THOMASTON, GA. — Diamond Alternative Energy has purchased a 41,000-square-foot manufacturing facility from a private buyer for an undisclosed amount. Located in the Thomaston-Upson County Industrial Park at 300 McIntosh Parkway in Thomaston, the property will be used as a bio-fuel manufacturing plant. James L. Jackson of Macon, Ga.-based Jackson & Jackson represented the seller.

CHICAGO — Chicago-based Testa Produce has broken ground for the development of a state-of-the-art, 91,000-square-foot distribution facility at Stockyards Industrial Park in Chicago. Located at 4555 S. Racine Ave. on a 13-acre site, the property will offer 18,000 square feet of office space and 73,000 square feet of freezer/cooler distribution space. Designed by A. Epstein & Sons, the facility is striving for LEED Platinum certification. Green elements include a wind turbine to co-generate electricity, hot water solar panels, PV solar panels, an extensive green roof, rainwater harvesting and daylight harvesting. Summit Design + Build is managing the project, which is scheduled for completion in the first quarter of 2011. Wendy Berger Shapiro of WBS Equities represented Testa Produce in the transaction with Back of the Yards Council, the property manager for the business park.

MUNSTER, IND. — Royal Brush Manufacturing Co. has acquired a 55,000-square-foot industrial property, which is located at 515 W. 45th Ave. in Munster. Chicago Downs Association Inc. sold the property for $2.64 million. Royal Brush, a manufacturer of high-end brushes, plans to relocate to the facility from its current location in Merrillville, Ind. Adam Karras of Paine/Wetzel•ONCOR International represented the buyer; Edward Wabick of Paine/Wetzel and Jeff Brant of Brant Cos. represented the seller in the transaction.

BERGENFIELD, N.J. — NAI James E. Hanson has completed the sale of a 44,000-square-foot flex building located at 33 New Bridge Road in Bergenfield. Situated on 1.4 acres, the property includes showroom, warehouse and office space. Amenities include 18-foot clear ceiling heights, six tailgates, eight drive-in doors and 35 car parking spaces. Jon Stravitz and Russell Verducci of NAI Hanson represented the seller, 33 New Bridge Properties LLC. The buyer is 456 Washington LLC, a jewelry wholesaler that plans to take occupancy of the building in the early part of this year.

SOUTHBRIDGE, MASS. — Gickman, Kovago & Co. (GKC) has brokered the sale of a 23,600-square-foot office and industrial facility in Southbridge. The property, which is located at 79 North St., will be occupied by Precision Testing Laboratories as lab space. Jeffrey Borus and David Cohen of GKC brokered the deal between the seller, Savers Bank, and the buyer, Fromm Development. The sale price was $240,000.

TORRANCE, CALIF. — The Klabin Company has negotiated Storm Properties’ $7.2 million sale of a new 57,343-square-foot Class A industrial building, located in Storm Business Park at 1340 W. Storm Parkway in Torrance. The new building is one of three state-of–the-art facilities recently completed by Storm at the new business park. The Klabin Company’s Matt Stringfellow and Courtney Bell represented the developer in the transaction, and John Schumacher of CB Richard Ellis represented the buyer, Murad, an El Segundo, Calif.-based skin-care product company.

VERNON, CONN. — Colliers Dow & Condon has brokered the sale of a 37,500-square-foot industrial building located in Vernon. The buyer, aerospace parts manufacturer Soldream Inc., plans to relocate to the building, situated on 5.23 acres at 129 Reservoir Road, from its previous location in Tolland, Conn. The seller was San Clemente, Calif.-based ICU Medical Sales. Richard Abo of Colliers was the sole broker in the transaction. The acquisition price was not disclosed.

SAN BERNARDINO, CALIF. — CB Richard Ellis has completed Hillwood Investment Properties’ 5-year, 415,825-square-foot industrial lease to Royal Appliance Manufacturing Co., which plans to relocate to the new location at 925 9th St. in San Bernardino upon completion of tenant improvements at the beginning of May. CBRE’s Frank Geraci, Walt Chenoweth, Juan Gutierrez and Patrick Wood represented the landlord in the transaction.

SAN DIEGO — Bixby Land Co. has acquired a 50,000-square-foot research and development facility, located at 6325 Lusk Blvd. in the Sorrento Valley submarket of San Diego, for $9.2 million. Constructed in 1991, the single-tenant R&D building is occupied by Quantum Designs. Voit Commercial Brokerage’s Harry Stone represented both Bixby, an Orange County, Calif.-based private REIT, and the seller, LBA Realty, in the transaction.
