WHEELING, ILL. — Morgan / Harbour Construction, acting as designer/building, has broken ground for a new 120,000-square-foot public works facility for the Village of Wheeling. The two-story structure will be located on a 12-acre site at 77 W. Hintz Rd. in Wheeling. Upgrades within the building include ample indoor storage space for trucks and equipment, a more efficient layout for the administrative portion of the building, and 3 acres of outdoor storage space for salt domes, a fuel island, equipment storage, and other machinery. Construction of the facility is slated for completion in the spring of 2009. Harris architects is providing architectural services for the project. The estimated cost of completion was not disclosed.

MORENO VALLEY RANCH, CALIF. — Lone Tree, Colo.-based SecurCare has purchased Self Storage Depot in Moreno Valley Ranch for $7.55 million. The 117,000-square-foot property is divided into 850 units. The seller was Corona, Calif.-based Moving & Self Storage Depot LLC. Stephen Grossman of Lee & Associates-Newport Beach Inc. represented the seller; the buyer was represented in-house.
SANTA ANA, CALIF. — Pacific Foods Distribution has purchased a 28,510-square-foot industrial property, which is located at 3431 W. Carriage Dr. in Santa Ana, for $4.9 million. Situated on a 1.9-acre site, the two-story facility features 6,000 square feet of high-image executive office space, five dock-high positions and access to the 55 and 405 freeways. Andy Friedman of Industrial Properties represented the buyer; Chris Migliori of DAUM Commercial Real Estate Services represented the seller, Mehrdad Safari, in the transaction.
BOSSIER CITY, LA. —CPA: 17–Global, a publicly-held REIT affiliate of W.P. Carey & Co., provided a sale-leaseback to Sabre Industries for a 386,588-square-foot warehouse in Bossier City. The Louisiana building is part of a two-property, $28 million transaction between the companies. The other industrial building is located in Alvarado, Texas.
SANDUSKY, OHIO — Marcus & Millichap has arranged the sale of a 1.32 million-square-foot industrial facility located at 2509 Hayes Ave. in Sandusky. The building, which is situated on an approximately 128-acre site, is fully leased to Kyklos Bearning International Inc. The facility, which was listed for $25.5 million, includes seven loading bays, 997,910 square feet of manufacturing space and 324,037 square feet of office product. Glen Kunofsky in the New York City office of Marcus & Millichap represented the seller; Michael Glass in the firm’s Cleveland office assisted Kunofsky in the transaction.
JEFFERSONVILLE, IND. — Louisville, Ky.-based Crossdock Development Inc. has plans to construct an approximately 1 million-square-foot spec building within the River Ridge Commerce Center in Jeffersonville. The Class A industrial facility, which will be located on a 122-acre site, will be the largest ever to be constructed in the Louisville MSA. Plans for the project include an energy efficient TPO roof, approximately 225 dock positions and 200-foot truck courts. The estimated cost of completion was not disclosed.
STAFFORD, TEXAS — NAI Houston has negotiated the purchase of a 23,850-square-foot industrial property located on 8.5 acres of land at 13913 Greenland Ct. in Stafford. Chris Caudill and Joel Michael of NAI Houston represented the buyer, Stahlman Lumber Co., in the transaction. The seller, 84 Lumber Co. provided in-house representation. The purchase price was not disclosed.
GARDENA, CALIF. — Roland Products, a distributor of European cookware, bedding and appliances, has purchased a 40,032-square-foot industrial building in Gardena. The company plans to use 27,786 square feet of the building for warehousing and housing its sales force; the balance will be occupied by Clover Specialists. The property is located at 1700-1702 El Segundo Blvd. Joshua May of Grubb & Ellis’ South Bay office represented the buyer; Rudy Lara of Daum Commercial represented the seller, Gardena-based David Yi, in the $5.5 million transaction.
BOLINGBROOK, ILL. — Summit Design + Build has completed construction of the Crossroads Corporate Center located at 1000 Crossroads Pkwy. in Bolingbrook. Chicago-based PEAK Development is the owner and developer of the project. The 71,904-square-foot speculative warehouse/office condo development is divisible to 3,900 square feet. Features of the building include 21-foot clear-height ceilings, one private drive-in door for each unit, two common interior truck docks, one overhead door to a common corridor for truck access and 135 parking stalls. For the project, Julie Stoehr and Jesse Macias of Summit Design + Build acted as project manager and superintendent, respectively. Architectural services were provided by Randall Bees Architects; Jim Estus of Colliers Bennett & Kahnweiler is the marketing agent for the facility.
PASADENA, CALIF. — Rexford Industrial LLC has acquired RIF IV – San Gabriel LLC, a 31,546-square-foot, multi-tenant light industrial property located at 89-91 N. San Gabriel Blvd., 2670-2674 Walnut St. and 2675 Nina St. in Pasadena. The property consists of five single-story buildings and one two-story facility and offers 10 to 18-foot clear heights, four ground-level loading doors and a loading dock with two loading positions. The facility is currently 30 percent occupied by Schlanser Glass and The Plant Peddler. Eugene Sun of Region One Realty represented the buyer and the seller, Tsan Kuenn U.S.A. Inc., in the $4.7 million transaction.
