ELMWOOD PARK, N.J. — NAI James E. Hanson has arranged the sale of a 16,000-square-foot industrial building located at 20 Bushes Lane in Elmwood Park. The freestanding, single-story facility includes 18-foot clear ceiling heights, two loading docks and more than 30 parking spaces. The buyer, R.N. Foster Associates, was represented by NAI’s Joshua Levering, Robert Borny and Gregory Reid. The buyer plans to complete a full interior renovation of the building and take occupancy this summer. The seller, Interstate Realty, was represented by Scott Deutchman of Hasbrouck Heights, N.J.-based SBWE Inc. The acquisition price was not disclosed.

SAN ANTONIO — A joint venture between Chicago-based First Industrial Realty Trust and San Antonio-based 4M Properties has completed a $120 million Rail Intermodal Terminal for the Union Pacific Railroad in San Antonio. The facility is located on Interstate 35 and has access to the Union Pacific’s East-West and North-South lines. It is capable of handling up to 250,000 container lifts annually. Future plans call for the construction of a business park adjacent to the terminal.

UPLAND, CALIF. — Newport Beach, Calif.-based Master Development Corp. has leased a 20,548-square-foot industrial building to University Consortium of Claremont, Calif. The property is located at 2038 W. Eleventh St. in the Upland Technology Center in Upland. Nicholas Chang and Richard Lee of NAI Capital’s Ontario, Calif., office represented the landlord in the transaction; Nick Quackenbos of Quackenbos-Bell Commercial Real Estate represented the tenant. Further details of the lease were not disclosed.

SUNRISE, FLA. — Orlando, Fla.-based Tilt-Con Corp. has broken ground on Coconut Creek, Fla.-based Butters Construction & Development’s 65,232-square-foot Chauvet Lighting warehouse. The property is located at 5200 N.W. 105th Ave. in Sunrise. Delivery of the property, which was designed by Fort Lauderdale, Fla.-based Greco Design & Construction, is scheduled for July.

COMMERCE, CALIF. — Karol Western Corp. has purchased a 19,404-square-foot industrial property, which is located at 2639 Garfield in Commerce. Steve Kalpakoff, a furniture dealer and manufacturer, sold the property for $2.2 million. David Jo of Coldwell Banker represented the buyer; Cameron Driscoll, Luke McDaniel, Dan Berkenfield and Jack Askelson of Voit Commercial Brokerage’s Anaheim, Calif., office represented the seller in the transaction.

MEMPHIS, TENN. — UT Medical Group has signed an 80,000-square-foot lease for space in an office building located at 1407 Union Ave. in Memphis. Further details of the 10-year lease were not released. NEWPORT, MICH. — Grand Rapids, Mich.-based retailer Meijer has begun an approximately 250,000-square-foot expansion of its distribution center located in Newport. The $27 million project will bring the size of the facility to approximately 1.2 million square feet. Meijer’s Newport distribution center ships meat, produce, and dry and frozen foods to more than 45 Meijer locations. The construction timetable was not released. Meijer also operates distribution facilities in Grand Rapids and Lansing, Mich.; Tipp City, Ohio; and Middlebury, Ind.
