open workstations, a fitness center, locker rooms, laundry facilities and laboratory suites. Exterior construction includes the addition of a parking lot with underground storm water storage, a new entrance canopy, landscaping and new roofing systems. Holabird & Root is providing architectural services for the project, which is scheduled for completion in early 2010.
CARROLLTON, TEXAS — Grubb & Ellis has arranged the renewal of a lease for 143,000 square feet of manufacturing and distribution space at Valwood Business Park in Carrollton. The tenant is 4Front Engineered Solutions, which signed a long-term lease for the space at 1612 Hutton Drive. Blake Anderson and Blake Matthews of Grubb & Ellis provided tenant representation in the deal. Jim Brice of Holt Lunsford Commercial represented the landlord, Principal Real Estate Investors.
HAMPTON, VA. — Crate Services has subleased 150,500 square feet in a Hampton warehouse from Gateway. Located at 500 W. Park Lane, the property will serve as a distribution center for Crate's operations, which are based in Atlanta. Stephanie Sanker of S.L. Nusbaum Realty Co. represented Crate in the transaction. Clay Culbreth of Thalhimer represented the sublandlord.
RIDGELAND, MISS. — RJ Young has purchased a 16,000-square-foot flex warehouse from a private party for an undisclosed amount. The property is located at 194 Business Park Dr. in Ridgeland. PITTSBURGH — Groundbreaking has occurred for a 25,120-square-foot speculative flex project located in Pittsburgh. The project will be situated at 6104 Grand Ave. on Neville Island. It will feature 15,700 square feet of warehouse space with 14-foot clear ceiling heights and drive-in doors, as well as 9,420 square feet of office space. Completion is slated for next summer. Chuck Snyder of JLS Land Co. is the owner. Burns & Scalo Real Estate Services is serving as owner's construction representative and is handling leasing.
