PLEASANT PRAIRIE, WIS. — Chicago-based Paine/Wetzel • ONCOR International has brokered a 108,439-square-foot lease to Fidelitone Logistics. The logistics company will be relocating to 8505 100th St. in Pleasant Prairie. Prior to signing the lease, it was located at 1260 Karl Ct. in Wauconda, Ill. Whit Heitman and Samuel Badger of Paine/Wetzel represented the building owner, CenterPoint Properties; Fidelitone was represented by Dan Jones and Dan Bennassi of Entre Commercial Realty.

HOUSTON — Tracer Construction Co. has purchased a 22,936-square-foot spec manufacturing building, located at 1102 W. Eighth St. in Seaco Business Park in Houston, from Stonebridge Real Estate Development & Investments. Bill Rudolf and Gray Gilbert of CB Richard Ellis represented the buyer. John Ferruzzo, Chris Caudill and Joel Michael of NAI Houston represented the seller.

FERNLEY, NEV. — Sacramento, Calif.-based Panattoni Development Co. has completed work on a 337,500-square-foot facility in Fernley. Located at 2375 E. Newlands Dr., the 20-acre lot accommodates space for storage of fencing, decking and railing products. The facility was built for Trex, a national producer of composite decking, railing and fencing.

EL CAJON, CALIF. — Pacific Realty Advisors has acquired a multi-tenant industrial building for $5.83 million. Located at 1100 N. Magnolia in El Cajon, the 40,919-square-foot property features 2,150-square-foot bays and convenient access to the 67 and 8 freeways. Current tenants include Helix Mechanical, McKeever Inc. and Motonation. Ken Ruppert and Kerry Schimpf of Grubb & Ellis|BRE Commercial represented the buyer and the seller, Burer Family Investments LP, in the transaction.

TEMPE, ARIZ. — Jeff Lion, a California investor, has purchased a 17,200-square-foot general industrial building in Tempe for $1.45 million. Located at 1104 W. Geneva, the property, which was built in 1980, was vacant at the time of acquisition. The buyer plans to market the property for lease. John Creedon of Corridor Commercial represented the buyer; Pete Klees of Grubb & Ellis|BRE Commercial LLC represented the seller, BRS-San Diego Commerce Center LLC, in the transaction.

LAKELAND, LEESBURG AND MIAMI, FLA. — Michael Mele of Marcus & Millichap’s Tampa, Fla., office and Chico LeClaire of its Denver office have facilitated the sale of three storage facilities located in Lakeland, Leesburg and Miami, on behalf of the seller, Cleveland-based U-Store-It, and two individual buyers. A South Florida-based private partnership acquired the 60,040-square-foot, 4-acre Leesburg location for $2.4 million and the 57,240-square-foot, 2.5-acre Miami location for $2.2 million. A Florida-based private investor acquired the 47,880-square-foot, 3-acre Lakeland facility for $2 million. The properties are part of a 21-property portfolio located in five states and are the first to close in Florida.

KANSAS CITY, MO. — Pure Fishing is building a 400,000-square-foot distribution center located at 7501 NW 106th Terrace in Kansas City. The new facility will be built within Terrace in the Skyport Industrial Park near Kansas City International Airport. When the building opens later this year, Pure Fishing will consolidate five of its warehouse facilities into the new location.

LIVONIA, MICH. — First Industrial Realty Trust has leased 99,937 square feet of rail-served industrial space to West/Win Ltd. The manufacturer will occupy a facility located at 11800 Sears Dr. in Livonia, which boasts easy access to CSX’s intermodal facility. Glenn DesRosiers of Friedman Real Estate Group and Gary Glotzhober of Colliers International assisted in the transaction.

PHILADELPHIA — BDB Co., a private partnership affiliated with Brooks Provisions, has sold 3445 and 3535 S. Front St. in Philadelphia to Ashforth Paradigm Capital Advisors for $7.65 million. Located on 3.26 acres within the Food Distribution Center of the city, the 86,315-square-foot cold storage food warehouse and distribution facility comprises a one-story facility and three stories of office space. Brooks Division, the sole tenant, will continue to lease the facility in its entirety. Stephen Marzullo of CB Richard Ellis and the firm’s Investment Properties Group represented the seller in the transaction. Patrick Green and Michael Mullin of CB Richard Ellis’ Industrial Properties team assisted in the disposition as well.
