BOLINGBROOK, ILL. — Goya Foods has taken occupancy at its recently completed 150,000-square-foot Midwest distribution center located at 1401 Remington Blvd. in Bolingbrook. Transwestern provided project management services for the $17.5 million project, which was developed by Northern Builders. The project was completed in 6 months. Situated on a 15-acre site, the facility includes 40-foot clear ceiling heights, a high storage freezer, cooler storage, a production room and a training room. Transwestern’s Robert Klinger led the project management team on behalf of Goya Foods.

INLAND EMPIRE, CALIF. — Voit Commercial Brokerage has closed two industrial transactions totaling $6.7 million in the Inland Empire. In the first transaction, LIA Properties LLC has acquired a 28,125-square-foot industrial building for $3.6 million. Shengqu and Xiaoling Chen sold the property, which is located at 13810 Mountain Ave. in Chino, Calif. Joe Miller of Voit’s Anaheim, Calif., office represented the buyer; David Kotai of Lin-Kotai Commercial represented the seller. In the second transaction, Kathy M. Gardarian Family Trust has purchased a 31,768-square-foot industrial building, which is located at 1120 Citrus St. in Riverside, Calif., for $3.1 million. Todd Hergesell of Voit’s Irvine office represented the buyer; Milo Lipson of Grubb & Ellis represented the seller, Oakmont Riverside Hunter Park LLC, in the transaction.
KINGMAN, ARIZ. — Streetsboro, Ohio-based Telling Industries LLC has completed the development of its new manufacturing facility in Kingman. The 52,000-square-foot building features a regional sales office, manufacturing assembly lines, slitter pits and a rail spur for shipping and receiving. Telling Industrial manufactures a full line of C-shaped galvanized steel framing products and an array of complementary accessories for the drywall framing industry. Mentor, Ohio-based Cleveland Construction Inc. served as general contractor for the project.
MILWAUKEE — First Industrial Realty trust has secured two leases totaling 145,000 square feet within its recently completed First Park Oak Creek industrial development located in Milwaukee. First Industrial Realty Trust developed the park through its development and repositioning joint venture with the California State Teachers’ Retirement System. Regina USA has leased 64,000 square feet within Building B of the park. The company is relocating from Maryland to better serve its customers. Additionally, We Energies, a subsidiary of Wisconsin Energy Corp., has leased 81,000 square feet within Building A. The park is 79 percent leased. Steve Sewart of Inland Cos., as well as Roger Siegel and Scott Furmanski of CB Richard Ellis, assisted in the transactions. Tom Shepherd of Inland Cos. assisted with the We Energies Lease. Additional terms of both leases were not disclosed.
NEW ORLEANS — FedEx Freight has purchased two parcels of land totaling 20 acres in James Business Park from Sealy FRLA Land and JII LLC for an undisclosed amount. The land, located on Airline Highway in New Orleans, will be the future site of a cross-dock facility, housing regional operations for FedEx Freight. Dallas-based McMahon Development Group will break ground on the project immediately. JII has also sold 3.48 acres in the park to Inspectorate America Corp. The company is set to break ground on a new laboratory next year. James Business Park, which is owned by both Sealy and JII, spans 200 acres and is home to more than 100 companies.
POMPANO BEACH, FLA. — Pompano Beach-based Structural Group has purchased 30,317 square feet of industrial space from a Boca Raton, Fla.-based private investor for $3 million. The warehouse, which is located at 2001 Blount Rd. in Pompano Beach, will serve as Structural Group’s new base of operations. The property features 22-foot ceiling height, impact windows and a new roof. Harry Tangalakis and Tom O’Loughlin of CB Richard Ellis’ Fort Lauderdale, Fla., office represented the sellers, and Sperry Van Ness’ Keith Kidwell brokered the transaction on behalf of the buyer.
ERLANGER, KY — US Playing Card Co. has signed a lease for 572,000 square feet of industrial/office space located at 300 Gap Way in Erlanger. The new facility will allow for more efficiency for distribution and manufacturing. US Playing Card Co. will occupy the space in December. Rod MacEachen and Josh Niederhelman in the Cincinnati office of CB Richard Ellis represented US Playing Card Co. in the transaction.
MORGAN HILL, CALIF. — Mission West Properties Inc., through its unconsolidated joint venture, TBI-MWP, has completed the disposition of two research and development assets in Morgan Hill. Selling for $65 million, the properties offer approximately 311,000 square feet of rentable space. Mission West received approximately $16.9 million in cash, its share of the net proceeds, for the transaction. In January 2003, Mission West acquired a 50 percent interest in the joint venture from the Berg Group under the Berg Land Holdings Option Agreement.
TAMPA, FLA. — Stinger Systems has signed a lease for 14,793 square feet with CLW Industrial Group for space at the 30,000-square-foot Thompson Center II. The warehouse, located at 5505 Johns Rd. in Tampa, is fully leased. The property, which was constructed by Thompson Kirk Properties, will serve as Stinger’s headquarters.
NAPERVILLE, ILL. — On behalf of Suncraft Technologies, Bannockburn, Ill.-based Principle Construction Corp. has completed an 88,000-square-foot warehouse addition located at 1301 Frontenac in Naperville. The new warehouse includes 20-foot clear-height ceilings, 65 new parking stalls, a storage mezzanine, a baler room, a break room, a worker room and a shipping office. Additionally, the project was constructed to accommodate four interior loading docks. Harris Architects provided design services; Phil Gonzalez of Principle Construction Corp. acted as project manager for the addition. The estimated cost of completion was not disclosed.
