LAKE VILLA, ILL. — Bannockburn, Ill.-based Principle Construction Corp. has broken ground for the construction of a new flex facility, located in Lake Villa. The project will consist of a 21,044-square-foot facility situated on 1.2 acres. It will contain 16,086 square feet of manufacturing and warehouse space, 3,959 square feet of office space and a 999-square-foot mezzanine. The building will feature two exterior docks, one drive-in door and 35 parking stalls. The facility is being built for ID Label Inc. The project is being built adjacent to the company’s current facility, located at 461 Park Ave. Design services are being provided by Partners in Design Architects. The construction timetable was not released.

BATAVIA, OHIO — Sidney, Ohio-based Industrial Property Brokers (IPB) has arranged the lease of 22,000 square feet of industrial space, located in Troy. The space will be occupied by The Monsanto Company, and will house the company’s seed laboratory and farm equipment. The facility had previously been occupied by Multi-Color Corp., which recently consolidated its operations into a new facility, also in Batavia. IPB’s Tim Echemann negotiated the transaction with the assistance of Grubb & Ellis. Terms of the lease were not disclosed.
HUMBLE, TEXAS — The Houston office of Cadence McShane Construction Co. has completed a new build-to-suit distribution center for DHL Global Forwarding. Known as AMB IAH Logistics Center II, the facility is located at 19120 Kenswick Dr. within the Houston Intercontinental Trade Center in Humble. The project consists of a 185,820-square-foot distribution center situated on 21 acres It features 32-foot clear ceiling heights, 45 exterior docks, three drive-in doors, a two-story office component and a 30,000-square-foot mezzanine. The center also will provide direct access to a future international air cargo terminal that has been master-planned for George Bush Intercontinental Airport. AMB IAH Logistics Center II was developed by AMB Property Corp. and designed by Seeberger + Associates.
HOUSTON — CB Richard Ellis (CBRE) has brokered two Houston lease renewals. First, Nippon Express USA, renewed its lease for 34,800 square feet of distribution space at Interwood Business Center I, located at 14430 and 14440 John F. Kennedy Blvd. in Houston. CBRE’s Patrick Rollins represented the landlord, KTR Capital Houston, while Brad Marnitz of NAI Houston represented the tenant. In addition, Land Tejas Cos. renewed its lease for 12,246 square feet of office space at The Offices at Piney Point, located at 2450 Fondren Rd. CBRE’s Jon Lee and Rich Pancioli represented the tenant, and Mark Stringer of Noex Management represented the landlord.
BROOKSHIRE, TEXAS — Arlington, Texas-based Bob Moore Construction has been selected to finish out the retail store portion of the new Rooms To Go distribution center currently under construction at 31111 Miller Rd. in Brookshire. The showroom will take up 81,728 square feet of the approximately 1 million-square-foot facility. Bob Moore is also serving as general contractor for the construction of the rest of the distribution center. In addition to the main building, the project will also include construction of a separate 12,000-square-foot trailer maintenance building. Rooms To Go is acting as its own developer for the project, with Atlanta-based MacGregor Associates Architects serving as project architect. Completion of the distribution center is expected in early 2010. In 2004, Bob Moore also completed an 851,000-square-foot distribution center in Arlington, Texas, for Rooms To Go.
HOUSTON — CB Richard Ellis (CBRE) has brokered the lease of 37,969 square feet of industrial space, located at 5390 Greens Rd. in north Houston. Glynn Mireles of CBRE’s Houston office represented the landlords: Lee Toombs, Liza Toombs and Ann Toombs Alej. Caleb Lawson of The Lawson Group represented the tenant, oilfield parts supplier Mud King Products. Terms of the lease were not disclosed.
MEQUON AND MILWAUKEE, WIS. — Milwaukee-based Inland Cos. has been awarded three Milwaukee-area construction contracts. In Mequon, Inland has been selected for the expansion of the Gateway Plastics warehouse facility, located at 5650 W. County Line Rd. in Mequon. The project totals 163,780 square feet and is scheduled for completion in December. In Milwaukee, Inland will be completing the office build-out for The Milwaukee Business Journal. The project totals 10,725 square feet and is located at 825 N. Jefferson St. Completion is scheduled for August. Finally, Inland will be completing a 7,972-square-foot office expansion for M&I Equipment Finance. The facility is located at 250 E. Wisconsin Ave. Completion is also scheduled for August.
NEW GALILEE, PA. — Grubb & Ellis Company has negotiated a 120,800-square-foot, long-term lease at Turnpike Distribution Center located at 1750 Shenango Rd. in New Galilee. The space was leased by YRC Logistics. The building features concrete panel construction, ESFR sprinkler system and fire-rated demising walls. Louis Oliva, of Grubb & Ellis’ Global Logistics Group, facilitated the transaction on behalf of the lessor, Turnpike Distribution LP. Turnpike Distribution LP is a joint venture of Pittsburgh-based developer Castlebrook Development, Cincinnati-based general contractor Al Neyer Inc. and Pittsburgh-based The Erect Fund, an investment fund that invests on behalf of local pension funds.
TULIA, TEXAS — Grubb & Ellis has brokered the sale of a 3,060-square-foot industrial building, located at 426 N. Highway 87 in Tulia. Chris Wright and Blake Anderson of Grubb & Ellis’ Dallas office represented the seller, Walco International. The property was acquired by Rocky Wilhelm for an undisclosed amount.
COMPTON, CALIF. — Forming Specialties Inc. has acquired a 40,041-square-foot industrial building, which is located at 1309 N. Walnut Parkway in Compton. Situated on 79,274 square feet of land, the property sold for $3.36 million. Forming Specialties is a sheet metal forming company, which has occupied the property for 20 years, and will continue to use the facility as owner/tenant. The seller was Edison LLC. Warren Noack, Kimberly Noack and Craig Summers of NAI Capital office represented both parties in the transaction.
