Details of the transactions are as follows: • 1007 Bristol LLC acquired a 16,559-square-foot industrial property, located at 1007 Bristol Dr. in Costa Mesa, Calif., from Marni Meyers for $2.8 million. • Gergen Homes Inc. sold 19052 Goldenwest St., a 6,430-square-foot property in Huntington Beach, Calif., to Tung Family Trust for $1.7 million. • 1500 Lewis LLC purchased an 8,918-square-foot property, located at 1500 S. Lewis St. in Anaheim, Calif., from Joan Hill for $1.6 million. • LP Properties sold a 7,938-square-foot facility, located at 2160 E. RIVERSIDE, CALIF. — Grubb & Ellis’ Riverside office has completed the sale of two industrial buildings in Riverside totaling 100,260 square feet. In the first transaction, Iglesia de Cristo Elim Riverside Inc. has acquired a 58,516-square-foot building, which is located at 115 La Cadena Dr., from SJ Burkhardt Inc. for $6.5 million. The buyer will use the property to house a church. Ryan Velasquez, Milo Lipson and Eric Hutchins of Grubb & Ellis’ Riverside office represented the seller; Jose Lemus represented the buyer in the transaction. In the second transaction, DOE & Ingalls Management LLC acquired a 41,644-square-foot industrial building at 1060 Citrus Ave. in Hunter Park Business Center. Oakmont Industrial Group sold the property for $4 million. Velasquez and Lipson represented the seller in the transaction.
PHILADELPHIA — Morristown, N.J.-based The Hampshire Companies has acquired a 39,702-square-foot industrial facility located at 8401 Escort St. in Philadelphia. The single-story, food-processing facility is currently leased to Sky Chefs, an airline catering company. The property features 5,700 square feet of office space and is situated adjacent to Philadelphia International Airport. The acquisition was made by Hampshire on behalf of the Hampshire Generational Fund, one of the company’s private equity real estate investment funds. The seller and the acquisition price were undisclosed.
DALLAS — NorthMarq Capital has arranged $3 million in first-mortgage financing for the Unitron Building, a 40,000-square-foot, owner-occupied industrial property located in Dallas. The loan carries a 5-year term and a 20-year amortization schedule. Paul Brighton of NorthMarq’s Dallas regional office originated the loan on behalf of the undisclosed borrower through a local bank.
COLUMBIA, S.C. — The Miller-Valentine Group has broken ground on the 176,400-square-foot Midway Logistics warehouse. The property sits in the Lexington County Industrial Park, located at the intersection of Interstates 26 and 77 in Columbia. The facility’s anchor, JanPak, will occupy 50,400 square feet of space. Facility amenities include energy-efficient T-5 lighting, an ESFR sprinkler system and a clear height of 28 feet.
CHICAGO AND PORTAGE, IND. — Wind City Warehouse & Distribution has signed a lease for 96,600 square feet of industrial space within the 12-building Calumet Business Center, which is located along Interstate 94 in Chicago. New York-based Ashley Capital has leased the rail-served space. The tenant’s new space is part of a 209,000-square-foot building served by the Norfolk Southern Railroad. The company expects to take occupancy at the facility by the end of February. Chris Gary, George Cibula and Ryan Hanley of Darwin represented Ashley Capital; Jeff Gilbert of Wagener Equities represented Windy City Warehouse & Distribution in the transaction. Terms of the lease were not disclosed. Additionally, Gary, Cibula and Hanley of Darwin have brokered the sale of a 175,100-square-foot crane building located at 1000 Boundary Rd. in Portage. Leeco Steel has purchased the industrial property from Arcelor Mittal for an undisclosed amount. The buyer is relocating to the facility from Chicago. The building, which is situated within the Port of Burns Harbor, includes multiple cranes and interior rail service. NASHUA, N.H. — The Stubbledine Company/CORFAC International has brokered the sale of a 183,865-square-foot industrial facility, located at 8 Cotton Rd. in Nashua, for $5.5 million. Situated on 17.2 acres, the building contains warehouse and office space. It features 18-foot clear ceiling heights, 508 parking spaces and eight loading docks. The seller was Hewlett Packard, which has owned and operated the site since 2002. The property was acquired by Hudson-RPM, which plans to use the site to expand its national wholesale magazine distribution business. Cushman & Wakefield provided representation for Hewlett-Packard in the transaction; Hudson-RPM was represented by The Stubbledine Company.
CRANBURY, N.J. — The New Jersey office of CB Richard Ellis (CBRE) has negotiated a lease for 236,944 square feet of industrial space at 324 Half Acre Rd. in Cranbury. The space will be occupied by Howard Berger Co., which is consolidating its distribution operations from two facilities in Monroe, N.J., to the new space. CBRE’s Scott Belfer, Stacey Weinberg, Mindy Lissner, Lou Belfer and Brittany Smith brokered the transaction. The distribution building Howard Berger Co. will be occupying totals 453,000 square feet. It is cross-docked and features 36-foot clear ceiling heights, 73 truck dock doors and one drive-up ramp.
ORLANDO, FLA. — IKON Office Solutions has signed a 2-year lease renewal with Orlando Warehouse Portfolio for 171,876 square feet in the Beeline Distribution Center. The space is located at 2507 Investors Row in Orlando. Kevin Hoover of CB Richard Ellis’s Orlando office represented the tenant, and the firm’s Erik W. Schwetje represented the landlord.
SCOTTSVILLE, KY. — A.O. Smith Corp. has sold a 229,000-square-foot manufacturing facility to American Materials for $1.85 million. The buyer intends to lease the property, which spans 43 acres at 636 Holt Dr. in Scottsville. Bart Hardison of Philadelphia-based New Hart Corp. brokered the transaction.
