RANCHO CUCAMONGA, CALIF. — Dedeaux Properties LLC has leased a 135,000-square-foot industrial property, located at 9000 Rochester Ave. in Rancho Cucamonga, to Hollywood Ribbon Industries. Commencing this month, the $2.2 million lease covers a 5-year term. Binswanger/Realty Advisory Group’s Brett Dedeaux, Rustin Mork and Anthony Dedeaux represented both the Los Angeles-based landlord and the lessee in the transaction.

MT. PLEASANT, WIS. — Principle Construction Corp. has completed a 40,742-square-foot build-out project for Menomonee Falls, Wis.-based Maysteel, a manufacturer of precision metal enclosures, assemblies and systems. Located at Park 94 Building #2 in Mt. Pleasant, the project included the installation of a 1,600-amp service, T5 lighting and a 2,000-square-foot office space. Maysteel plans to use the facility as a warehouse, manufacturing and assembly plant. HSA Commercial Real Estate owns the property, which was constructed in 2008. Cornerstone Architects provided architectural services for the build-out project.
BELLINGHAM, MASS. — Natick-based Premier Equipment has acquired a 45,000-square-foot office/warehouse flex building in Bellingham for $3.2 million. The property is located on 9.6 acres at 47 S. Maple St. John Eysenback of R.W. Holmes Realty Co. was the sole broker in the transaction. He is also representing the buyer in the search for a tenant to occupy 15,000 to 20,000 square feet of expansion space currently available in the building.
HOUSTON — Suncoast Realty has sold a 36,835-square-foot warehouse to HT Shop Realty for an undisclosed amount. The property is located at 5148 Lotus St. in Houston. NAI Houston's Chris Kugle, John Ferruzzo and Dustin Gillioz represented the seller. Pacific Financial's Corey Ferguson represented HT Shop Realty.
COSTA MESA, CALIF. — DAUM Commercial Real Estate Services has represented AJAN Properties LP in the more than $6.3 million purchase of a 41,655-square-foot industrial building located at 320 Kalmus Drive in Costa Mesa. DAUM’s Mike Barreiro and Gavin Denniston represented the buyer in the transaction, and Lee & Associates represented the seller.
RICHMOND, VA. — ADC II LLC has purchased an approximately 63,000-square-foot industrial property in Richmond's Scotts Addition area. Situated on 1.81 acres at 1300 Mactavish Ave., the property sold for $1.45 million. The buyer plans to redevelop the property. Jeffrey Cooke of Thalhimer, a member of Cushman & Wakefield Alliance, represented the seller, Mactavish Investment Co., in the transaction.
AURORA, ILL. — Liberty Property Trust's Liberty Business Center Aurora #4 building has received LEED Gold certification. Located at 900 Bilter Road in Aurora, the 436,363-square-foot warehouse property features T-5 high output lighting, low VOC adhesives, sealants, paints and coatings, and composite wood products. The construction process recycled 95 percent of construction debris and 15 percent of the materials used in the building's construction contained recycled content.
HACKENSACK, N.J. — A joint venture between Prism Capial Partners and New Boston Fund has sold a Hackensack flex building to a jewelry importer. The single-story, 43,000-square-foot property is located at 60 Commerce Way. The buyer plans to relocate its headquarters to the building. Michael Schaible of Jones Lang LaSalle represented the seller, and Young Star Realty represented the buyer. The acquisition price was not disclosed.
ROUND ROCK, TEXAS — A subsidiary of Jabil Circuit Inc., an electronics design, manufacturing and product management company, has signed a long-term lease extension for 64,771-square-feet in Building D at Crystal Park II in Round Rock. Located at 106 Old Settlers Boulevard, the 169,301-square-foot property is owned by KBS Real Estate Investment Trust. Holice Jeffries of the Memphis, Tenn., office of Central States Realty represented Jabil in lease negotiations, while Greg Johnson and Luke Wheeler of Transwestern Commercial in Austin represented KBS.
OAKLAND, CALIF. — Cassidy Turley BT Commercial Oakland has brokered Amerco Real Estate Co.’s $10 million purchase of a 511,583-square-foot industrial property, located at 851 81st Ave. in Oakland, from Fowler Property Acquisitions. Occupying a 16,000-square-foot portion of what is known as the Sunshine Biscuits Business Complex, Amerco will manage and operate the mini-storage and live-work components of the multi-tenant facility, as well as add a truck rental to the site.
