NORCROSS, GA. — Contemporary Marketing Group has signed a 125,000-square-foot lease with ProLogis for space in its 1.1 million-square-foot Atlanta NE Distribution Center in Norcross. With the new lease, the 65-acre park is at full capacity. Tenants include The Home Depot, Konica Minolta, Mygrant Glass Co., Tire Centers and Nippon Express.

SOUTH BEND, IND. — Holladay Properties has plans to add a 157,000-square-foot warehouse/distribution facility to its mixed-use Portage Prairie development, which is located at US 31 and Adams Road in South Bend. Named the Ontario, the facility will be situated in the light industrial and office section of the 450-acre Portage Prairie, which has been branded as AmeriPlex to create cohesion with Holladay’s other industrial parks across Indiana. The building will feature sustainable design elements including energy-efficient T5 fluorescent lighting and increased insulation. Palatine, Ill.-based Harris Architects Inc. is providing design services for the project. CB Richard Ellis is the leasing agent for the property. The Ontario, which will neighbor a 148,000-square-foot distribution facility, is slated for completion in September.
DALLAS — Dallas-based The Allen Group has disposed of a 9.3-acre land parcel located within the Dallas Logistics Hub, a 6,000-acre, multi-modal logistics park located in southern Dallas County. The parcel was acquired by Oncor Electric Delivery Co., a regulated electric distribution and transmission company. Oncor plans to construct an electric transmission substation on the site. Construction is scheduled to begin by May. It will become the third substation located within Dallas Logistics Hub.
MCCARRAN, NEV. — Sacramento, Calif.-based Panattoni Construction Inc. has started the tenant improvement and warehouse upgrade project for ITS Logistics. Located at 2777 USA Parkway, Suite 103, in McCarran, the 100,000-square-foot build-out is owned by PCCP Reno Industrial LLC. The project includes 2,000 square feet of tenant improvements consisting of framing, finishes, mechanical, electrical and plumbing. Additionally, the warehouse has been upgraded to store food grade products. Modifications include rodent brushes at he dock levelers and shatterproof light guards on existing T5 lighting. Larry J. Macias Ltd. provided design services for the project, which is slated for completion in March.
FORSYTH COUNTY, GA. — Two companies have signed leases totaling more than 120,000 square feet in the 240,000-square-foot Shiloh 400 Business Center, developed by a joint venture between Charlotte, N.C.-based Crescent Resources and Dallas-based Cobalt Capital Partners. The three-building property is located on McFarland Road in Forsyth County. Atlanta-based Sciele Pharma has leased 84,704 square feet in Building 300, and Skyline Southeast will occupy 36,220 square feet in Building 200. Bucky Winfield and George Smeltzer of Atlanta-based Richard Bowers represented Skyline. Wit Truitt and Chip Watson of CB Richard Ellis’s Atlanta office represented Sciele, and the firm’s Pat Murphy represented the owners.
BROADVIEW, ILL. — Darwin Realty & Development Corp. has brokered the sale of a 12,800-square-foot industrial building located at 1814 Beach St. in Broadview. Construction Products Services acquired the facility from an undisclosed land trust, and will be relocating its operation from Villa Park, Ill. The building features a 2,100-square-foot office component, one dock and one drive-in door. Daniel Fanelli of Darwin represented the seller; Brian Gedvilas and Rollo Dace, also of Darwin, represented the buyer in the transaction. The acquisition price was not disclosed.
KEARNY, N.J. — Russo Development has acquired a 190,000-square-foot vacant warehouse, located at the intersection of Schuyler and Bergen avenues in Kearny. The 7.5-acre site will be redeveloped into Schuyler Crossing, a multifamily project that will contain 232 apartment units and 20,000 square feet of retail space. The structure has been demolished and site improvements are already under way. Vertical construction is scheduled to begin in mid-2009. The seller, as well as the sale price, was not disclosed.
HOUSTON — NAI Houston has brokered the sale of a 10,000-square-foot industrial building located at 1724 Townhurst Dr. in Houston. NAI’s Travis Land and Michael Keegan represented both parties. The property was acquired by Hilpert Realty LLC from an undisclosed party. The acquisition price also was not released.
MENLO PARK, CALIF. — Jim Chesler of NAI BT Commercial San Francisco represented Campbell Menlo LLC in the acquisition of a 54,000-square-foot industrial/R&D property, which is located at 4085 Campbell Ave. in Menlo Park. At the time of acquisition, the property was 40 percent leased by Fitness 101. The seller, Joe Chritchfield, Clarence Ferrari Jr., et. al., sold the property for $8.6 million or $159 per square foot.
NILES, ILL. — Don Trossman in the Chicago office of Cohen Financial has arranged $3.4 million in financing for a four-tenant warehouse/distribution center located at 6333 Howard St. in Niles. The borrower for the 78,091-square-foot facility was commercial real estate entity 6333 Howard LLC. The fixed-rate, 75 percent loan-to-value financing was based on a 5-year term with a 5-year renewal option and a 30-year amortization schedule. Oxford Bank of Oak Brook, Ill., provided the loan, which closed in the fourth quarter of 2008.
