SHELBY TOWNSHIP, MICH. — Models & Tools Inc. has signed a long-term lease for 114,995 square feet of industrial space located at 51400 Bellestri Ct. in Shelby Township. Jack Coury and Giancarlo Pinterpe in the Industrial Group of Grubb & Ellis represented the landlord, C & Son LLC, in negotiations. The fully air-conditioned facility includes clear ceiling heights of up to 36 feet and eight cranes. The space was previously used as an aerospace manufacturing facility. Terms of the lease were not disclosed.

EDISON, N.J. — Atlantic Beverage Co. has acquired a 138,000-square-foot industrial condominium located at 3775 Park Ave. in Edison, for $7 million. The company has previously been a tenant at the 507,400-square-foot building for the past 10 years. James Frank of Cushman & Wakefield represented Atlantic Beverage Co. The seller, Tulfra Realty Co., utilized in-house representation. In 2008, a joint venture between Tulfra and Hampshire Properties acquired the industrial facility and is now in the process of repositioning it into industrial condos.
DALLAS — Dallas-based The Allen Group has leased 313,040 square feet within Dallas Logistics Hub, the company’s 6,000-acre, multimodal logistics park located in Dallas, to Advanced H2O. The bottled water and beverage producer will occupy approximately half of DLH Building 1, which is located at 4800 Langdon Rd. The recently completed facility totals 635,040 square feet; it features cross docking, 32-foot clear ceiling heights and 126 loading docks. The building is also in the process of receiving LEED certification. Advanced H2O will use the facility for production and distribution; it will occupy the space for a 15-year term.
COMMERCE, CALIF. — N.J.-based Bergen Shippers, a national logistic service provider to the apparel industry, has signed a 5-year lease for approximately 90,000 square feet of space in Commerce. The property is located at 6000 Rickenbacker Rd. The transaction is an expansion with landlord RREEF from an original 2-year lease of 30,000 square feet of space. ATLANTA — Dallas-based Lincoln Property Co. has secured two lease renewals totaling more than 115,000 square feet in the company’s 288,000-square-foot Airport-West Distribution Center. The two-building property is located on Buffington Road in Atlanta. PSI Group leased 66,524 square feet, and Chick-fil-A signed a 51,724-square-foot lease. With the two lease renewals, the property is now 93 percent occupied. Chip Craighill of Cushman & Wakefield’s Atlanta office represented PSI.
SOUTH HAVEN, MICH. — L. Mason Capitani has brokered the acquisition of a 125,960-square-foot industrial facility located at 1600 Stieve in South Haven. East Jordan Plastics Inc. has purchased the new building for an undisclosed amount. The property was previously occupied by Noble International. Craig Mercier of L. Mason Capitani represented the buyer in the transaction.
BRIDGEPORT, N.J. — King of Prussia, Pa.-based Jackson Cross Partners – ONCOR International has arranged the sale of a 55,000-square-foot industrial building located in Bridgeport. The property is situated on 19 acres within the Pureland Industrial Complex. It features 6,400 square feet of two-story office space, 40-foot by 40-foot column spacing, tailgate and drive-in loading, 4,000 AMP electrical service, five cranes with 5-ton lift capacities and 125 car parking spaces. Lou Battagliese, Harry McKenna and Jim Young of Jackson Cross Partners represented the seller, Southco. Fran Mahoney of the Philadelphia office of Cushman & Wakefield represented the buyer, Philadelphia-based George Young Co.; the acquisition price was not disclosed.
HOUSTON — Denver-based ProLogis has leased approximately 147,000 square feet of distribution space in Houston to third-party logistics provider OHL. The Tennessee-based company will occupy space within a recently completed building at ProLogis NorthPark, a four-building, approximately 500,000-square-foot distribution park located along Interstate 45, north of Beltway 8. This lease marks OHL’s 11th transaction with ProLogis, with OHL now occupying approximately 2.8 million square feet of distribution space nationwide within ProLogis-owned parks. Additional tenants at ProLogis NorthPark include Anna’s Linens, Proinlosa Energy Corp., Cyclone Enterprises and Labrada Bodybuilding Nutrition. Terms of the lease were not disclosed.
HAWTHORNE, CALIF. — Vought Aircraft Industries Inc. has signed a 5-year extension on its 1.39 million-square-foot lease at Kearny Real Estate Company’s Century Business Center in Hawthorne. Kearny acquired the center, which formerly served as a manufacturing facility for Vought, in 2005 with Vought leasing back 1.39 million square feet. The Dallas-based company manufactures commercial and military aero structures.
PATTERSON, CALIF. — Rhode Island-based CVS Pharmacy Inc. has leased approximately 80,600 square feet in Patterson. The space is a portion of the 529,970-square-foot building at Keystone West Business Park. Patterson Industrial Center LLC, a partnership of McShane Development and MetLife, owns the property. John McManus and Chuck Belden of Cushman & Wakefield represented the tenant; Kevin DalPorto of CB Richard Ellis represented the landlord in the transaction.
