WHIPPANY, N.J. — Hartz Mountain Industries has signed a 100,000+ square-foot lease with the Breeze-Eastern Corp., a publicly traded designer of lifting devices for military and civilian aircraft. As part of the long-term lease agreement, the company will move its corporate offices and manufacturing facility to 35 Melanie Lane in Whippany. The move to the Whippany facility is expected to be complete by third quarter 2010. Breeze-Eastern will spend approximately $5 million to build out its new offices.

WASHINGTON TOWNSHIP, N.J. — Matrix Development Group has signed a lease with Scholastic Book Fairs at Northeast Business Park in Washington Township. Scholastic will occupy 89,625 square feet of warehouse space and 6,175 square feet of office space at 14 Applegate Drive, a 241,662-square-foot industrial building within Northeast Business Park. The facility offers 26-foot clear height, plentiful door positions and trailer parking and an Early Suppression Fast Response (ESFR) fire suppression system. It also features easy access to Exit 7A interchange of the New Jersey Turnpike and Interstate 195. Other tenants within the park include W.W. Grainger, Lifetime Brands Inc., Sleepy's and several regional operators. The park is contiguous to Matrix Business Park at Exit 7A, a 480-acre industrial park that includes such tenants as Mercedes Benz of America and McCaster Carr Co.
AUSTIN, TEXAS — McShane Development Co. has completed Tuscany Technology Center 4, a 54,865-square-foot industrial flex facility located in Austin. The speculative building is divisible from 5,500 square feet and can accommodate one or multiple tenants. It features 24-foot clear ceiling heights, 40-foot by 40-foot typical bay spacing, four exterior truck docks, two drive-in doors, expandable 1,000-AMP electrical service and ESFR sprinkler systems. It is situated at the intersection of U.S. Highway 290 and Tuscany Way within the Tuscany Center at Walnut Creek Business Park, an office/ industrial park developed by McShane. The project was completed by the design/build team of Cadence McShane Construction Co. and TAG International. Bart Matheney, Robert Shore and Chad Barrett of AQUILA Commercial will oversee leasing of the property. McShane also has another adjacent parcel, known as Tuscany Technology Center 3, which can accommodate a 65,184-square-foot property.
OXNARD, CALIF. — Woolf Enterprises has purchased a 39,082-square-foot produce processing facility in Oxnard. Located at 650 Buena Vista Ave., the property sold for $2.65 million. The seller was West Coast Pre-Cooling Oxnard LLC. Stuart Scott of DAUM Commercial Real Estate Services’ Ventura, Calif., office represented both parties in the transaction.
SAN DIEGO, CALIF. — S&J Property Holdings LLC has completed the disposition of a 12,050-square-foot industrial facility, which is located within Carroll Mesa Industrial Park at 9235 Brown Deer Park in San Diego’s Sorrento Mesa area. ZJR LLC purchased the single-story, freestanding office/warehouse building for $2.2 million. The building is currently occupied by ZJR LLC, dba One Source Distributing. Dean Asaro of CB Richard Ellis represented the seller; Jed Stirnkorb, also of CB Richard Ellis, represented the buyer in the transaction.
MIAMI GARDENS, FLA. — Brooklyn, N.Y.-based MarJam Supply Co. has signed a 10-year lease with Boston-based TA Associates valued at $4 million. MarJam will occupy a 65,518-square-foot warehouse, located at 475 N.E. 185th St. in Miami Gardens. This is the company’s first location in Florida, and the firm will hire 20 employees to staff the space. Harry E. Wardell, Steven J. Medwin and Nick Wigoda of Lincoln Property Co.’s Miami office represented the tenant. Brian Smith, Wayne Ramoski and Audley Bosch of Cushman & Wakefield’s Miami office represented TA Associates.
VERNON HILLS, ILL. — Lincolnshire, Ill.-based Van Vlissingen & Co. has broken ground for a build-to-suit expansion within The Corporate Woods – Vernon Hills, located in Vernon Hills. Construction will consist of a 129,000-square-foot expansion to a distribution and manufacturing facility currently occupied by ZF Services North America, bringing its total space occupied to 289,000 square feet. ZF Services will be consolidating its Sheffield, Ohio, operations into the Vernon Hills facility. Ringwood, Ill.-based Gillespie Design Group is serving as project architect, and a joint venture between Arlington Heights, Ill.-based Build Corps and Libertyville, Ill.-based Ziccarelli Brothers is serving as general contractor. The completion date is not yet set.
LAKE VILLA, ILL. — Bannockburn, Ill.-based Principle Construction Corp. has broken ground for the construction of a new flex facility, located in Lake Villa. The project will consist of a 21,044-square-foot facility situated on 1.2 acres. It will contain 16,086 square feet of manufacturing and warehouse space, 3,959 square feet of office space and a 999-square-foot mezzanine. The building will feature two exterior docks, one drive-in door and 35 parking stalls. The facility is being built for ID Label Inc. The project is being built adjacent to the company’s current facility, located at 461 Park Ave. Design services are being provided by Partners in Design Architects. The construction timetable was not released.
BATAVIA, OHIO — Sidney, Ohio-based Industrial Property Brokers (IPB) has arranged the lease of 22,000 square feet of industrial space, located in Troy. The space will be occupied by The Monsanto Company, and will house the company’s seed laboratory and farm equipment. The facility had previously been occupied by Multi-Color Corp., which recently consolidated its operations into a new facility, also in Batavia. IPB’s Tim Echemann negotiated the transaction with the assistance of Grubb & Ellis. Terms of the lease were not disclosed.
HUMBLE, TEXAS — The Houston office of Cadence McShane Construction Co. has completed a new build-to-suit distribution center for DHL Global Forwarding. Known as AMB IAH Logistics Center II, the facility is located at 19120 Kenswick Dr. within the Houston Intercontinental Trade Center in Humble. The project consists of a 185,820-square-foot distribution center situated on 21 acres It features 32-foot clear ceiling heights, 45 exterior docks, three drive-in doors, a two-story office component and a 30,000-square-foot mezzanine. The center also will provide direct access to a future international air cargo terminal that has been master-planned for George Bush Intercontinental Airport. AMB IAH Logistics Center II was developed by AMB Property Corp. and designed by Seeberger + Associates.
