ROMEOVILLE, ILL. — Meridian Design Build has completed construction for Bluff Point III Distribution Facility, located within Bluff Point Business Park in Romeoville. The building, which is situated at the intersection of Joliet and Bluff roads, totals 506,800 square feet. It features 30-foot clear ceiling heights, with the capability for up to 168 exterior docks and four drive-in doors. The developer of the project, as well as the rest of Bluff Point Business Park, is Land & Lakes Development Co. The project architect for Bluff Point III was Harris Architects.

ALSIP, ILL. — Labriola Baking Co. has signed a long-term lease that will expand and relocate its headquarters to Alsip. The bread maker now occupies 177,500 square feet at 3701 W. 128th Place. Its previous location, also in Alsip, was at 5324 W. 123rd Place. Larry Johnson of CB Richard Ellis represented Labriola in lease negotiations. Brad Weiner, George Maragos and Steve Livaditis, all of CB Richard Ellis, represented the landlord, Madison Partners Realty. Terms of the lease were not disclosed.

LEWISVILLE, TEXAS — PCCP LLC has acquired 121 Lakepointe Crossing, a three-building, 1.2 million-square-foot industrial property located in Lewisville, for $29.9 million. PCCP acquired the Class A asset from Opus West through the U.S. Bankruptcy Court. The property is currently 65 percent leased to four tenants. The acquisition was made on behalf of California Smart Growth Fund IV, PCCP's $746 million investment fund.

SANTA FE SPRINGS, CALIF. — Philadelphia Gear Corp. has signed a lease with Standard Precision for a 113,125-square-foot warehouse. The property is located at 12935 Imperial Highway in Santa Fe Springs. John McMillan of Cushman & Wakefield’s Los Angeles office represented the tenant. Mike Foley and Dave Hess of CB Richard Ellis’ Commerce, Calif., office represented Standard Precision. The 10-year lease is worth $8 million.

ATLANTA — Dallas-based Cobalt Capital Partners, through its Cobalt Industrial REIT affiliate, has executed a 135,000-square-foot lease with Scott Distribution Service Inc. at 5201 Phillip Lee Dr. in Atlanta. Scoot Distribution Service is a provider of integrated logistics services including warehousing, fulfillment, transportation and packaging. Chip Watson of CB Richard Ellis represented the tenant.

HOLLISTON AND RANDOLPH, MASS. — R.W. Holmes Realty Co. has brokered two Massachusetts industrial leases. In the first transaction, Rypos Inc. signed a lease for 15,000 square feet at 150 Hopping Brook Rd. in Holliston. John Eysenbach of R.W. Holmes was the transactions' sole broker. In addition, Eysenbach negotiated the renewal of Trelleborg Emerson & Cuming's 21,600-square-foot lease at 24 Teed Dr. in Randolph. The landlord in each transaction was not disclosed.

SAN LEANDRO, CALIF. — Grubb & Ellis has brokered the sale of Wicks Business Park, a 143,443-square-foot industrial property located in San Leandro. Situated on 11.2 acres at 15000-15099 Wicks Blvd., the property comprises four single-story buildings. Occupancy was 70 percent at the time of closing. Edward Suharski, Steven Golubchik and Seth McKinnon of Grubb & Ellis' San Francisco office arranged the transaction. Both parties were undisclosed.

SCOTTSDALE, ARIZ. — Colliers International has arranged the sale of a 34,757-square-foot flex property in Scottsdale for $5.44 million. Situated within McDowell Business Park at 16641 N. 91st St., the two-story building consists of 25,593 square feet of Class A office space and 9,164 square feet of warehouse space. Greg Hopley of Colliers' Scottsdale office represented the seller, locally based Wright Brothers Investments. Troy Weurding of Caliber Commercial represented the buyer, Patriot Investments. Patriot Investments plans to occupy approximately 25,000 square feet within the property for its corporate offices. Wright Brothers will retain space in the building for 2 years.
