COMMERCE, CALIF. — Grubb & Ellis has negotiated FBS Manufacturing’s $3.4 million acquisition of 38,590 square feet of industrial space located at 7210 Dominion Circle in Commerce. Grubb & Ellis’ Joshua May and Kyle Degener represented the seller, Sang Won Kim, in the transaction; the brokerage firm’s Thomas Lam and Stephen Lim represented the buyer.

TROY, MICH. — Lama LLC has purchased 7,600 square feet of light industrial space in Troy. Located at 384 Park, the property sold for an undisclosed price. The space is occupied by New Royal Distributors, an importer of Indian and Southeastern Asian foods. Larry Schultz of Friedman Real Estate Group represented the seller, Taurus LTD, in the transaction.

ST. CHARLES, ILL. — Shars Tool Co. has purchased a 23,000-square-foot industrial facility at 840 Equity Drive within Legacy Business Center in St. Charles. The property was developed and built by Paul Hemmer Cos. The facility features 24-foot clear ceiling heights, two exterior docks, one grade-level door and 2,378 square feet of office space. The buyer plans to use the facility for the distribution and warehousing of wholesale industrial equipment and tools. Noel Liston and Cory Ramey of Darwin Realty & Development Corp. represented the buyer; Brian Kling of Colliers, Bennett & Kahnweiler represented the property. The acquisition price was not disclosed.

GARLAND AND GRAPEVINE, TEXAS — The Dallas-Fort Worth office of Lee & Associates has completed two Texas industrial deals. First, Signature Home Furniture purchased a 23,500-square-foot warehouse located at 3939 Forest Lane in Garland. The seller is BCD Electro. Lee's Adam Strittmatter and Greg Nelson represented the buyer. Doug Molny of Jim Lake Cos. represented the seller. In addition, Insight Marketing signed a lease for 70,000 square feet of space at 1000 S. Nolen Drive in Grapevine. Lee's Donnie Rohde and Ken Wesson represented the tenant. Bradford Cos. represented the undisclosed landlord. Terms of both deals were not disclosed.

DALLAS — Monmouth Real Estate Investment Corp. has purchased a 184,317-square-foot industrial property located in Dallas. The building is situated on 10 acres at 2000 Luna Road within Valwood Industrial Park. It was completed last year and is leased to Carrier Corp. for a 10-year term. The company uses it as a regional distribution building. The seller was Langford Property Co. a developer of speculative and build-to-suit projects in Texas. Jud Clements and Robby Rieke of Holliday Fenoglio Fowler represented the seller. The purchase price was not disclosed.

CERRITOS, CALIF. — Voit Real Estate Services has brokered Bixby Land Co.’s $6.95 million sale of a 100,000-square-foot industrial building located at 17211 Valley View Ave. in Cerritos. United Exchange Corporation, an import/export firm, purchased the property. Cameron Driscoll and Luke McDaniel of Voit, a member of CORFAC International, represented the seller in the transaction, and the buyer was represented by Daum Commercial Real Estate Services.

NEW CASTLE, DEL. — Discount retailer Five Below has expanded its operations at Twin Spans Business Park. The tenant will go from occupying 214,000 square feet of 250 Anchor Mill Road to occupying the entire 421,000-square-foot flex industrial building. Five Below will move into the expanded space in March. Harvey, Hanna & Associates represented the undisclosed landlord in lease negotiations.

CARROLLTON, TEXAS — Monmouth Real Estate Investment Corp. has acquired a 184,317-square-foot industrial property located within Valwood Industrial Park in Carrollton for approximately $17.9 million. The building is situated at 2000 Luna Road and is occupied by Carrier Enterprises through 2019. It was constructed in 2009. Darren Sides of Porthaven Partners represented Monmouth in the transaction. The seller's name was not disclosed.

GOODYEAR, ARIZ. — Suntech Arizona LLC and its parent company Suntech Power Holdings Co. have selected a Phoenix area site for its first U.S. solar plant. In a transaction negotiated by CORFAC International’s Anton Qiu (TRI Commercial in San Francisco) and Andrew Jaffe (Commercial Property Inc. in Tempe, Ariz.), Suntech selected 3801 South Cotton Lane in Goodyear, a property owned by Duke Realty, for its new 118,000-square-foot headquarters and manufacturing plant. Suntech Arizona plans to occupy the facility around July 1 after a major tenant-improvement project.
