PLAINFIELD, IND. — Continental, a contract dining and refreshment provider, has signed a 49,977-square-foot industrial lease at Gateway Industrial II within HSA Commercial’s Gateway Business Park in the Indianapolis suburb of Plainfield. The deal returns Gateway Industrial II to full occupancy after a previous tenant expanded elsewhere within the business park. Based in Troy, Mich., Continental specializes in workplace food and beverage programs. The company plans to establish a distribution center and office space at Gateway Industrial II. HSA will oversee the build-out of the office portion, while Continental will retrofit the warehouse space. Occupancy is slated for June 1. Built in 2004, Gateway Industrial II features a clear height of 28 feet. In addition to Continental, the 104,400-square-foot building is leased to Sky Zone Trampoline Park, In Touch Pharmaceuticals and CertiFit Auto Body Parts. To date, HSA has completed seven buildings totaling approximately 1.2 million square feet at Gateway Business Park. The development is situated one mile from Indianapolis International Airport. NORTH BERGEN, N.J. — Locally based investment firm Faropoint has received a $90 million loan for the refinancing of a portfolio of 10 industrial buildings totaling 770,000 square feet in North Bergen, located across the Hudson River from New York City. The buildings are all located within two industrial parks and were fully occupied at the time of sale. New York Life Real Estate Investors provided the loan, specific terms of which were not disclosed, to Faropoint.
MEMPHIS, TENN. — CBRE has arranged a $12 million acquisition loan for a 150,000-square-foot distribution center located at 6325 Global Drive in southeast Memphis. The facility, which features nearly 40,000 square feet of cold storage space, was fully leased to Vistar, a division of Performance Food Group, at the time of financing. Bob Ybarra, Bruce Francis, Shaun Moothart, Doug Birrell, Nick Santangelo and Jim Korinek of CBRE’s Capital Markets Debt and Structured Finance team arranged the financing on behalf of the buyer, Pacifica Real Estate Group. The loan was underwritten with a 10-year term and 5.55 percent interest rate. The seller was not disclosed.
DENTON, TEXAS — Mississippi-based REIT EastGroup Properties has broken ground on a 244,000-square-foot, two-building industrial project in the North Texas city of Denton. Denton Exchange 35 will consist of a 114,000-square-foot building that is subdividable to 20,000 square feet and a 130,000-square-foot building that is subdividable to 40,000 square feet. Combined, the buildings will feature 53 dock-high-doors and parking for 239 cars and 34 trailers, with expansion capabilities for trailer parking at both facilities. Project partners include Alliance Architects, GMcivil, Rosenberger Construction and Stream Realty Partners as the leasing agent. A tentative delivery date was not disclosed.
DENVER — Graham Street Realty (GSR), an affiliate of Hamilton Zanze, has completed the disposition of Commerce Square, a light industrial facility located in the Interstate 70 East submarket in Denver. Terms of the transaction were not released. GSR originally purchased Commerce Square in December 2020. The asset comprises 144,464 rentable square feet of shallow-bay light space across two Class B buildings. Commerce Square offers above-standard loading capabilities, front park/rear load orientation, 18-foot clear heights, dock and drive-in loading capabilities and 265 parking spaces. At the time of sale, the property was 96.4 percent leased. Paramount Property Co., an Oakland, Calif.-based GSR affiliate, managed Commerce Square during GSR’s ownership of the asset.
SAN MARCOS, TEXAS — New Jersey-based investment firm Denholtz Properties has acquired Clovis Crossing, a 213,235-square-foot industrial building in San Marcos, located roughly midway between San Antonio and Austin. The newly constructed, two-building facility sits on 13 acres and features 32-foot clear heights. Mike Klein, Jon Mikula, Michael Johnson and John Beeler of JLL arranged $26.1 million in acquisition financing for the deal through Palladius Capital Management. Charles Strauss, Tom Weber and Trent Agnew, also with JLL, represented the seller, Freehill Development Co.
FORT WORTH, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has arranged a 90,278-square-foot industrial lease at South Fort Worth Commerce Center. The two-building complex is located at the northeast corner of I-35W and Everman Parkway. Matt Carthey and Thomas Grafton of Holt Lunsford Commercial represented the landlord, IDI Logistics, in the lease negotiations. Andrew Johnson of Colliers represented the tenant, Kurita America, a provider of water treatment solutions.
PLANO, TEXAS — KCW Enterprises has signed a 38,180-square-foot lease renewal at an industrial flex facility located at 2600 Research Drive in Plano. According to LoopNet Inc., the property was built in 1998 and totals 82,545 square feet. Brian Pafford and Jared Laake of Bradford Commercial Real Estate Services represented the landlord, Kennington Research LLC, in the lease negotiations. Grace Bowers of Colliers represented the tenant.
WESTFIELD, MASS. — A partnership between two developers, Massachusetts-based WinStanley Enterprises and Kansas City-based NorthPoint Development, will build a 524,000-square-foot industrial project in Westfield, located outside of Springfield in the western part of Massachusetts. The 126-acre site of the project, which will be known as Falcon Landing, is adjacent to Westfield-Barnes Regional Airport and can support parking for 362 cars and 322 trailers. Infrastructural improvements to the site are underway, and a precise construction timeline is still being finalized.
FONTANA, CALIF. — JLL Capital Markets has arranged the $197 million sale of Commerce Way Distribution Center in Fontana, which is located about 50 miles east of Los Angeles in the Inland Empire. EQT Exeter was the buyer. Built in 2000, Commerce Way Distribution Center totals 819,004 square feet. Located on Santa Ana Avenue, the property features a cross-dock configuration and a clear height of 30 feet. JLL says the facility benefits from its location in the Inland Empire, the largest industrial market nationwide with immediate access to critical supply chain infrastructure and Southern California’s population of more than 25 million people. As of the fourth quarter of 2023, the vacancy rate for the Inland Empire industrial market was 5.9 percent, a 90-basis-point increase quarter-over-quarter due to a high volume of new industrial space delivered by developers, according to JLL. The market experienced positive net absorption despite the 10.5 million square feet of new space delivered in the quarter.
