BOWIE AND LANHAM, MD. — Andy Mayr of Lanham-based NAI Michael has helped broker two sales, totaling more than 60,000 square feet, for more than $7 million. He served as the only broker in Hope Real Estate’s purchase of a 28,800-square-foot warehouse located at 14201 Woodcliff Court in Bowie from Santos LLC for $4.61 million. The site will be occupied by Siler Star Gymnastics. Mayr also aided David Michael and Lance Schwarz of NAI Michael in brokering Nutrition Inc.’s purchase of an 18,000-square-foot warehouse from Tri-Partners for $2.77 million. The building, located on 2.25 acres in Lanham, will serve Nutrition Inc.’s Maryland contacts.

URBANCREST, OHIO — Pilkington North America has leased the entire Opus II warehouse/distribution facility within Rosemont, Ill.-based Opus North’s Big Run Industrial Park in Urbancrest. The 401,348-square-foot building is located at the interchange of Interstate 270 and Route 62 in a submarket of Columbus, Ohio. Pilkington’s Automotive Glass Replacement business will move its distribution center and administrative offices to the facility by late November. Designed by Opus Architects & Engineers, Opus II features 32-foot clear-height ceilings, 48 exterior docks, three drive-in doors and parking for 129 cars. The tenant build-out includes 20,000 square feet of office space, as well as general warehouse improvements. Mike Hurd and Rick Trott of Colliers Turley Martin Tucker represented Opus North in the long-term lease; John Myers of Ohio Industrial Co. represented Pilkington in negotiations.

UNION CITY, CALIF. — Welcome Market Inc., dba 99 Ranch Market, has purchased 2931 Faber Street, a warehouse facility in Union City, for approximately $18.25 million. Constructed in the mid-1970s, the 223,000-square-foot property was originally operated by McKesson Water and more recently by DS Water. The building features dock and drive-in loading, 26-foot interior warehouse clear height, approximately 20,000 square feet of office space, heavy power, ample parking and truck staging areas. Tom Damosceeno and Samual Higglesom of NAI BT Commercial represented the buyer; Craig Hagglund of Lee & Associates represented the seller, Gershman Property, in the transaction.

TEMPE, ARIZ. — Tolleson, Ariz.-based Russell Sigler Inc. has purchased a 27,576-square-foot warehouse building in Tempe for $2.62 million. Located at 1976 E. Fifth St., the property was built in 1983. Russell Sigler Inc. relocated to the single-tenant industrial facility in August. The seller was Phoenix-based 5 G’s Realty Company. Jim McCabe of Phoenix-based Realty Executives represented the buyer; Andrew Brigham, Bill Bayless, Barry Gabel, Mindy Korth and Mark Dancer of CB Richard Ellis’ (CBRE) Phoenix office represented the seller.

BRYAN COUNTY, GA. — A joint venture among Washington, D.C.-based Perseus Realty Partners, Duluth, Ga.-based TPA Realty Services and Philadelphia-based Resource Real Estate Partners is developing the 600,000-square-foot Interstate Center II, located at the corner of Interstate 16 and Highway 280 in Bryan County, 20 miles outside the port of Savannah. Interstate Center II, the first phase in a 505-acre industrial park, sits on 54.5 acres and will deliver within 9 months.

LAKE WORTH, FLA. — PJM Management has purchased a 60,000-square-foot warehouse, located at 6591 S. Military Trail in Lake Worth, from Schumacker/Carter for $5 million. As the sole brokers in the transaction, Scott O’Donnell and Dominic Montazemi of the Investment Properties Group of CB Richard Ellis in Boca Raton, Fla., represented the seller.

ORLANDO, FLA. — PDMG Holdings recently sold its 25,300-square-foot warehouse, located at 4351 35th St. in Orlando, to Altier Properties for $2.17 million. Richard Davis and Nick Sands of Grubb & Ellis|Commercial Florida’s Orlando office represented the seller, and the buyer was represented by Wilson McDowell of Colliers Arnold’s Orlando branch.

CICERO, ILL. — Rosemont, Ill.-based Opus North corp. has begun construction of the Cicero Business Center, a 550,000-square-foot speculative industrial development located at 16th Street and 54th Avenue in Cicero. The two-building project is slated for completion in early 2009. Situated on an approximately 12-acre site, the 260,725-square-foot first building will include 32-foot clear-height ceilings, 30 docks, 44 trailer spaces, two drive-in doors, office space and parking for 169 cars. The 291,664-square-foot Building 2, which will be constructed on approximately 14 acres, will include 32-foot clear-height ceilings, 30 docks, 65 trailer spaces, two drive-in doors, office space and parking for 217 cars. Opus Architects and Engineers was the designer for the project.

HARVARD, ILL. — Gledhill Properties has sold the approximately 1.57 million-square-foot commercial campus located at 2001 North Division St. in Harvard. The property, which formerly housed Motorola’s corporate office, manufacturing and distribution buildings, is situated on a 325-acre site. Optima has acquired the buildings, and plans to reposition the property and lease the various components of the building to different entities. The acquisition price was not disclosed.

SANTA FE SPRINGS, CALIF. — Santa Fe Springs-based Hansen Steel has acquired a metal industrial building in Santa Fe Springs for $9.2 million. Located at 11919 Smith Ave., the 85,912-square-foot property is a unique crane-served metal structure equipped with active rail service and is in close proximity to the Norwalk/Santa Fe Springs Metrolink station. Luke McDaniel and Cameron Driscoll of Voit Commercial Brokerage’s Anaheim, Calif., office represented both parties in the transaction. The seller was Newport Beach, Calif.-based Western Realco.
