KANSAS CITY, MO. — Hunt Midwest Enterprises has sold land within its Hunt Midwest Commerce Center in Kansas City to two area companies for the development of build-to-suit industrial space. Inland Truck Parts recently completed and opened a 65,000-square-foot service center on 8.23 acres at 8801 Parvin Rd. The truck part manufacturer has relocated from an older facility in Kansas City’s urban core. Zipco Contracting, a general contractor, has opened a new 13,000-square-foot facility on 2 acres at 4110 N. Corrington within Hunt Midwest Commerce Center.

DENVILLE AND HILLSBOROUGH, N.J. — The second part of the Raia Self Storage Portfolio sale has closed. This portion of the transaction consists of two self-storage development sites located in Denville and Hillsborough that total approximately 168,000 square feet. Jeffrey Dunne of CB Richard Ellis’ (CBRE) New York Institutional Group and Steve Hryszko of CBRE’s Self Storage Advisory Group represented the seller, Raia Self Storage, and procured the buyer, Hampshire Cos., which made the acquisition through its Hampshire Fund VII. The first part of the transaction, which closed in late 2008, consisted of five existing self-storage facilities located in New Jersey and New York that total approximately 410,334 square feet. The facilities will operate under the Hampshire Self Storage Brand.
FREEHOLD, N.J. — Sperry Van Ness | Richter Grusd (SVN) has arranged four new leases totaling 25,000 square feet at 6 Paragon Way, a 70,000-square-foot warehouse/flex building located in Freehold. Zee Brothers International is leasing 10,000 square feet; Lorillard Tobacco Co. is leasing 5,000 square feet; AJM Sheet Metal is also leasing 5,000 square feet; and High Focus Centers is leasing 5,000 square feet. In the first three transactions, SVN’s Doug Richter and Ian Grusd represented both parties. In the fourth lease, Richter and Grusd represented the landlord, while Michael Staskiewicz of Newmark Knight Frank represented the tenant. The facility is owned by a local developer. It features 28-foot clear ceiling heights, 20 loading docks and available drive-ins. The remaining 45,000 square feet is divisible for a single or multiple tenants.
SAN ANTONIO — Houston-based Greenstar North America has opened a 180,000-square-foot, single-stream recycling facility in Houston. The new facility, which is located at 1228 Cornerway Blvd., has the capacity to process 20,000 tons of material per month. The facility will serve the Central and South Texas regions and will employ approximately 100 people. Greenstar North America, which is the largest municipal recycler in the state, already operated another recycling facility in San Antonio. It is located at 3003 Anoil St. and processes 3,000 tons of material per month.
GRAFTON, WIS. — Milwaukee-based Colliers Barry has arranged the leasing of a 42,900-square-foot industrial facility, located at 2076 First Ave. in Grafton. The tenant, Waukesha Tool & Stamping, plans to relocate Parkview Metal Products, a company it recently purchased, to the new facility. Waukesha Tool & Stamping also plans to complete capital improvements to the property. The landlord is Grafton Investments LLC. The transaction was negotiated by Pete Slezak of Colliers Barry.
PELHAM, ALA. — Owens & Minor Distribution has signed a lease renewal with an undisclosed landlord for 80,450 square feet of warehouse space at the Cahaba Valley Business Park. The property is located on Cahaba Valley Road in Pelham. Brad Moffatt and Stuart Brock of Birmingham, Ala.-based EGS Commercial Real Estate represented the landlord.
TWINSBURG, OHIO — Cleveland-based CRESCO Real Estate has arranged the lease of a 257,000-square-foot warehouse, located in Twinsburg. The facility, which is located at 8181 Darrow Rd., will be occupied by FFR-DSI on a long-term basis. The building is owned by First Industrial Realty Trust. CRESCO’s Matthew Beesley, Bob Garber, and Ryan Burrows represented First Industrial in lease negotiations. The tenant was represented by A.J. Magner and Joseph Messina of Jones Lang LaSalle. In addition, CRESCO recently represented First Industrial in four more industrial leases in nearby Solon, Ohio, for a total of 78,600 square feet. The tenants in those transactions were Dow Chemical/Poly-Carb, Vincent Lighting, Ruell Trucking and United Stone Corp.
WALINGFORD AND WATERBURY, CONN. — Fantini & Gorga has assisted Eastern Bank in arranging $6 million in acquisition financing for two self-storage facilities in Wallingford and Waterbury. The Wallingford facility contains 54,075 rentable square feet and 490 units in two buildings, along with several outdoor parking spaces. The Waterbury property, set on 4.97 acres, encompasses 54,875 square feet and 546 rental units within two buildings. The loan was arranged on behalf of Tarco Properties, which plans to convert the facilities from the Lock Tight brand to its flag, Value Store-It. Fantini & Gorga and Eastern Bank collaborated on the loan package.
BLUE MOUND, TEXAS — Henry S. Miller Brokerage (HSMB) has arranged a 45,000-square-foot industrial lease in Blue Mound on behalf of Oilfield Equipment Rental Co. The Hobbs, N.M.-based company will occupy the space, located at 1001 Blue Mound Rd., as its Texas operations. In addition to distribution space, the building also contains approximately 2,000 square feet of office space. The landlord of 1001 Blue Mound Road is Hilzer Family Trust. HSMB’s Pete Richardson and Drew Richardson were the sole brokers in the transaction. Terms of the lease were not disclosed.
COPPELL AND DALLAS, TEXAS — Lee & Associates has arranged two leases in the Dallas/Fort Worth area. First the company brokered a 30,374-square-foot lease on behalf of Matrix Network. The company will be expanding into space within Royal Park Coppell, a speculative industrial development located at 850 Freeport Pkwy. in Coppell. It had previously been located in nearby Carrollton. Conrad Madsen and Greg Nelson, both of Lee & Associates, represented the tenant. The landlord, Hays & Jones, was represented by Dave Anderson of CB Richard Ellis. In Dallas, Lee & Associates completed the lease of a 16,950-square-foot industrial facility, located at 2552 Merrell Rd. The tenant, Prestige Landscape, will occupy the building for a 3-year term. Prestige was represented by Lee & Associates’ Adam Graham. The undisclosed landlord was represented by Nathan Denton and Hanes Chatham, also of Lee & Associates.
