FARMINGTON, CONN. — TRUMPF, one of the world’s largest producers of fabricating machinery and a leader in laser production technology, has completed its new 83,000-square-foot Laser Innovation & Technical Excellence building in Farmington. The new $20 million facility features research labs, a 6,000-square-foot class 10,000 cleanroom, and a 55,200-square-foot production hall. TRUMPF will use the facility to develop new lasers and expand the production of laser resonators. Diversified Project Management provided project management services for the development.

FORT WORTH, TEXAS — ProLogis plans to develop a new 2.1 million-square-foot, master-planned industrial park in Fort Worth. To be called ProLogis Park Fort Worth, the park will sit on 130 acres at the intersection of Interstate 35 West and Loop 820. The park’s first phase will feature a 525,000-square-foot cross-dock facility, which is scheduled to begin construction in the second half of this year.

MESA, ARIZ. — Carter Cos. is developing Falcon Crest Business Center at 4030 E. Quenton Dr. in Mesa. The 73,385-square-foot industrial facility is divisible to approximately 7,500 square feet and offers 10 truckwells and eight grade-level doors. Ergonomic Solutions Inc. (ESI) has pre-leased 31,712 square feet at the property, which is slated for completion in first quarter 2009. Garrett Schoenberger and Andrew Markham with Grubb & Ellis|BRE Commercial are marketing the project.

MACOMB, MICH. — L. Mason Capitani/TCN Worldwide (LMC) has brokered the sale of a 32,454-square-foot industrial facility located at 51483 Quadrate in Macomb. The property was acquired by Flood Solutions, which is expanding and relocating its existing facilities. Joe DePonio of LMC represented Flood Solutions, as well as the undisclosed seller.

SAUK VILLAGE, ILL. — Reno, Nev.-based DP Partners has completed its third speculative building at LogistiCenter at Sauk Village, a 325-acre business park located in Sauk Village. Building A is a 496,260-square-foot, rail-served distribution center situated on a 26.5-acre site fronting Jason Rasmussen Drive. It features 32-foot clear ceiling heights, 50-foot by 50-foot typical bays with 60-foot deep staging bays, up to 120 truck docks, two drive-in doors, and parking for 189 cars and 59 trailers. The facility also features the ability to cross-dock and/or rail-serve the rear of the building and expansion capability up to 1.2 million square feet. The project was built by Deerfield, Ill.-based Meridian Design Build, with Palatine, Ill.-based Harris Architects serving as project architect. George Maragos, Brad Weiner of the Chicago office of CB Richard Ellis are providing leasing services for LogistiCenter at Sauk Village.

LATHROP, CALIF. — FR/CAL Beta Northwest LLC, a joint venture between First Industrial and CalSTRS, has completed the sale-leaseback disposition of a 440,538-square-foot single-tenant distribution center located within Crossroads Commercial Center at 700 D’Arcy Pkwy. in Lathrop. 700 D’Arcy Parkway Investors LLC, a client advised by UBS Global Real Estate – US, purchased the property for an undisclosed price. Situated on a 28-acre site, the property is 100 percent occupied by JC Penney. Built in 1998, the property was redeveloped for the tenant in 2007 and offers 2 percent office space, 32-foot clear ceiling heights and on-site parking for up to 200 trailers. Andrew Sandquist, Robert Brennan, Jonathan Wolfe and Dave Haggerty of CB Richard Ellis brokered the transaction.

TOLLESON, ARIZ. — Cincinnati-based Victory Medals has acquired a 25,500-square-foot industrial facility, which is located at 525 S. 83rd Ave. in Tolleson, for $2.9 million. The buyer plans to use the property for a metal fabrication unit. Built in 1975, the property features a fully fenced yard with three overhead cranes. Mike Parker of Colliers International represented the buyer; Mark Phillips of Sperry Van Ness’ Phoenix office represented the seller, Irvine, Calif.-based Kerrigan Industries, in the transaction.

SHENANDOAH COUNTY, VA. — Solaris Paper has signed a 10-year build-to-suit lease for 406,000 square feet at the North Shenandoah Industrial Park in Shenandoah County. BPG Development will oversee the development and construction of the 29-acre project on behalf of the landlord, BPG Investment Partnership VIII and VIII A. Construction will begin this month, and the project is scheduled to complete fourth quarter. The site has been designed and approved for up to 100,000 additional square feet. John Lesinski and Joshua Gurland of Winchester, Va.-based Leland Group Commercial Real Estate were the sole brokers and exclusively represented the landlord. The property is located near the intersection of Interstate 81 and I-66.
