ARLINGTON, TEXAS — Bob Moore Construction has completed Pioneer 360 Business Center, a 1.16 million-square-foot business park located along State Highway 360 in Arlington. The 70-acre property contains three buildings. Buildings A and B total 194,845 and 152,800 square feet, respectively. They are designed for warehouse, office, showroom and flex tech users requiring rear-loading capability. The buildings feature 24-foot clear ceiling heights and a combined 86 loading dock bays. Building C is an 815,820-square-foot, cross-docked distribution facility. It features 32-foot clear ceiling heights, more than 100 trailer storage spaces and 158 loading dock bays. The project is applying for the Gold level of LEED – Core & Shell certification, and is one of the first industrial projects in the state to register for the designation. The developer of Pioneer 360 Business Center is Flaherty Development, and the project architect was Alliance Architects.

ORLANDO, FLA. — Small Bay Partners LLC is developing the first phase of CommerCenter, which is located at 7629 Narcoossee Rd. in southeast Orlando. The initial phase will include 57,000 square feet, including all the of the planned retail space. Along with the 120,000-square-foot CommerCenter facility, the firm plans to develop 14,000 square feet of retail space and 106,000 square feet of industrial condominiums.

AUBURN HILLS, MICH. — The Detroit office of CB Richard Ellis (CBRE) has brokered the sale of a 75,280-square-foot industrial property, located at 1987 Taylor Rd. in Auburn Hills. The property was acquired by Dietronik Inc., a wholly owned subsidiary of American Axle & Manufacturing Inc., which plans to use the space as a machining parts plant. CBRE’s Eugene Agnone, Charles Ginster and Matthew Osiecki represented the seller, Molex Inc. The sale price was not disclosed.

YORK, PA. — York-based ROCK Commercial Real Estate has arranged two leases in the York community of Springettsbury Township. First, ROCK represented York Container Co. in the leasing of 45,000 square feet of warehouse space at 2800 Concord Rd. In the second transaction, ROCK represented Super Shoes in the leasing of 20,000 square feet of retail space within York Marketplace at 2541 E. Market St. The landlords and terms of the leases were not disclosed.

TIGARD, ORE. — Portland, Ore.-based TCTPI LLC has acquired Tigard Central Industrial Park in Tigard for $7.46 million. Located at 12670-12700 SW Hall Blvd., the five-building property offers 208,640 square feet of industrial space. The seller was Portland-based Jempak Partners LLC. Greg Nesting and Scott Finney of Portland-based Norris & Stevens represented both parties in the transaction.

LAS VEGAS — Staples Contract & Commercial Inc. has signed a lease for a 37,500-square-foot industrial property in Las Vegas. The property is located within Beltway Business Park at 6975 S. Decatur Blvd., Building 6, Ste. 190. The lease is valued at $1.5 million. Dan Doherty, Patti Dillion and Ben Campbell of Colliers International – Las Vegas, along with David Ginther of Fischer & Co., represented the lessee; Rod Martin of Majestic Realty Co. represented the lessor, Beltway Business Park Warehouse 3 LLC, in the transaction.

ORLANDO, FLA. — Kauffman Tire has signed a 50,400-square-foot, 2-year lease extension for space in the Presidents V Building. The warehouse is located at 7482 Presidents Dr. in Orlando. Anne Huntington of CB Richard Ellis’ Dallas office and David Murphy of the firm’s Orlando office represented the tenant. Erik W. Schwetje of CB Richard Ellis’ Orlando office represented the landlord.

WAUKEGAN AND ELGIN, ILL. — Lee & Associates of Illinois has brokered two Chicagoland industrial leases. In Waukegan, Trifinity Partners signed a lease for 130,156 square feet of industrial space located at 3731 Sunset Ave. Mike Prost and Sergio Chapa of Lee & Associates represented the landlord, ING Clarion Partners. The tenant was represented by Patrick Shannon of Darwin Realty & Development Corp. In Elgin, Lee’s John Sharpe and Steve Bass represented Premier Transportation Warehouse in the leasing of 81,050 square feet of industrial space located at 1675 Holmes Rd. The landlord, Manulife Financial, was represented by Dan Benassi and Dan Jones of Entre Commercial. Terms of both leases were not disclosed.
