The company will operate as Kusha, the leading distributor of Basmati Rice and Jasmine Rice. Lakeview Business Park is a 157-acre development of Trammell Crow Co. and Crow Holdings Realty Partners IV, LP located near the Sam Houston Parkway, U.S. Highway 90-A and the Fort Bend Parkway.

CITY OF INDUSTRY, CALIF. — Lee & Associates has negotiated the $5.66 million sale of a 53,918-square-foot industrial property, located at 19907 E. Walnut Dr. South in City of Industry. Built in 2000, the property offers freeway frontage and six dock-high doors with a 24-foot ceiling clearance. Lee & Associates’ Marc DiGennaro represented the buyer, Zoe LW Enterprises LLC, in the transaction, and the brokerage firm’s Jeff Bethel represented the Walnut, Calif.-based real estate investment seller, Catesgarb Holdings.
CARROLLTON – A 67,245-square-foot industrial building has sold at 1711 Briercroft Ct. in Carrollton for an undisclosed amount. Nathan Denton of Lee & Associates represented the seller, CW Capital, and Mark Hull of Lee & Associates represented the buyer, Walter Floyd.
CHICAGO — SkinnyCorp LLC, the parent company of Threadless, has signed a lease for a 45,000-square-foot warehouse property in Chicago. SkinnyCorp plans to use the property for executive offices and distribution of apparel for Threadless, an Internet-based seller of custom-designed t-shirts. Daniel McCarthy of Jones Lang LaSalle represented the tenant; Wayne Shulman and Tim Thompson of HSA Commercial Real Estate represented the landlord, Chicago-based JRG Capital Partners, in the transaction. Details of the long-term lease were not released.
GOODYEAR, ARIZ. — CB Richard Ellis (CBRE) has negotiated the sale of a 440,168-square-foot distribution building, located at 4295 S. Cotton Lane in Goodyear, to Sub-Zero. The Madison, Wisc.-based manufacturer of luxury refrigerators, freezers and wine storage units will spend more than $68 million on the acquisition, building improvements and the purchase of new equipment at the cross-dock facility at Palm Valley 303. Included in the building sale is an option on an adjacent 30-acre parcel. CBRE’s Joe Porter, Pat Feeney, Dan Calihan and Rusty Kennedy represented the seller, Sunbelt Holdings of Scottsdale, in the transaction, and Cassidy Turley BRE’s John Pompay and Tony Lydon represented Sub-Zero, which will benefit from the Foreign Trade Zone status granted to Palm Valley 303 in fourth quarter 2010. The Goodyear facility will produce two products previously built in Wisconsin.
MACON, GA. — North Coast Logistics has leased 77,000 square feet of industrial space at I-16/Ocmuglee East Industrial Park in Macon. The 100,000-square-foot park is a joint venture between Rooker and Macon-Bibb County Industrial Development Authority. Situated on 10 acres, the facility offers 28-foot clear ceiling heights and an ESFR sprinkler system. Todd Barton and Greg Haynes of CB Richard Ellis represented the tenant; Bilijack Bell of Wilson, Hull & Neal represented the landlord, Rooker, in the transaction. Terms of the lease were not disclosed.
HOBART, IND. — Foremost Groups has signed a lease for 50,000 square feet of industrial space at 6221 NorthWind Parkway in Hobart. Foremost is a manufacturer and distributor of bathroom and kitchen fixtures. John Jurisa of Partners Real Estate represented the tenant; George Cibula, Richard Daly and Chris Gary represented the landlord, Becknell Development, in the transaction. Terms of the lease were not released.
BALDWINSVILLE, N.Y. — Philadelphia-based Binswanger has brokered the sale of the former Syroco warehouse located in Baldwinsville. The building is situated on 63 acres at 7474 State Fair Blvd. It contains 269,178 square feet of space and has been vacant since Syroco ceased operations in 2007. Tessy Plastics Corp. acquired the building for $3.15 million and plans to occupy it. James Panczykowski of Binswanger was the sole broker in the deal. Binswanger is also marketing the adjacent 217,280-square-foot factory that was also occupied by Syroco.
HOUSTON — The Houston office of Holliday Fenoglio Fowler (HFF) has closed the sale of a 14-property self-storage portfolio located in Texas, California, Florida, Hawaii, Louisiana, New Jersey, New York and Pennsylvania. Aaron Swerdlin and Doug McCarron of HFF represented the unlisted seller. Public Storage purchased four properties in California and one in Hawaii totaling 3,528 units. Meanwhile, Metro Self Storage bought the remaining nine properties totaling 5,395 units.
SAN ANTONIO — Dallas-based Glazer's Distributors, a distributor of wine and spirits, plans to invest $26 million to build a marketing and distribution center near Port San Antonio through a 10-year, 100 percent tax abatement approved by San Antonio's city council. The 250,000-square-foot facility will sit on a 35-acre site at SH 151 and South Callaghan Road that the city of San Antonio sold for $1.5 million. Con-way Freight, a logistics company, also plans to expand by the end of 2015 through an $8.5 million expansion and relocation to the Cornerstone Business Park at 1511 Cornerway Blvd. in San Antonio. The city council is considering approving a 6-year, 35 percent abatement and economic development grant with a combined value of $178,400.
