DORAVILLE, GA. — The Beltmann Group, a moving services company, has signed a lease renewal with American Realty Advisors for 96,160 square feet of industrial space. The property is located at 7030 Buford Highway in Doraville. With 1 year still left on its lease, the company decided to make a new commitment in order to take advantage of the current market. A tenant improvement allowance was included in the new deal. John Crawford and Ray Dankberg of Grubb & Ellis Co.’s Atlanta office brokered the deal.

INDIANAPOLIS — Indianapolis-based NAI Olympia Partners has arranged the leasing of 166,400 square feet of industrial space within Indianapolis’ Park 100 Industrial Park. Criss Horton of NAI represented the tenant, Piper Logistics. The landlord, ProLogis Trust, was represented in-house by Elizabeth Kauchak and by Luke Wessel of Colliers Turley Martin Tucker. Terms of the lease were not disclosed.
LINCOLNSHIRE, ILL. — CB Richard Ellis (CBRE) has negotiated a lease for an industrial building currently under construction at 610 Schelter Rd. in Lincolnshire. Upon completion, the 98,735-square-foot facility will feature 30-foot clear ceiling heights, six interior docks, 12,000 square feet of office space and 143 car parking spaces. Star Creations will occupy the entire building for a 7.5-year term. The company will relocate from its current facility in Wheeling, Ill., once the new facility is complete in August. CBRE’s Keith Puritz, Brett Kroner, Ryan Bain and Zach Graham represented the landlord, Panattoni. Bill Mass of Mass Realty represented the tenant.
VICTORVILLE, CALIF. — Stirling Capital Investments has finished construction on the 1 million-square-foot Distribution Centre 1 at the Southern California Logistics Centre, a LEED-certified building that is part of the center’s initial phase. Spread across 300 acres in Victorville, phase one of the center calls for 6.5 million square feet of industrial space. Two million square feet of space has been built. The newly completed warehouse boasts 32-foot clear height, 179 dock doors and ESFR sprinklers. Green features include reduced-flow fixtures and energy-efficient HVAC and lighting systems.
INDIANAPOLIS — Coldwell Banker Commercial Realty Services (CBC) has brokered the sale of a 20,000-square-foot industrial building, located in Indianapolis. The facility is situated on 3.31 acres at 3910 Industrial Blvd. CBC’s Eric Huber represented the buyer, RCS Holdings. The seller was Guardian Properties of Fort Wayne LLC.
ANAHEIM, CALIF. — Birtcher Development & Investments has formed a joint venture with Cornerstone Real Estate Advisors LLC to acquire a 21.6-acre land parcel for the development of Northgate Gonzalez Market Support Center. Located at 1201 North Magnolia Ave. in Anaheim, the 375,000-square-foot warehouse and distribution center will be fully occupied by Northgate Gonzalez Market. The project, which features Spanish-influenced architecture, is striving for LEED certification. Construction is slated to begin in fourth quarter 2009 with completion expected in 2010.
CHESTERFIELD COUNTY, VA. — R.E. Michel Co. has purchased a 20,462-square-foot warehouse in Chesterfield County from K.B. Properties for $1.62 million. The property, located at 601 Johnston Willis Dr., will house R.E. Michel’s distribution operations. Gregg W. Beck of Thalhimer’s Richmond, Va., office brokered the sale.
CALEXICO, CALIF. — Phase 3 Properties has completed the development of a 124,800-square-foot industrial warehouse building, which is located at the corner of Pan American Street and Rood Road within the 78-acre Maggio Industrial Center in Calexico. The building features dock-high and grade-level doors with approximately 26- to 28-foot clear ceiling heights and secure truck parking. When complete, the three-phase project will encompass 298,260 square feet of industrial space. C.W. Driver served as general contractor; Smith Consulting Architects provided architectural services for the project.
HAMPTON, VA. — Lumber Liquidators has signed a 100,000-square-foot lease expansion and renewal with an undisclosed landlord for space in a Hampton warehouse. The property is located at 300 W. Park Lane. Michael Shapiro of GVA Advantis’ Newport News, Va., office represented Lumber Liquidators in the transaction, and Clay Culbreth and Stephanie Sanker of the firm’s Norfolk, Va., office represented the landlord.
TAMPA, FLA. — The auto parts distributor Unique Industry Corp. has signed a lease renewal with Duke Realty for 35,540 square feet in its Fairfield IV warehouse in the Fairfield Distribution Center. The nine-building, 999,142-square-foot center is located on Elm Fair Boulevard in Tampa. Unique has resided in the property since November 2003. UGL Equis’ Todd Brandon represented the tenants, and Tim Hain served as in-house representation for Duke Realty.
