ROWLEY, MASS. — GVA Thompson Hennessey & Partners has brokered the sale of 19 Turcotte Memorial Drive in Rowley for $2.28 million. The property is a 30,600-square-foot, Class A warehouse property that is fully leased to Robert N. Karpp Co. and Black Cow Restaurants. Lowell Peabody, James Bartholomew and Connor Barnes of GVA represented the seller, Joseph Leone of Business Park Realty Trust. Ralph Leonard of Ralph Leonard Associates represented the undisclosed buyer.

SAN FRANCISCO — The South San Francisco Planning Commission has approved Centrum Properties’ SFO Logistics Center project, which is located in South Francisco. The $23 million upgrade and modernization will convert the property into a premier distribution and light industrial facility. The project will generate 1,070 permanent jobs, including 750 newly created jobs, and 224 construction and related jobs. The center is situated on 26 acres with easy access to three major freeways and the San Francisco International Airport. Construction is expected to begin in the fall with completion slated for early 2010. The developers are pursuing LEED certification for the project.

EDWARDSVILLE, ILL., AND ARDEN HILLS, MINN. — Colliers Turley Martin Tucker (CTMT) has brokered two Midwest industrial deals. In the first transaction, First Industrial Realty Trust leases 409,948 square feet of space at 21-25 Gateway Commerce Center in Edwardsville to Ozburn-Hessey Logistics Transportation. Ed Lampitt and Brandon Duncan of CTMT’s St. Louis office represented First Industrial. In the second deal, Waterton Commercial sold a 30,000-square-foot industrial property, located at 1120 Red Fox Rd. in Arden Hills, to Roberts Development Co. The transaction is valued at $1.47 million. Duane Poppe and Daniel Terry of CTMT’s Twin Cities office represented the seller.

LAKE IN THE HILLS, ILL. — Omega Industries, an importer and distributor of steel cable products, has relocated its Chicago distribution operations to an 8,750-square-foot facility in Lake In The Hills. John O’Hara of RE/Max Commercial Real Estate Services represented Omega in lease negotiations. Don Wolf and Lisa Horton of Wolf Realty represented the undisclosed landlord. Terms of the lease were also not disclosed.

HOUSTON AND TOMBALL, TEXAS — Houston-based Caldwell Cos. has brokered two industrial sales in the Houston metro area. In Houston, Pneumatic & Hydraulic Co. purchased a 20,000-square-foot property located at 15811 Tuckerton Rd. Brian Corriston of Caldwell represented the buyer. The seller was not disclosed. In Tomball, Tom Peloski purchased a 7,500-square-foot property, located at 407 S. Persimmon St., from Amvox Equipment Co. Caldwell’s Dylan Schopper represented the seller and Scott Heard, also of Caldwell, represented the buyer. The acquisition prices in both transactions were not disclosed.

SEATTLE — Panattoni Development Co. has leased 108,000 square feet of office/warehouse space to Goodwill Industries of Seattle. Located at 2208 W. Casino Rd. within Casino Park Corporate Park, the single-level building features 30-foot clear ceiling heights, an ESFR sprinkler system and 1.2 stalls per 1,000-square-foot parking capacity. The tenant plans to use the property for its wholesale outlet and warehousing operations. John Zunick of Cascade Commercial Properties represented the tenant; Al Hodge and Steve Henderson of the Broderick Group represented the landord. Additional terms of the 15-year lease deal were not disclosed.

BELOIT, WIS. — Coldwell Banker Commercial (CBC) McGuire Mears & Associates has brokered the sale of an approximately 6,500-square-foot industrial property, located at 1611 and 1621 Gale Dr. in Beloit. CBC’s Barry Badertscher represented the seller, locally based Beloit Sign/Design Inc.; Dave McGrath of McGrath Realty represented the buyer, Jakin Enterprises. Terms of the deal were not released.

KANSAS CITY, MO. — Advanced Logistics & Fulfillment (ALF) has expanded its lease at SubTropolis, a subterranean industrial park located in Kansas City. ALF will increase its footprint at the park from 89,440 square feet to 129,575 square feet. Terms of the lease were not disclosed. SubTropolis totals approximately 5 million square feet and is the world’s largest underground business complex. It is owned by locally based Hunt Midwest.

ELGIN AND BENSENVILLE, ILL. — Lee & Associates of Illinois has brokered a lease renewal for 25,702 square feet of warehouse space at 1370 Gateway Dr. in Elgin. The tenant is ADMO. Steve Bass of Lee and Jason Talanian of Lowenbaum REP represented the landlord, Knebl Real Estate. In addition, Chris Nelson, also of Lee, represented Helix USA in the renewal of 25,703 square feet of warehouse space at 1161 Ellis St. in Bensenville. Kevin Segerson of CB Richard Ellis represented the landlord, Invesco Real Estate. Terms of both leases were undisclosed.
