SECAUCUS, N.J. — Secaucus-based Hartz Mountain Industries has brokered the lease for the New Jersey expansion of Capital Supply Co. The Manhattan, New York City-based janitorial supply company has signed a lease for 45,770 square feet of warehouse space at 111-115 Castle Rd., located in Secaucus. The company will continue to operate its Manhattan facilities. Terms of the lease were not disclosed.

SAN ANTONIO — San Antonio-based Cross Metal Buildings has opened Phase II of Northern Hills Storage, a self-storage facility located at 4011 Stahl Rd. in San Antonio. The two-building addition totals 18,200 square feet and includes 134 climate-controlled units. Janus International supplied unit doors and hall systems; Whirlwind Components, Dynamic Fasteners, Davis Metals and Bay Insulation Systems also provided materials for the buildings.

RICHMOND, VA. — UPS Ground Freight has signed a 6-year lease with Chippenham Square LLC for 85,018 square feet of warehouse space. The property is located in Chippenham Square at 7747 Midlothian Turnpike in Richmond. Robert E. Porter, Jr., of Richmond-based Porter Realty Co. represented the tenant, and Yasmine Hamad and Brian Glass of Richmond-based Grubb & Ellis|Harrison & Bates represented the landlord.

TAMPA, FLA. — Joe Dear of Thomas D. Wood & Co. has obtained $1.1 million in financing for a 37,674-square-foot warehouse in Tampa. The property, which is occupied by PPG Architectural Finishes, is located at 3015 N. U.S. Highway 301. StanCorp Mortgage Investors financed the 7-year loan, which carries a 21-year amortization and a loan-to-value of 65 percent.

MALTA AND STILLWATER, N.Y. — GLOBALFOUNDRIES has purchased 223 acres of land at the Luther Forest Technology Campus. The land was purchased to construct Fab 2, with space remaining to develop two additional fabs. Luther Forest Technology Campus, located in New York’s Tech Valley and spans Stillwater and Malta, comprises 1,414 acres of shovel ready sites designed for semiconductor and nanotechnology manufacturing and other innovative industries. The campus will be home to GLOBALFOUNDRIES’ state-of-the-art 300 mm fabrication facility, which is slated to begin construction in summer 2009 with a completion in 2012. The remaining land at the campus will be divided into nine development areas with lot sizes ranging from 65,000 to one million square feet.

TINTON FALLS, N.J. – The Sudler Companies has renovated a 20,000-square-foot office, light industrial and flex property located at 45 Park Rd. within Sudler’s Corporate Park in Tinton Falls. Renovations included an open floor plan, landscaped grounds, a new roof, new mechanical systems and bathrooms, new electric service of 800 AMP, a new exterior façade with tinted windows and a new parking lot. Immediate occupancy will be available in July.

HOUSTON — Stream Realty Partners has announced that FedEx SmartPost has signed a lease for approximately 85,000 square feet at The Hardy Distribution Center, located in Houston. FedEx SmartPost plans to move into the center in a few months. Justin Robinson and Kyle Valentine of Stream Realty Partners represented the landlord, ING Clarion Partners, and John Beggy and Chris Perkins of Fischer & Co. represented FedEx SmartPost in the lease negotiations.

CARROLLTON, TEXAS — Dallas-based Lee & Associates arranged a lease for 126,882 square feet on behalf of Hilex-Poly. ProLogis owns the property, which is located at 1440 LeMay in Carrollton. Conrad Madsen and Greg Nelson of Lee & Associates represented the tenant, and Jacob Milligan provided in-house representation for ProLogis. Lee & Associates also represented Tao Tao USA in its lease of 71,498 square feet in Carrollton. The company leased space at Trinity Mills Distribution Center #7, which is located at 2425 Camp Ave. Lee & Associates’ Madsen and Nelson again represented the tenant and Mitch Pruitt offered in-house representation for ProLogis.

The firm is expanding from a previous 12,400-square-foot lease. John Lee of Virginia Beach, Va.-based John Lee & Associates represented the landlord, and Chip Worley of Norfolk, Va.-based Harvey Lindsay Commercial represented the tenant.

YORK AND WILKES-BARRE, PA. — York-based ROCK Commercial Real Estate has completed three sales in eastern Pennsylvania. In York, ROCK represented both parties in the sale of the historic Rosenmiller mixed-use building, located at 33-41 W. Market St. The building contains 25,762 square feet. The buyer was 33-41 West Market Street LP. In Wilkes-Barre, ROCK again represented both parties in the sale of a 14,548-square-foot warehouse located at 705 Casey Ave. The buyer was Post Family LP. Finally, ROCK represented both parties in the sale of a 4,888-square-foot warehouse, located at 300 Shady Lane in York. The buyer was Shady Lane Partners LLC. The sellers in all three transactions were not disclosed.
