ST. JOSEPH, MO. — Kansas City, Mo.-based Grubb & Ellis | The Winbury Group has arranged the sale of a 141,286-square-foot industrial property, located at 2315 SW Lower Lake Rd. in St. Joseph. Douglas Hedrick and John Delzer of Grubb & Ellis represented the seller, Smurfit-Stone Container Enterprise. Adam Stein of Prudential Summers represented the buyer, STJOMO Properties. The acquisition price was not disclosed.

BELLEVILLE, ILL. — Fairview Heights, Ill.-based IMPACT Strategies has broken ground for the construction of a 36,650-square-foot office/warehouse facility, located in Belleville. The $2.25 million project will be built within Belle Valley Business Park; it will be situated on the last available land parcel in the park’s third addition. Slated for completion in December, the flex building will be occupied by Power Maintenance & Construction, which will be relocating from its existing Belleville facility. The project architect is Gray Design Group.
DANVILLE, ILL. — UGL Equis has completed a lease for 50,000 square feet of warehouse space at 1801 E. Voorhees St. in Danville. Locally based Dawson Logistics will be consolidating its Hoopeston, Ill., operations into the new space. Dawson will share space within the 344,900-square-foot building with one of its clients, Owens Corning. The facility features rail access, 24- to 36-foot clear ceiling heights, overhead cranes and 19 exterior docks. Michael Cook of UGL Equis represented the tenant in lease negotiations. The landlord, Pinnacle Properties, utilized in-house representation.
LA VERGNE, TENN. — A.O. Smith Electrial Products Co. has extended its lease agreement with ProLogis for the 188,000-square-foot Interchange City Distribution Center Building 17. The property is located near the intersection of Interstate 24 and Waldron Road in La Vergne. The landlord is planning to outfit the warehouse with sustainable T5 lights. Additional tenants in the 3.5 million-square-foot distribution center include Singer Sewing Co. and Cardinal Health.
ATLANTA — Los Angeles-based Ta Chen International, a distributor of metals products, has leased a 104,000-square-foot warehouse from Duke Realty Corp. The property is located at 2660 Pinemeadow Court in the Pinebrook business park in Atlanta. Nathan Anderson of NAI Brannen Goddard represented the tenant, and Brian Sutton served as in-house representation for Duke.
WICHITA, KAN. — Bradley Tidemann of J.P. Weigand & Sons, on behalf of the unnamed landlord, has secured a lease for 36,000 square feet within a newly constructed, 143,000-square-foot warehouse located at the corner of Custer Avenue and Pawnee Street in Wichita. Siding distributor Alside Supply will be the first tenant within the modern warehouse facility, after signing a 5-year lease.
DEERFIELD BEACH, FLA. — An undisclosed limited liability company based in Deerfield Beach has sold two warehouses totaling 21,937 square feet to an undisclosed buyer based in Hollywood, Fla., for $1.28 million. The property is located at 272 and 282 N.W. 1st St. in Deerfield Beach. Daniel Cioci of Marcus & Millichap’s Fort Lauderdale, Fla., office represented the seller. Richard Seaman of Miami-based Jay Sugarman Realty/Realty Nation represented the buyer.
SUWANNEE, GA. — Fischbein, a material handling manufacturer with U.S. headquarters in Statesville, N.C., has leased 73,400 square feet of space in the Horizon Business Center for its Flexible Material Handling Division, moving its operations from Ohio to Georgia. The business center, which is now fully occupied, is located at 410 Horizon Dr. in Suwannee. Atlanta Office Realty’s Brad Kuehn represented the tenant, and Brian Sutton of Duke Realty represented the landlord. Fischbein will relocate to the new space this summer.
FORT ATKINSON, WIS., AND COLUMBUS, OHIO — Anheuser-Busch InBev (InBev) has agreed to sell four of its manufacturing plants to Ball Corp. for $577 million. The facilities are controlled by Metal Container Corp., InBev’s U.S. metal packaging subsidiary, and are used to produce cans and lids for soft drink production. The facilities include two can plants located in Fort Atkinson and Columbus, as well as a can plant located in Rome, Ga., and a lid plant located in Gainesville, Fla. As part of the agreement, Ball Corp. will continue to supply InBev with cans and lids from the divested plants. The transaction is expected to close by the end of the year or in the first quarter of 2010. Deutsche Bank AG and Lazard Frères & Co. are serving as financial advisors Sullivan & Cromwell is serving as legal counsel on behalf of InBev.
COPPELL AND CARROLLTON, TEXAS — Duke Realty Corp. has completed three leases totaling 506,035 square feet at three of its Dallas-area industrial properties. In the first transaction, imported furniture and accessories wholesaler Southern Enterprises has leased 154,744 square feet at Freeport IX, located at 600 Freeport Pkwy. in Coppell. This brings occupancy at the building to 50 percent. Mark Miller of NAI Robert Lynn represented Southern Enterprises in lease negotiations. Also in Coppell, Round 2, a computer and computer parts recycler, signed a lease for 115,989 square feet at Freeport III, a 297,903-square-foot building located at 445 S. Royal Lane. Seth Weinstein of Newmark Knight Frank represented Round 2 in lease negotiations. Finally, technology distributor Ingram Micro renewed its lease for 235,302 square feet at Frankford Interchange, a 380,002-square-foot building located at 1809 W. Frankford Rd. within Carrollton’s Trinity Mills industrial park. The property remains fully occupied. Tom Lynn of NAI Robert Lynn, along with Brian Netsky and Mike Morgan of Interstate Tenant Advisors, represented the tenant in lease negotiations. In all three transactions, Duke was represented in-house by Randy Wood of the firm’s Dallas office.
