CARROLLTON, TEXAS — Grubb & Ellis has arranged the renewal of a lease for 143,000 square feet of manufacturing and distribution space at Valwood Business Park in Carrollton. The tenant is 4Front Engineered Solutions, which signed a long-term lease for the space at 1612 Hutton Drive. Blake Anderson and Blake Matthews of Grubb & Ellis provided tenant representation in the deal. Jim Brice of Holt Lunsford Commercial represented the landlord, Principal Real Estate Investors.

HAMPTON, VA. — Crate Services has subleased 150,500 square feet in a Hampton warehouse from Gateway. Located at 500 W. Park Lane, the property will serve as a distribution center for Crate's operations, which are based in Atlanta. Stephanie Sanker of S.L. Nusbaum Realty Co. represented Crate in the transaction. Clay Culbreth of Thalhimer represented the sublandlord.

PITTSBURGH — Groundbreaking has occurred for a 25,120-square-foot speculative flex project located in Pittsburgh. The project will be situated at 6104 Grand Ave. on Neville Island. It will feature 15,700 square feet of warehouse space with 14-foot clear ceiling heights and drive-in doors, as well as 9,420 square feet of office space. Completion is slated for next summer. Chuck Snyder of JLS Land Co. is the owner. Burns & Scalo Real Estate Services is serving as owner's construction representative and is handling leasing.

HOUSTON — One Todd VHJT LLC has acquired a 21,724-square-foot industrial property located at 11505 Todd St. in Houston. The property features manufacturing and warehouse space, and it also contains crane service and approximately 1 acre of outdoor storage space. The buyer made the purchase as an investment. Kent Willis of Newmark Knight Frank represented the buyer, and Jearald Dyer of Grubb & Ellis represented the undisclosed seller.

COLUMBIA, S.C. — IDI has completed a 465,000-square-foot rapid deployment center for a national retailer in Columbia. The property, located in the Lexington County Industrial Park, is now open for business. The tenant currently is undergoing an upgrade of up to 25 properties in its national supply chain. IDI will construct more than 1.1 million square feet of space nationwide for the retailer in early 2010.

HARFORD COUNTY, MD. — The defense firm Raytheon Co. has signed a 75,000-square-foot lease with St. John Properties for a new building in the Government and Technology Enterprise (GATE) project in Harford County's Aberdeen Proving Ground. The tenant will consolidate 300 workers from two locations into the new space next fall. Raytheon's building is being constructed to LEED Silver standards and will feature sustainable fixtures, low VOC paints and a thermoplastic polyolefin roof.

CHICAGO — The Los Angeles and Chicago offices of Holliday Fenoglio Fowler (HFF) has secured a $9.9 million loan for the refinancing of 9201 Belmont Avenue, located in Chicago’s Franklin Park area. The fully occupied property offers 536,800 square feet of industrial space. Todd Sugimoto and Kenneth Glomb of HFF arranged the loan on behalf of the borrower, Guggenheim Real Estate. American National Insurance Co. funded the fixed-rate loan.

PITTSBURGH — Strategic Storage Trust (SST) has purchased two Pittsburgh self-storage facilities for a total of $5.7 million. The first property contains 470 units and is located on Landings Drive near the interchange of Interstate 76 and State Route 28. The second property contains 820 units and is located on Lebanon Road near Allegheny County Airport. The seller, Sovran Acquisition LP, was represented by Locke Acquisition Group. Since SST's launch in 2008, the non-traded REIT has acquired 26 self-storage properties in 14 states.
