CARY, ILL. — Darwin Realty & Development Corp. has brokered the sale of a freestanding facility within the Three Oaks Industrial Park, which is located off Route 14 in Cary. The 1175 Alexander Court building was 100 percent leased at the time of the sale. The 45,000-square-foot facility, which is divided into two units, features 24-foot clear-height ceilings, four loading docks and a 4,000-square-foot office component. CenterPoint Properties has sold the building to Component Management Group; the asking price was $3 million. CHATTANOOGA, TENN. — RV Storage Fund has purchased an 88,000-square-foot industrial building from a private citizen for $3 million. The two-building property sits on 10.5 acres at 7811 Old Lee Highway in Chattanooga. George Elder and John Healy of Chattanooga-based Sperry Van Ness/Elder Healy Commercial brokered the transaction.
ST. LOUIS — Colliers Turley Martin Tucker has brokered two St. Louis industrial transactions totaling more than 720,000 square feet. Ed Lampitt and Brandon Duncan of Colliers Turley Martin Tucker — St. Louis has arranged the acquisition of 402,192 square feet of industrial space located at West 70 Commerce Center. Three T’s Partnership has acquired the property from SFT Venture for an undisclosed amount. Also in the St. Louis office, Mike Hanrahan, Paul Hilton, Keith Schneider and Mike Statter represented Principal Financial Group in the sale of 319,800 square feet of industrial space. The property, which is located at 3750-3780 Rider Trail, was acquired by SP Investment Group for an undisclosed amount.
CHINO, CALIF. — American Landscape has acquired an 18,698-square-foot multi-tenant industrial facility, which is located at 15090 La Palma in Chino. The transaction was valued at approximately $2.3 million. The buyer plans to use the facility for a landscaping contracting services business. Jeff Bethel of Lee & Associates represented the buyer; Nicholas Chang and Richard Lee of NAI Capital’s Ontario, Calif., office represented the sellers, Robert and Patricia Ingersoll, in the transaction.
TAMPA, FLA. — Roger Kumar Revocable Trust has sold a 72,000-square-foot industrial building to Kennedy Investments for $2.8 million. The 2-acre site is located at 5102 W. Hanna Ave. in Tampa. Jan Boltres and Mike Scott of Grubb & Ellis|Commercial Florida’s Tampa office represented both parties.
ST. PAUL, MINN. — Colliers Turley Martin Tucker — Minneapolis has brokered the sale of three St. Paul industrial properties totaling more than 305,000 square feet. Mark Kolsrud, James McCaffrey, Matthew Klein and Shawn Moore have arranged the sale of 165,360 square feet of industrial space located at 139 Eva St; St. Paul Port Authority sold the property for an undisclosed amount. Wellington Management has acquired 71,905 square feet of industrial space located at 1280 Energy Park Drive. Kolsrud, Klein and Moore represented the undisclosed seller in the transaction. Additionally, David Stokes arranged the sale of 68,030 square feet of industrial space located at 300 York Ave. Viking Automatic Sprinkler has acquired the property from Digital Investors. The property was valued at $1.9 million.
PHOENIX — MMS Phoenix LLC has acquired a 40,000-square-foot industrial property, which is located at 2229 E. Magnolia in Phoenix. CAL/AZ Portfolio No. 1 LLC sold the property for $1.99 million. Built in 1977, the property was 100 percent occupied at the time of acquisition. Pete Klees of Grubb & Ellis|BRE Commercial represented the seller; Rick Foss, also of Grubb & Ellis|BRE, represented the buyer in the transaction.
OLIVE BRANCH, MISS., AND MEMPHIS, TENN. — Greensboro, N.C.-based New Breed has leased two industrial properties from ProLogis. In Olive Branch, New Breed leased two buildings, totaling 469,232 square feet, at 8640 Nail Rd. in the ProLogis Park Desoto. New Breed also renewed its 163,800-square-foot lease at 3676 Raines Rd in Memphis, a ProLogis-owned development. PHOENIX — Kachina Investments LLC has purchased Phoenix Tech Center for $3.1 million. Located at 10220 S. 51st St. in Phoenix, the 22,978-square-foot property was 100 percent leased at the time of acquisition. First Industrial Realty Trust sold the property, which was built in 1986.
