The communication technology manufacturer will occupy space within DFW Trade Center, which is located at 4051 N. State Highway 121, for approximately 10.5 years. Trey Fricke and Reid Bassinger of the Dallas/Fort Worth office of Lee & Associates represented the tenant. DALLAS, TEXAS — Dallas-based TIG Real Estate Services has brokered a lease for 33,717 square feet of warehouse space at 11011 Regency Crest in Dallas. The space will be occupied by Star AC Supply, which was represented in lease negotiations by TIG's Ryan Wolcott. Michael Grant, also of TIG, represented the landlord, RREEF.
PHOENIX — CB Richard Ellis (CBRE) has negotiated the $3.88 million sale of a 77,778-square-foot single-tenant warehouse located at 824 E. University Dr. in Phoenix. CBRE’s Joe Porter, Pat Feeney, Dan Calihan and Rusty Kennedy represented the seller, RGR Development Corp., in the transaction. Represented by Bill Hudson of Ross Property Advisers and Sperry Van Ness’ Adam Lopez, the buyer, Majik Ventures LLC, plans to relocate to the new building in August.
FLORENCE, S.C. — Monster.com, the global online career and recruitment resource, has opened a 75,000-square-foot customer service facility in Florence. Developed by Columbia, S.C.-based Red Rock Developments, the facility is located at 2701 Alex Lee Blvd. The company currently employs 150 full-time workers in the building, with room to grow staff over time.
EDGEWOOD, N.Y. — Island Technology has acquired a 35,000-square-foot industrial building in Edgewood for $3.12 million. The facility is located within Heartland Business Park at 131 Heartland Blvd. It features 20-foot clear ceiling heights, three loading docks and one drive-in door. Island Technology, which recently launched a solar power subsidiary, plans to install one of its solar energy systems in the building for demonstration to clients. The company is relocating from a 10,000-square-foot leased facility in Ronkonkoma, N.Y. Richard Cohen of Hauppauge, N.Y.-based Ashlind Properties represented Island Technology in the purchase. The undisclosed seller was represented by Jeff Schwartzberg and Chris Costa of Sutton & Edwards, and Ron Lazar and Phil Shwom of Schacker Real Estate.
FALMOUTH AND FAIRHAVEN, MASS. — Boston-based Fantini & Gorga has arranged $6.28 million for the acquisition of a self-storage portfolio located in Massachusetts. The properties include a 749-unit self-storage facility located on Teaticket Highway in Falmouth and a 337-unit property located on Lambeth Park Road in Fairhaven. The borrower is Storage Opportunities Partners and the lender is a Massachusetts-based community bank. Terms of the loan were not released.
HOUSTON — KDC has leased a total of 40,600 square feet of industrial space at Ellington Trade Center, the company's 50-acre, 513,000-square-foot industrial park located at 12554 Highway 3 in Houston. Goodman Distribution Inc. signed a lease for 25,300 square feet and the Houston Chronicle signed a lease for 15,300 square feet. John Ferruzzo, Griff Bandy and Jon Michael of NAI Houston represented KDC in lease negotiations. Valerie Palmquist of Transwestern represented the Houston Chronicle, and Shirley Laymance of Mohr Partners represented Goodman Distribution. Terms of the leases were not disclosed.

In Grand Prairie, APT Transportation signed a lease for 20,007 square feet of warehouse/distribution space at 1336 W. North Carrier Parkway. Bradford's Jason Miller and Brian Pafford represented the tenant. The landlord was Hesco Southwest Inc. In DeSoto, Optimum Packaging signed a lease for 10,000 square feet of light industrial space within Falcon Centre at 1701 Falcon Drive. Pafford, along with Bradford's Michael Spain, represented the landlord, Owens Brothers Enterprises. VIP Realty represented the tenant. Terms of both leases were not disclosed.

Jefferson Ave. in Anaheim. DAUM’s Chris Migliori represented the buyer in the transaction, and Voit Commercial represented the seller.

The building is situated on 1.45 acres at 244 Bodwell St. It was constructed in 1976 and features on-grade loading.
