FORT WORTH, TEXAS — Henry S. Miller Brokerage (HSMB) has arranged the sale and subsequent lease of a 14,000-square-foot industrial building located in Fort Worth. The facility is situated on 5 acres at 13201 Harmon Rd. It features 4,000 square feet of finished office space, 1,500 square feet of auxiliary space, grade-level loading and a 3.5-acre storage yard behind the building. The property was purchased by a local investment group. It will be occupied by Newport News, Va.-based Ferguson Enterprises, which will operate the location as the regional headquarters for its waterworks division. Terms of the lease included substantial TI allowances for property improvements, specifically to the storage yard behind the building. The seller is Best Texas Plumbing. HSMB’s Jim Hazard, Brett Heinan and Todd Hawpe were the sole brokers in the transaction.

SAN JOSE, CALIF. — Kimberly O’Sullivan has purchased a 43,250-square-foot research and development building, which is located at 1525-1531 Atteberry Lane in North San Jose. Jane S. Roos et al. sold the property, which includes a fenced parking/yard area, for $3.5 million or $81 per square foot. The buyer plans to occupy a portion of the facility. Kevin Sweatt of NAI BT Commercial San Jose and Charles Strouss of GVA Kidder Mathews represented the buyer in the transaction.
UNION CITY, CALIF. — RJAN, dba 99 Ranch Market, has acquired a 35,400-square-foot warehouse building for $2.5 million or $71 per square foot. Located at 2821 Faber St. in Union City, the property is adjacent to 99 Ranch Market’s new distribution center. The seller was Diane Davies. Sam Higgins and Tom Damaschino of NAI BT Commercial Oakland, Calif., represented the buyer in the transaction.
MOREHEAD, KY. — Morehead State University has purchased a 60,000-square-foot warehouse from Barhorst Property for $1.3 million. The building spans 7 acres at 160 Old Cranston Rd. in Morehead. Lexington, Ky.-based NAI Isaac Commercial Properties’ Bruce Isaac represented the seller.
PLYMOUTH, MINN. — Comm-Works has signed a lease for 65,000 square feet within the Plymouth Corporate Center and will take occupancy in September. Along with the lease, building owner Carlson Real Estate Co. has initiated a major renovation of the common areas and exterior façade. Rich Reynolds, Jeff Jones and Michelle Culligan of AREA negotiated the lease on behalf of Comm-Works, which will utilize 40,000 square feet of office space and 25,000 square feet of warehouse space. Carlson was represented by Jim Freytag and Dave Marshinke of CB Richard Ellis.
DETROIT — Gary Grochowski and Jason Capitani of L. Mason Capitani have negotiated the acquisition of a 50,752-square-foot industrial building on behalf of Harry’s Auto Salvage. The buyer plans to use the faculity to satisfy expansion needs and as an off-site vehicle restoration center. The building, which is located at 3040 E. Outer Dr. in Detroit, was sold by Benz Incorporated.
HOUSTON — CB Richard Ellis (CBRE) has brokered a lease for 32,000 square feet of warehouse/distribution space at West By Northwest Industrial Park, located at 10425 Okanella St. in Houston. The space will be occupied by logistics company Gateway Distribution of Texas. Representing the tenant in lease negotiations was John Simons of CBRE. Holden Rushing represented the landlord, ProLogis Texas II LLC. Terms of the lease were not disclosed.
ONTARIO, CALIF. — Myers Power Products has acquired a manufacturing, distribution and warehouse facility, which is located at 2950 Philadelphia in Ontario. TA Associates Realty sold the 221,921-square-foot property for $14.6 million. Myers is a manufacturer of electrical switchgear, service pedestals, custom cabinets and enclosures, UPS, and emergency power and emergency lighting systems. Chris Migliori of DAUM Commercial Real Estate Services represented the buyer; Mark Zorn and Tal Siglar, also of DAUM, represented the seller in the transaction.
LAS VEGAS — Conti Properties has acquired an industrial property, which is located at 3965 W. Post Rd. in Las Vegas. Lehigh Nevada Corp. sold the 24,893-square-foot property for $3 million. Brian Riffel of Colliers International – Las Vegas represented the seller in the transaction.
GEORGIA — Field Turf USA has signed a lease expansion with Springs Global U.S. for 224,000 square feet of industrial space. The property is located at 175 N. Industrial Blvd. in Calhoun, Ga. John Phelps of Grubb & Ellis’ Atlanta office represented both parties in the transaction. Phelps also represented Sonoco Products Co. in its 70,000-square-foot lease from First Street Associates. Sonoco will occupy warehouse space at 4099 Old Dixie Highway in Georgia.
