VERNON, CONN. — Colliers Dow & Condon has brokered the sale of a 37,500-square-foot industrial building located in Vernon. The buyer, aerospace parts manufacturer Soldream Inc., plans to relocate to the building, situated on 5.23 acres at 129 Reservoir Road, from its previous location in Tolland, Conn. The seller was San Clemente, Calif.-based ICU Medical Sales. Richard Abo of Colliers was the sole broker in the transaction. The acquisition price was not disclosed.

SAN BERNARDINO, CALIF. — CB Richard Ellis has completed Hillwood Investment Properties’ 5-year, 415,825-square-foot industrial lease to Royal Appliance Manufacturing Co., which plans to relocate to the new location at 925 9th St. in San Bernardino upon completion of tenant improvements at the beginning of May. CBRE’s Frank Geraci, Walt Chenoweth, Juan Gutierrez and Patrick Wood represented the landlord in the transaction.

GLASTONBURY, CONN. — An undisclosed owner/user has acquired a 7,500-square-foot flex industrial property located in Glastonbury for $750,000. The building is situated on 3.8 acres at 130 National Drive. John Carfasso of Colliers Dow & Condon represented the seller, 130 National Drive LLC. Don Goodwin of Murray Real Estate represented the buyer.

SAN DIEGO — Bixby Land Co. has acquired a 50,000-square-foot research and development facility, located at 6325 Lusk Blvd. in the Sorrento Valley submarket of San Diego, for $9.2 million. Constructed in 1991, the single-tenant R&D building is occupied by Quantum Designs. Voit Commercial Brokerage’s Harry Stone represented both Bixby, an Orange County, Calif.-based private REIT, and the seller, LBA Realty, in the transaction.

COLONIE, N.Y. — Albany, N.Y.-based NAI Platform has brokered a 10-year renewal for 37,981 square feet of flex space on behalf of G-Tech Corp. The gaming technology company is currently located at 5 Selina Drive in Colonie. NAI's Cory Tyksinski, Jim Harder and Daniel Stone represented the tenant in lease negotiations. The landlord, Latham, N.Y.-based The Beltrone Group, was represented in-house by Joseph Caranfa.

GRAND PRAIRIE, TEXAS — Elyria, Ohio-based Invacare Corp. has renewed and expanded its lease at 1825 Westpark Drive in Grand Prairie. The medical equipment supplier will now occupy the entire 87,508-square-foot building for a 13-year term. The lease also includes interior upgrades to the tenant's existing office and warehouse space as well as its 43,754-square-foot expansion. Kevin Santaularia and Michael Spain of Dallas-based Bradford Commercial Real Estate Services represented the tenant. Canon Shoults of Dallas-based Holt Lunsford Commercial represented the landlord, The Realty Associations Fund VIII LP.

MACON, GA. — Keystone Automotive has signed a lease with Rooker for 22,000 square feet in the 100,000-square-foot I-16/Ocmulgee East Industrial Park in Macon. The property is a joint venture between Rooker and the Macon-Bibb County Industrial Development Authority. Features include 28-foot ceilings and ESFR sprinklers. North Las Vegas — In a joint venture with Buchanan Street Partners, CIP Real Estate has leased a Class A industrial building to Cox Communications Las Vegas Inc. The long-term, approximately $5.5 million lease is for the 84,397-square-foot building located within Hughes Cheyenne Center at 985 Trade Drive in North Las Vegas. Voit Real Estate Services’ Kevin Higgins represented the landlord in the transaction, and CB Richard Ellis’ Jeremy Green represented Cox Communications.

SUNNYVALE, CALIF. — Accuray recently signed a 113,616-square-foot lease for two R&D buildings located within LaSalle’s Caribbean Corporate Center at 1310 and 1320 Chesapeake Terrace in Sunnyvale. GVA Kidder Mathews’ Dave Vanoncini and Jim Maggi represented the medical device company in its negotiations with the landlord. The deal was structured to allow Accuray to remain in its current space while a new building is built to the company’s specifications with a second-floor pedestrian bridge connecting the two.

O’FALLON, MO. — O’Fallon Castings has acquired a 115,200-square-foot warehouse/distribution building, which is located at 601 Cannonball Lane in O’Fallon. The property sold for $3.48 million or $30.25 per square foot. Geoffrey Orf and J. Patrick Reilly with Gateway Commercial|Cushman & Wakefield Alliance represented the seller, First Industrial Realty Trust, in the transaction.
