CHELMSFORD, MASS. — Klemmer Associates has completed the $2.2 million sale of a 51,709-square-foot building in Chelmsford. Klemmer represented the seller, Whitewater Realty Trust in the sale. The facility, which is situated on 4.2 acres at 275 Billerica Rd., was purchased by Shaimas, LLC. O'Brien Commercial Real Estate represented the buyer in the transaction.

CHATTANOOGA, TENN. — Graycor Construction Co. will break ground on $63 million worth of buildings for Volkswagen’s new $1 billion Chattanooga facility at the end of April. Graycor will build the assembly and body shops, the technical center and a social area for Volkswagen. More than 60 percent of the job will be sourced to local contractors, and 11 percent will be sourced to minority-owned suppliers.

ELWOOD, ILL. ¬— Morgan/Harbour Construction Co. has completed the fast-track construction of a 500,000-square-foot Midwest headquarters and distribution facility for Grand Rapids, Mich.-based BISSEL Homecare Inc. The build-to-suit warehouse is located on 35.89 acres at Route 53 and Walter Strawn Road within the CenterPoint Intermodal Center in Elwood. The building is expandable up to an additional 250,000 square feet, and features 32-foot clear ceiling heights, 120 cross docks and four drive-in doors. BISSEL is relocating to its new facility from Joliet, Ill. Morgan/Harbour was selected to build the project by CenterPoint Intermodal Center developer CenterPoint Properties.

CHICAGO — Albert Schulman of Paine/Wetzel • ONCOR International has brokered three industrial transactions in Chicago. At 1300 Exchange Ave., Schulman has negotiated the sale of a 95,000-square-foot building. Amenities include an enterprise zone, an empowerment zone and TIF district. An investment company that owned the property for more than 40 years sold it to 1300 Exchange Trust. Schulman also represented Sign-O-Rama in its acquisition of a 3,000-square-foot building located at 4443-4445 W. Oakton St. in Skokie, Ill. The facility was formerly occupied by Sherwin Williams. The seller, an out-of-town investors, was represented by Ross Goldstein of Hallmark Johnson Realty. Along with Paine/Wetzel’s Michael Nelson, Schulman has negotiated an 8,448-square-foot lease at 1454 W. Willow St. in Chicago on behalf of the landlord, Elston Industrial Lofts. The space has been leased by Orion’s Mind LLC, which negotiated the lease in-house, will use the space within the newly remodeled building as its new corporate office.

EASTON, PA. — Denver-based ProLogis has leased 420,000 square feet of distribution space within ProLogis Park 33, located in Easton, to B Foods Inc. The dry-food manufacturer and distributor will be consolidating logistics operations from two of its existing facilities into the new location. ProLogis Park 33 is a two-building distribution park that contains 1.8 million square feet of space. The largest tenant at the park is BMW, which occupies 870,000 square feet of Building II, a facility that was built-to-suit in December 2008. Terms of B Foods’ lease were not disclosed.

OLIVE BRANCH, MISS. — Cardinal Health has signed a 211,000-square-foot industrial lease with ProLogis for space in the 980,464-square-foot ProLogis Park DeSoto for an undisclosed price. The property is located at the intersection of Highways 305 and 78 in Olive Branch. Cardinal will distribute medical and surgical products to clients in Northern Mississippi, Western Tennessee and Arkansas from the property. The park, which also houses the tenants GE Energy and Menlo Worldwide Logistics, is 82 percent leased.

ROMEOVILLE, ILL. — Chicago-based Paine/Wetzel • ONCOR International has arranged a 107,068-square-foot industrial lease in Romeoville. Logistics company Exel Inc. leased the space, which is located within a 471,500-square-foot building located at 1165 Crossroads Pkwy. The property features 30-foot clear ceiling heights, 12 loading docks and ESFR sprinkler systems. Paine/Wetzel’s Gerald Sullivan, John Stump and Phill Reiff represented the landlord, USC Solutions. Jeanne Rogers of Arthur J. Rogers & Co. represented the tenant. Terms of the lease were not disclosed.

O’FALLON, MO. — St. Louis-based NAI DESCO has brokered two industrial leases in O’Fallon. In the first transaction, the firm represented the landlord, LK Drive, in the leasing of a 77,000-square-foot building at 3801 Lloyd King Dr. The building was leased to aerospace and defense supplier Hendon Products, which will take occupancy this summer. Additionally, NAI DESCO represented the tenant, King Innovation, in leasing a 39,000-square-foot industrial building located at 42 N. Central Dr. The landlord was Frederick T. Dyer Trust. NAI DESCO’s David Gannon and David Branning negotiated both of the transactions.

ELMHURST, ILL. — Daniel Fanelli of Darwin Realty & Development Corp. has negotiated the acquisition of a 12,000-square-foot industrial building on behalf of Chicago Metro Fire Protection. The facility is located at 820 N. Addison St. in Elmhurst. Chicago Metro Fire Protection has leased the building for the past 15 years and exercised its option to buy in purchasing the property. Dan Curtis of Robert A. Schmitz & Co. represented the undisclosed seller.

HOUSTON — Cadence McShane Construction Co. has completed the Carson Portwall Distribution Center on behalf of the developer, The Carson Companies. Located on a 21-acre site in Houston, the two-building project spans 401,338 square feet. Building II, a 162,178-square-foot facility at 221 Portwall St., offers 37 dock high doors and one ground-level ramp. The 239,210-square-foot Building III, which is located at 225 Portwall St., features 54 dock high doors and one ground-level ramp. Both facilities have 30-foot clear heights, ESFR sprinkler systems and secure 180-foot truck courts. The buildings also offer 317 parking spaces.
