MELROSE PARK, ILL. — Darwin Realty & Development Corp. has negotiated two industrial leases in the village of Melrose Park just west of downtown Chicago. At 150 N. 25th Ave., Daniel Fanelli and George Cibula of Darwin represented the lessor in leasing 76,790 square feet of space to Smart Box Inc. The tenant, which will utilize the space for the warehousing and distribution of paper goods and related products, was represented by Matt Baumann of Special Assets Realty. The building features 24-foot clear ceiling heights and exterior docks. Fanelli, Cibula and Anthony Leeds of Darwin have represented the lessor in a lease of 40,388 square feet of warehouse and distribution space at 2680 W. Lake St. in Melrose Park. John Suerth and Jason Lev of CB Richard Ellis represented the tenant, Spirit Distribution.
RIVERVIEW, MICH. — Southfield, Mich.-based Lee & Associates of Michigan has brokered the sale of a 9,260-square-foot industrial property, located at 11881 Longsdorf St. in Riverview. The property was purchased by DNA Holdings from A Properties & Investments. Jim Roberts, Scott Lyons, Christian Hill of Lee & Associates represented both parties in the transaction. The acquisition price was undisclosed.
DELMAR, MD. — Kraus Development, a subsidiary of Baltimore-based Leonard Kraus Co., has purchased a Delmar warehouse from an undisclosed seller for an undisclosed price. The property, located at 503 S. Maryland Ave., can be broken up into units ranging from 6,375 square feet to 50,000 square feet. This gives the space a variety of loading configurations, office spaces and ceiling heights. John McClellan of Salisbury, Md.-based Sperry Van Ness – Miller Commercial Real Estate brokered the sale.
FORT WORTH, TEXAS — SERVPRO of Lake Arlington has acquired a 24,272-square-foot office/warehouse flex building, located at 4809 Century Dr. in Fort Worth. The company plans to relocate its headquarters to the new, larger facility. Jim Hazard and Todd Hawpe of Henry S. Miller Brokerage represented SERVPRO of Lake Arlington in the transaction. The seller, Conti Partners, was represented by J. Searcy and Chris Stewart of Coldwell Banker Commercial | Searcy Vasseur Group. SERVPRO of Lake Arlington is an independently owned and operated franchise of SERVPRO Industries, which provides cleaning and restoration services.
ORLANDO, FLA. — LG Electronics, USA, has signed a lease with TR Crownpointe Corp. for 96,000 square feet of space in an Orlando warehouse. The property is located at 7469 Kingspointe Parkway. Tom McFadden and William Bradford of locally based Southern Commercial Real Estate Advisors represented the landlord, and Susan Ruby of Jones Lang LaSalle’s Orlando office represented LG Electronics.

WEST ALLIS, WIS. — Brookfield, Wis.-based Grubb & Ellis | Apex Commercial has negotiated the leasing of 42,400 square feet of industrial space, located at 16800 W. Ryerson Rd. in West Allis. The space will be occupied by Tire Centers. The landlord is CenterPoint Properties. Jeff Horn of Grubb & Ellis arranged the transaction.
IRVING, TEXAS — Arlington, Texas-based Bob Moore Construction has completed two speculative distribution centers located in International Commerce Park at DFW Airport in Irving. Twinrose Regent I is a 256,000-square-foot, cross-docked warehouse that is located at 2611 Regent Blvd. It features 30-foot clear ceiling heights, 56 dock doors, 267 car parking spaces, 27 trailer parking spaces and is divisible to 40,000 square feet. Twinrose Regent II is a 60,000-square-foot facility that is located at 2555 Regent Blvd. Both buildings include two-story glass entries for office or reception areas, 50-foot by 50-foot column spacing and a 140-foot truck court. They were developed by Dallas-based Twinrose Development. Twinrose Regent II has already been leased to a single tenant, and Twinrose Regent I currently has 210,000 square feet available for lease.
SAN DIEGO — Stronghold Canyon Development LLC has acquired a 24,319-square-foot industrial/flex building in San Diego’s Scripps Ranch area. Located at 9885 Carroll Canyon Rd., the property, which features 5,000 square feet of office space, sold for $3.8 million. Jonathan Ferrini of Lee & Associates represented the buyer; Bill Dolan and Chris Pascale of CB Richard Ellis represented the seller, S.D. Canyon Road LLC, in the transaction.
