CHARLESTON, S.C. — Lauth’s development of two industrial buildings totaling more than 780,000 square feet has begun at North Pointe Industrial Park in Charleston. The 390,180-square-foot North Pointe Building Four, which features 32 feet of clear height and 100 dock doors, will deliver in the first quarter of next year. Construction of North Pointe Building Five, a 399,732-square-foot distribution building, will follow. North Pointe is situated 4 miles from the Port of Charleston and 5 miles from interstates 26 and 526.

MOGADORE, OHIO — NAI Cummins Commercial Real Estate has represented both parties in the sale of an industrial facility located at 3833 Mogadore Industrial Pkwy. in Mogadore. The 88,400-square-foot facility is situated on a 5.58-acre site. CMAC Property Management has acquired the property from Jenco Properties for $2.9 million. Bob Raskow of NAI Cummins represented the seller; Tom Franjesh, also of NAI Cummins, represented the buyer in the transaction.
SEATTLE — First Industrial Realty Trust Inc. has purchased a 233,000-square-foot industrial portfolio in the Seattle market for an undisclosed price. The portfolio consists of three Class A distribution facilities, which are located in the Kent Valley submarket. The buildings offer easy access to the ports of Seattle and Tacoma, the Seattle-Tacoma Airport and Interstate 5. At the time of acquisition, the portfolio was 100 percent leased. Andrew Harnish and Chris Spofford of Jones Lang LaSalle assisted First Industrial in the transaction. The seller was not disclosed. Additionally, the company is currently investing in the development of two buildings, totaling 328,500 square feet, at First Park Meridian Campus in Lacey, Wash. The first building, which totals 198,000 square feet, is slated for completion in October.
VISTA, CALIF. — Rexford Industrial LLC has acquired Century Industrial Center, which is located at 929-951 Poinsettia Ave. in Vista, for $10.38 million. The acquisition includes four building containing 13 units, which range in size from 3,000 to 19,000 square feet. The facility also offers 16- to 18-foot clear heights, as well as ground-level and dock-level loading doors. Joe McDermott, Jim Benson and John Witherall of Coldwell Banker Commercial represented the buyer and the seller, Poinsettia Vista Partners LLC, in the transaction.
GASTONIA, N.C. — Lincoln National Life Insurance Co. has recently sold the 525,680-square-foot WIX Filtration Corp. factory, a 47-year-old property located on Interstate 85 in Gastonia, to a partnership headed by Charlotte, N.C.-based Beacon Partners. Tim Bahr of NAI Southern Real Estate’s Charlotte office represented Lincoln in the sale. Further details of the transaction were not announced.
TAMPA, FLA. — Tampa-based The Dikman Company has represented JSK in its purchase of a 24,350-square-foot warehouse from 84 Lumber for an undisclosed amount. JSK will lease the property, located on 4.5 acres at 1102 N. 50th St. in Tampa, to American Building Materials, a company that specializes in products for drywall contractors.
CLERMONT, FLA. — Blue Earth Solutions, a Clermont-based environmental firm that safely recycles Styrofoam, has purchased an 11,250-square-foot warehouse from private sellers for $1.7 million. Sale of the property, which is located at 13511 Granville Ave. in Clermont, was brokered by Steve Porter of Coldwell Banker Commercial NRT’s Maitland, Fla., office.
MERRIMAC, MASS. — Winchester, Mass.-based Klemmer Associates, along with Colliers Houston, has brokered the sale of an 87,700-square-foot industrial building located at 51 E. Main St. in Merrimac, for $2.3 million. Klemmer Associates and Colliers Houston represented the undisclosed seller. The buyer, James F. Mullen Co., was represented by Peter Richardson of Jones Lang LaSalle.
AUSTIN, TEXAS — Dallas-based KDC and Birmingham, Ala.-based Harbert Management Corp. have started construction for Northpointe Trade Center, a three-building industrial park located at 2251 Piccadilly Dr. in Austin. The three buildings will total 448,550 square feet, and each will include 24- to 28-foot clear ceiling heights and ESFR sprinkler systems. The project will apply for LEED certification from the U.S. Green Building Council. Construction of the building shells is scheduled for completion in March 2009. Spring Valley Construction will provide construction services, with Azimuth Architecture serving as project architect. Brian Liverman, Scott Flack and Doug Thomas of Live Oak Gottesman will be handling leasing for the project.
LAKEVILLE, MINN. — First Industrial Realty Trust has held a groundbreaking ceremony in Lakeville for a 285,000-square-foot distribution center for Uponor North America. Located at County Road 70 and Dodd Boulevard, the new facility will be situated within First Park Lakeville, which is First Industrial’s 1.4 million-square-foot, master-planned industrial park. Uponor’s building, as well as a 282,000-square-foot speculative distribution facility within the development, are being constructed to achieve LEED certification. First Park Lakeville is being developed through First Industrial’s Development and Repositioning Joint Venture with the California State Teachers’ Retirement System. RJ Ryan Construction is acting as general contractor; Wayzata, Minn.-based Mohagen Hansen Architectural Group is acting as designer for the project.
