HOUSTON — Houston-based Wolff Cos. has completed four build-to-suit transactions within Interwood, the developer’s 440-acre, master-planned business park located at the intersection of Beltway 8 and John F. Kennedy Boulevard in Houston. Schultz USA purchased 16 acres of land located on Interwood North Parkway for the construction of a 56,880-square-foot industrial building. The new facility, which is scheduled to break ground this fall, will serve as the company’s new North American headquarters and distribution center. Bob Berry and Jeff Venghaus of The Staubach Company represented Shultz. CCIB, an affiliate of Austin-based Capital Commercial Investments, purchased a 12.5-acre site located between FM 525 and Interwood South Parkway for future light industrial development. Additionally, Scomi Oiltools purchased 6.3 acres located at the northeast corner of Interwood South Parkway and Heathrow Forest Parkway. DENVER — Denver-based ProLogis is developing Stapleton Business Center North, a master-planned industrial park located at the intersection of 56th Avenue and Havana Street in Denver. The first phase of development will include a 345,000-square-foot distribution facility, which is scheduled to begin construction later this year. At full build-out the park will comprise five buildings totaling approximately 1.2 million square feet of distribution space. Additionally, the project will be built according to United States Green Building Council guidelines for LEED Certification.
LITTLETON, COLO. — Mountain View LLC has purchased a 106,000-square-foot industrial building, which is located at 6415-6455 Business Center Dr. in Littleton, as part of a 1031 exchange. The single-tenant net leased property sold for $16.85 million or approximately $159 per square foot. The current tenant, Verizon Communications Inc., recently negotiated a lease extension that included extensive tenant improvements on the 13-year old building. Alec Rhodes and R.C. NORTHBROOK, ILL. — Op2mize has brokered the largest industrial deal in the city of Chicago since 2005. Assemblers, a privately held firm headquartered in Chicago, has leased approximately 452,000 square feet of space — 70 percent of the total building area — at 2850 West Columbus Ave. The $23 million lease encompasses existing warehouse and assembly space with 30-foot ceilings, and runs through 2020. COLUMBUS, OHIO — Michael Mele, Adam Schlosser and Brett Hatcher of Encino, Calif.-based Marcus & Millichap have brokered the $18.85 million sale of the Storage Inns of America portfolio on behalf of a Dayton, Ohio-based private investor. The seven-property self-storage portfolio totals 418,020 square feet in size. All of the single-level facilities are located on, or exposed to major thoroughfares with ample store frontage, and include interior climate control, exterior lighting and perimeter fencing with computerized-gate access. Sean Delaney and Jesse Luke of Marcus & Millichap’s Oak Brook, Ohio, office represented the buyer, a Mishawaka, Ind.-based investment group.
OKLAHOMA CITY, OKLA. — Koll Development Co. (KDC) has been selected to develop a new 198,000-square-foot regional operations center for ACA Member Services Co. in Oklahoma City. The facility, which will be located in Quail Springs Business Park at the corner of Quail Springs Parkway and Quail Pointe Drive, is expected to employ more than 1,200 people. Construction will begin in July, and completion is scheduled for late 2009. The building is designed to attain LEED-certification. Tom Maloney of The Staubach Company represented the tenant in the new regional center transaction. Forum Studio Inc. is the project architect, and a general contractor will be secured at a later date.
PORTLAND, ORE. — Reno, Nev.-based DP Partners has completed its first speculative building at LogistiCourt at Portal Way in Portland. Located at 18210 NE Portal Way, the 264,984-square-foot facility is divisible to 43,992 square feet and features 30-foot clear height ceilings, 50 truck docks, six drive-in doors, bay sizes of 52-foot by 55-foot with 60-foot speed bays, parking for 183, trailer parking upon request and T5 HO high-efficiency light fixtures. Centennial, Colo.-based Vistar Corp. has signed a long-term lease for 102,988 square feet of the newly completed facility. Portland-based Group Mackenzie provided architectural services; and Portland-based Perlo McCormack Pacific served as general contractor for the project. The exclusive leasing agent for LogistiCourt is Andy Kangas, Arielle Scesa and Stuart Skaug of CB Richard Ellis.
JOLIET, ILL. — Colliers Bennett & Kahnweiler (CBK) has negotiated a lease for 122,596 square feet of industrial space within a building located at 2700 McDonough in Joliet. Solideal USA will occupy 122,596 square feet within the 645,817-suare-foot warehouse building. Solideal’s space features 20-foot clear ceiling heights, 10 exterior, depressed truck docks, a drive-in door, eight trailer stalls and is crane-equipped. The new facility will consolidate the company’s previous operations in Harvey and Rockford, Ill. Vernon Schultz and Brent De Noble of CBK represented Solideal, as well as the landlord, Higgins Development Partners. The lease was for a 10-year term.
FAIR LAWN, N.J. — Mark Tannen and Dorothy Chuang of CB Richard Ellis have completed the sale of an industrial building in Fair Lawn. The facility is located at 4-01 Banta Place and encompasses 18,000 square feet. The building was vacant at the time of the sale. Chuang represented the buyer, an undisclosed Chinese firm, and Tannen represented the seller, the Weidner Family Partnership, in the transaction. The price was undisclosed.
ESCONDIDO, CALIF. — Pacific Realty Advisors is developing Harmony Grove Industrial Park, a 36,500-square-foot industrial park located at 1291 Pacific Oaks Pl. in Escondido. With completion slated for June, the multi-tenant project features suites ranging in size from 1,219 to 2,198 square feet, with the option to combine spaces. The separately metered warehouse units also feature grade-level truck doors. Kenneth D. Smith Architects provided architectural services for the project; Kenard Construction is serving as general contractor. Matt Strockis and Eugene Marini of Cushman & Wakefield are marketing the project.
