BROOKLYN PARK, MINN. — Ryan Companies US has completed the sale of an industrial property, which is located at 9303 W. Broadway within 610 Business Center in Brooklyn Park. Bio Test acquired the 75,000-square-foot facility for $3.67 million. Mark Sims of Colliers Turley Martin Tucker – Minneapolis/St. Paul represented the seller in the transaction.

WARREN, MICH. — Yangfeng Visteon Jinqiao Automotive Trim has leased approximately 80,768 square feet of industrial space in Warren. Ashley Warren LLC leased the space, which is located at 14275 Frazho, for an undisclosed price. The tenant, an automotive interiors supplier, plans to use the space for warehousing parts. Gene Agnone, Matt Osiecki, Mark Collins and Jamie Dingeman of CB Richard Ellis Detroit represented the tenant in the transaction.

HOUSTON — Houston-based Transwestern has completed a 118,150-square-foot build-to-suit project for Oceaneering International at Port Northwest in Houston. The space will be used by the tenant for the manufacturing of deep sea drilling equipment. Transwestern's development team was led by Sean Suffel and Mark Miller. Brian Gammill, also of Transwestern, represented Port Northwest's owner, TIAA-CREF, in lease negotiations. Doug Nicholson and John Nicholson of Grubb & Ellis represented Oceaneering. Port Northwest is a 75-acre industrial center located near the intersection of Sam Houston Tollway and U.S. Highway 290. Oceaneering is occupying space within a 1.3 million-square-foot bulk distribution facility that features 28-foot clear ceiling heights throughout most of the building and a 40-foot clear section that houses a 50-ton crane that services the entire building. In addition to the fit out, Transwestern developed an 89,000-square-foot speculative warehouse at the park. The next phase of development will include an additional 250,000 square feet of new space.

GRAND PRAIRIE AND PLANO, TEXAS — Colliers International has arranged two industrial lease renewals in Texas. In the first transaction, Atlanta-based Aaron Rents renewed its lease for 140,000 square feet of warehouse space at Heinz Way II, which is located at 901 Heinz Way in Grand Prairie. The company uses the space as its North Texas regional distribution hub. Noel Hutcheson, Larry Kell and Cash McWhorter with Colliers' Dallas office, along with Price Weaver and Ben Logue of the firm's Atlanta office, represented the tenant. Robert Allen of First Industrial Realty Trust provided in-house representation for the landlord. In the second transaction, Luminator renewed its lease for a 104,104-square-foot flex building at Plano Tech Center, which is located at 900 Klein in Plano. The single-story building contains 85,580 square feet of warehouse space and 18,500 square feet of office space. Jim Nelms and Scott Jessen of Colliers' Dallas office represented the tenant in lease negotiations. The landlord was represented by RREEF.

SAN DIEGO — Cushman & Wakefield has negotiated San Diego County’s largest industrial lease since 2006 with Mor Furniture For Less’ 10-year, 199,359-square-foot signing in Brown Field Business Park, located at 7757 St. Andrews Ave. in San Diego. Financial terms were not disclosed. Cushman & Wakefield’s Eric Northbrook and Sean Williams represented the lessee, and the firm’s Charles Adolphe and Bryan Teel represented the lessor, Brown Field Business Park LP.

HUNTERSVILLE, N.C. — Pactiv Corp. has signed a lease with TA Associates Realty for 186,000 square feet of distribution space in a building that also houses Philip Morris USA. The property is located at 12801 Jamesburg Drive in Huntersville. Pactiv's lease accounts for 33 percent of the building. Anne Johnson, Bryan Cruthcer and David Tropp of CB Richard Ellis represented the tenant in the transaction. Terry Brennan and Bill Wood of Trinity Partners represented TA Associates.

UNION, N.J. — Kalmon Dolgin Affiliates (KDA) has arranged the sale of a warehouse located at 667 Lehigh Ave. in Union for $1.82 million. The buyer, New York City-based Plex Supply Co., plans to use the 30,000-square-foot property for additional storage and distribution space. The sale also includes 2 acres of vacant land. KDA's Gary Mayzlin represented the Plex Supply Co. as well as the seller, HJH Group.
