ARDMORE, OKLA. — Ardmore Business Park LLC has sold a 441,664-square-foot Best Buy Distribution center in Ardmore to Flanders Precisionaire for an estimated $7 million. The property was constructed in 1991. Best Buy vacated the facility to move into a new warehouse elsewhere in the city. Lee & Associates' Reid Bassinger and Trey Fricke represented the seller.
PHOENIX — Cassidy Turley BRE Commercial negotiated a 70,249-square-foot lease at Papago Industrial Park, located at 4441 West Polk St. in Phoenix. Kiser Harriss Chemical Distribution Centers signed a 3-year deal at Lincoln Property Co.’s 91,873-square-foot building, which is now 100 percent leased. Cassidy Turley’s Gary Anderson and John Pompay represented the tenant, a pool chemical company, in the transaction, and the firm’s Tony Lydon amd Marc Hertzberg joined Anderson in representing the landlord.
ROCKY HILL, CONN. — Colliers Dow & Condon has negotiated the sale of a 19,550-square-foot distribution building located in Rocky Hill for $1.1 million. The building is situated on 2.7 acres at 41 Hammer Mill Road. C.S.B. International Products is the buyer and plans to use the site for its distribution operations. David Richard of Colliers represented the buyer. Mark Duclos of Sentry Commercial represented the seller, Bussman Associates.
PASADENA, TEXAS — Frontier Logistics has leased 300,000 square feet of warehouse space from ING Clarion in Pasadena. The rail-served property is located at 3005 Highway 225, which is close to the Port of Houston. ROSEVILLE, CALIF. — TRI Commercial Real Estate/CORFAC International has represented N Solar Inc. in the 10-year lease of 117,000 square feet at McClellan Business Park, the 16-million-square-foot master-planned development on the site of the former McClellan Air Force Base north of Sacramento. TRI’s Rick Phillips and Rob Mora represented the international solar manufacturer in the transaction.
LITHIA SPRINGS, GA. — Global Experience Specialists has renewed a 199,505-square-foot least at IDI's Westfork Business Park in Lithia Springs. Situated within Bradley Woods Business Park, the property offers 39,000 square feet of space. Cornerstone East sold the building for an undisclosed price. NEW CASTLE, DEL. — New Castle-based NAI Emory Hill has brokered the sale of a 20,000-square-foot industrial building in New Castle. The building is situated on 3.77 acres at 40 McCullough Drive, within Southgate Industrial Park. It will serve as the new headquarters for the TMI Group of Companies, formerly located in Ronkonkoma, N.Y. Jim O'Hara, Jr., and Jim O'Hara, III, of NAI Emory Hill represented the seller, J&J Holding Co. Mitch Berkowitz of Deaton McCue represented the buyer, TMI Realty. The acquisition price was more than $1 million.
HAYWARD, CALIF. — Jones Lang LaSalle has completed Eastshore Energy LLC’s sale of a more than 100,000-square-foot vacant manufacturing building, located at 25101 Clawiter Road in Hayward, to Oakland, Calif.-based Aaron Metals. Terms of the transaction were not disclosed. Built in 1965 and expanded in 1975, the concrete tilt-up building was purchased in September 2006 by the seller, which was represented by Jones Lang LaSalle’s Kevin Ahaesy and Jason Ovadia in the disposition.
