ELWOOD, ILL. — Morgan / Harbour Construction has broken ground on a 500,000-square-foot build-to-suit distribution facility within the CenterPoint Intermodal Center in Elwood. BISSELL Homecare Inc. will occupy the building, which will be located at the intersection of Route 53 and Walter Strawn Road. This will be the first building within the 300-acre expansion of the industrial park. The developer, CenterPoint Properties, has selected Morgan / Harbour to act as designer/builder for the project, which is slated for completion this winter.

EASTON, PA. —Verus Partners and Cabot Properties have teamed up to develop a 358,375-square-foot, build-to-suit manufacturing and warehouse facility for Majestic Athletic, a division of VF Imagewear, in Easton. The new facility will be situated on 40 acres at 2320 Newlins Mill Rd. It will feature 30-foot clear ceiling heights, 28,000 square feet of office space, 16 loading docks and one drive-in door. The Norwood Company is serving as general contractor. CB Richard Ellis and Guilford Realty negotiated the build-to-suit transaction. Majestic Athletic will consolidate several of its existing operations into the new facility upon completion.

BRIDGEPORT, CONN. — Westport, Conn.-based Vidal Wettenstein Real Estate has brokered the sale of part of the Coastline Terminal complex, consisting of a 60,000-square-foot industrial facility located at 315 Seaview Ave. in Bridgeport. The high-bay facility traded at a price of $2.6 million. Scott Zakos, Randy Vidal and Bruce Wettenstein of Vidal Wettenstein represented the seller, Coastline Terminal. The property was acquired by Gault Cos. The remaining 20 acres of the Coastline Terminal property is currently being marketed.

BOLINGBROOK, ILL. — Bannockburn, Ill.-based design/build firm Principle Construction Corp. has completed construction of a 40,337-square-foot warehouse/office facility located at 360 Veterans Pkwy. in Bolingbrook. The building was constructed for EZ-FLO International, which is headquartered in Ontario, Canada. EZ-FLO International is expanding its operations to the area in order to make it easier to service new and existing customers in the Midwest. The building, which is owned by Seefried Properties, consists of 39,040 square feet of warehouse space, with 30-foot clear ceiling heights and 1,297 square feet of office space. David Gaulin of Principle Construction Corp. acted as project manager; Interwork Architects provided architectural services.

DETROIT AND MADISON HEIGHTS, MICH. — Colliers International has brokered two Michigan industrial sales totaling more than 100,000 square feet. In Detroit, Colliers International has arranged the sale of a 120,000-square-foot industrial facility located at 6555 E. Davison. Peter E. Kepic and Peter J. Kepic of Colliers International represented the seller, ThyssenKrupp Materials, in the transaction. Additionally, the company has brokered the acquisition of a 15,000-square-foot industrial building located at 1645 Avis Dr. in Madison Heights. Peter E. Kepic, Peter J. Kepic and Larry Balone of Colliers International represented the buyer, QMI Properties, in the transaction. The acquisition price of both properties was not disclosed.

SKOKIE, ILL. — ML Realty has acquired a 486,884-square-foot industrial building located at 7300 Linder Ave. in Skokie. The building, which has access to Interstate-94 via a four-way interchange, is 100 percent leased. Jeffrey Kahn, Steven Disse and Jeffrey Devine of Colliers Bennett & Kahnweiler represented the undisclosed seller in the transaction. The acquisition price was not disclosed.

PETALUMA, CALIF. — Stephens & Stephens LLC has acquired two industrial buildings in Petaluma for approximately $18 million or $98 per square foot. Located at 755-775 Southpoint Blvd., the properties total 183,406 square feet. At the time of sale, the properties were approximately 95 percent occupied. Trevor Buck of NAI BT Commercial’s North Bay office represented the buyer in the transaction. The seller was Pine Creek Properties.

CALEDONIA AND GRAND RAPIDS, MICH. — Grubb & Ellis|Paramount Commerce has brokered two Michigan industrial transactions. Duke Suwyn and Tom DeBoer of Grubb & Ellis|Paramount Commerce have represented Franklin Southbelt LLC in selling its 35,000-square-foot industrial facility, which is located at 6940 Southbelt Dr. in Caledonia. The buyer, Alticor, actually signed a 10-year lease, with an option to purchase after 12 months. Additionally, Randy Bronkema of Grubb & Ellis|Paramount Commerce has brokered the sale of a 4,000-square-foot industrial building located at 705 Crofton St. SE in Grand Rapids. Becker & Sanders Properties acquired the facility from Mercantile Bank Mortgage Co. for an undisclosed amount. Bernie Merkle of CB Woodland Schmidt represented the buyer in the transaction.

NEW YORK CITY — Brooklyn, New York City-based Kalmon Dolgin Affiliates (KDA) has arranged the sale of a 30,000-square-foot manufacturing building, located at 27-02 Skillman Ave. in the Long Island City neighborhood of Queens, New York City, for $7 million. The two-story property features a freight elevator, heavy power capacity, multiple loading docks and 20,000 square feet of air rights. The buyer, United Air Conditioning, plans to use the ground floor of the facility for manufacturing and the second floor for offices. Dmitri Gourianov of KDA represented the United Air Conditioning. The seller, Dallek Inc., was represented by Joshua Zellner of Zellner Realty.

PATTERSON, CALIF. — McShane Corp. and MetLife Real Estate Investments are nearing completion of the co-developers first speculative distribution facility, which is being built within KeyStone West Business Park in Patterson. Upon completion, the master-planned, 122-acre industrial distribution center will include three buildings totaling 2.1 million square feet. The project has been specifically designed to serve the urban core of the San Francisco region. The first building, which is scheduled to be shell complete in October, will measure 529,970 square feet in size. Kevin Dal Porto of CB Richard Ellis is the listing agent for the property.
