SCHAUMBURG, ILL. — Amada-Wasino America has signed a 10-year lease for a 40,000-square-foot industrial property in Schaumburg. Shorewood Properties leased the property, which is located at 2324 Palmer Drive. The lease is valued at more than $4 million. Amada plans to use the property as a showroom, system configuration area, parts storage and distribution. Mas Ishida of TOBI International represented the tenant; John Cassidy and Ken Franzese of Lee & Associates’ Chicago office represented the landlord in the transaction. Terms of the lease were not disclosed.

Lemon Ave., 20507-20547 and 20529-20847 Walnut Drive in Diamond Bar. With assistance from Colliers International’s Josh Hayes, Voit’s Al Pekarcik, Dan Vittone and Nick represented Foremost Airport Vegas Ltd. in its sale of the 165,697-square-foot, multi-tenant industrial park; the buyer, Walnut Business Center LLC, represented itself in the transaction.
PHOENIX — CB Richard Ellis (CBRE) has negotiated the $8.75 million sale of a 250,157-square-foot, 100 percent leased distribution building located within Estrella Business Park at 1002 S. 63rd Ave. in Phoenix. CBRE’s Barry Gabel and Mindy Korth represented the seller, Honolulu-based 1600 Broadway LLC, in the transaction; the buyer was Duke Realty Limited Partnership of Phoenix.
DENVER — Fuller Real Estate has brokered Mariposa Real Estate Investments LLC’s $2.85 million purchase of a 48,796-square-foot industrial building located at 275 Mariposa Street in Denver. Fuller’s Alec Rhodes and Tyler Smith represented the buyer in the transaction, and CB Richard Ellis’ Tyler Carner, Jim Bolt and Mike Camp represented the seller, LCP 275 LLC.
MIAMI — FedEx Express Latin America-Caribbean has singed a 59,925-square-foot lease renewal with an undisclosed landlord in Miami. The property is located at 701 Waterford Way. Charles V. Barton of CresaPartners represented the tenant in the 6-year lease. The Hogan Group's Steve Smith represented the landlord.
BEDFORD PARK, ILL. — GRM Information Services, a national record storage company, has acquired a 296,147-square-foot industrial building, which is located at 7123 W. 65th in Bedford Park. The new building features a 130-foot truck court depth, pre-cast concrete construction, 19 trailer spaces, 30-foot ceiling heights, 30 docks and four drive-in doors. Jeanne Rogers of Arthur J. Rogers & Co. represented the buyer; Michael Caprile, Mitch Adams, Ted Staszak and Stephanie Park of CB Richard Ellis represented the undisclosed seller in the transaction. The sales price was not released.
DALLAS — Argent Property Co. has sold its newly completed 82,130-square-foot Rexel Worldwide warehouse to a private party for an undisclosed amount. The property, which will be fully occupied by Rexel, is located at the intersection of Frankford Road and Commodore Drive in Dallas' Frankford Trade Center. Joe Garrett and Tom Pearson of Colliers International brokered the sale.
WHITE MARSH, MD. — CDS Logistics Management has signed a 110,000-square-foot lease with First Industrial Realty Trust for warehouse space in the 1,100-acre Baltimore Crossroads@95 business community. The space is located in a 300,000-square-foot building in the park, which is situated off the MD Route 43 extension in White Marsh. The tenant will move in May 1. DETROIT — Farmington Hills, Mich.-based Burger Easton & Co. has brokered the sale of an industrial property in Detroit. Located at 8650 Mt. Elliott, the 317,000-square-foot building was listed for $2.75 million. David Wax of Burger Easton & Co. represented the buyer, Detroit Mt. Elliott Real Estate LLC, and the seller, 8560 Mt. Elliott Partnership, in the transaction. Additional terms of the sale were not disclosed.
DAYTON, OHIO — GE Aviation, an operating unit of GE, is planning to develop Electrical Power Integrated Systems Research and Development Center (EPISCENTER) near Dayton. The $51 million center will focus on several markets, including on- and off-highway hybrid and electric vehicles, and additional electric aircraft and marine applications. The Ohio Third Frontier Commission is providing a capital grant of up to $7.6 million for EPISCENTER. GE expects the center to be operational in 2012. Details of the project have not been released.
