TAUNTON AND WOOSTER, MASS. — Salt Lake City-based SilverLeaf Financial has purchased two commercial loans with a value of $3 million. The first loan totals $2.3 million and is secured by a 452,000-square-foot office and industrial flex building situated on approximately 40 acres in Taunton. The second loan totals $700,000 and is secured by an approximately 40,000-square-foot flex property located in Wooster. Details of the transactions were not disclosed.

ARLINGTON, TEXAS — Henry S. Miller Brokerage (HSMB) has negotiated the sale of a 20,000-square-foot flex building located in Arlington. Situated at 610 Magic Mile, the Class B property contains 10,000 square feet of warehouse space and 10,000 square feet of office and production space. Jim Hazard and Brett Heinen of HSMB represented the seller, New York-based Blumberg Excelsior. The buyer was North Richland Hills, Texas-based Pharmacy Concepts. The purchase price was not released.
HOUSTON — NAI Houston has arranged two leases in Houston. In the first transaction, First Call Field Service signed a lease for a 20,000-square-foot industrial building located within Northwest Green Business Park at 5123 Hiltonview Rd. The tenant was represented by Travis Land of NAI Houston. John Ferruzzo, also of NAI, represented the landlord, Capital Commercial Investments. In the second transaction, Dynamic Offshore Resources subleased 49,314 square feet of office space at 1301 McKinney St. from StatoilHydro. Josh Cheatham and Dan Boyles of NAI Houston represented the subtenant. Joe Peddie and Kevin Snodgrass of Cushman & Wakefield represented the sublessor.
CYPRESS, CALIF. — Secaucus, N.J.-based Empire Warehouse & Distribution has signed a 5-year lease for 235,000 square feet of industrial space at 6550 Katella Ave. in Cypress. The company plans to occupy the facility in October. The lease is valued at more than $6 million. David Bales and Don Smith of Lee & Associates represented the tenant; Cushman & Wakefield represented the landlord, Colony Partners, in the transaction.
FONTANA, CALIF. — Recall Information Systems has leased 169,732-square-foot industrial building, which is located at 7875 Hemlock Ave. in Fontana, for $5.65 million. The lease was valued at $5.65 million. Greg Lance of Equis represented the tenant; Mark Zorn and Tal Siglar of DAUM Commercial Real Estate Services represented the landlord, Newport Beach, Calif.-based Alere Property Group, in the transaction.
BESSEMER, ALA. — Target Container Co. has signed a lease renewal with an undisclosed landlord for 80,500 square feet of warehouse space in the Perimeter Industrial Park. The property, which is located at 4978 Perimeter Way in Bessemer, has housed Target for 15 years. Sonny Culp of Birmingham, Ala.-based Graham & Co. represented the tenant in the lease. Birmingham-based EGS Commercial Real Estate’s Brad Moffat represented the landlord.
FOND DU LAC AND FRANKLIN, WIS. — On behalf of Welsh Real Estate Fund IV WelshInvest, an affiliate of Twin Cities, Minn.-based Welsh Cos., has completed two acquisitions totaling $12.3 million in Wisconsin. The company has purchased Fond du Lac III, a 234,000-square-foot office/warehouse property in Fond du Lac, for $5.1 million. Additionally, the company acquired Franklin Park Industrial Center II, a 155,320-square-foot industrial property located in Franklin, for $7.2 million.
HOUSTON — Houston-based Arch-Con Construction has broken ground for a new 96,360-square-foot warehouse located in Houston. Situated on West Sam Houston Parkway North, the concrete tiltwall building is being developed for G.E.T. It will consist of 84,460 square feet of warehouse space and 11,900 square feet of office space. Completion is scheduled for the first quarter of 2010.
FULLERTON, CALIF. — BJW Properties has acquired 1451 S. Manhattan, a 22,400-square-foot industrial building in Fullerton, for $3.8 million. Dan Powers of CB Richard Ellis represented the buyer; Jim McFadden and Bob Crenshaw of Grubb & Ellis represented the seller, CP Trust, in the transaction.
DORAL, FLA. — Nippon Express USA has signed a 171,000-square-foot lease renewal with an entity controlled by Seagis Property Group for space in a Doral warehouse. The property, which is Nippon’s Latin American distribution center, is located at 2900 N.W. 112th Ave. Steven J. Medwin, Harry Wardell and Nick Wigoda of Lincoln Property Co.’s Miami office represented the tenant. The landlord represented itself in the lease.
