YOUNGSVILLE, N.C. — Dixie Development Co. has purchased a 75,000-square-foot manufacturing building from an undisclosed party for $5.75 million. The warehouse is located in the Youngsville Industrial Park on Bert Winston Road in Youngsville. Hollister currently leases the property, which features 11,325 square feet of office space and 16,600 square feet of clean room manufacturing space. Herb Cunningham of Raleigh, N.C.-based Caldwell Banker Commercial TradeMark Properties represented the buyer.

TROY AND ELYSBURG, PA. — King of Prussia, Pa.-based Jackson Cross Partners – ONCOR International (JCP) has represented CSS Industries in the sales of two of the company’s Pennsylvania manufacturing facilities. The first property is a 211,000-square-foot plant, located on 13 acres in Troy, which was formerly utilized by CSS to manufacture decorative and woven ribbons. The second property, the former Arrow Shirt Co. building, is a 64,000-square-foot manufacturing plant located on 12.35 acres in Elysburg. It was formerly used by CSS’ Paper Magic Group for the production of seasonal holiday products. JCP’s Lou Battagliese and Nick Adams, along with Jeff Bower of Mericle Commercial Real Estate, represented CSS in both transactions. The buyer of the Troy facility was Cummings Lumber Co. and the buyer of the Elysburg facility was Toy Factory. The acquisition prices were not disclosed.

OVERLAND PARK, KAN. — Overland Park-based YRC Worldwide Inc. has secured approximately $101 million after closing the first part of the sale and financing leaseback for an undisclosed number of its facilities. The company, which is one of the largest transportation service providers in the world, expects to receive approximately $50 million more from NATMI Truck Terminals LLC in a second closing. YRC Worldwide plans to use the proceeds from the transaction for operating purposes. The company will account for the proceeds as a financing transaction, which allows the assets to remain on the books, and a lease obligation will be recorded as long-term debt.

CANTON, OHIO — Willoughby Supply of Cleveland has purchased a 39,665-square-foot industrial facility located at 4900 Southway SW in Canton. The building, which is situated on a 4-acre site, was acquired from an undisclosed seller for $862,500. Willoughby Supply’s new location will be used as a warehousing and distribution center with a retail showroom for contractors and customers. Bob Raskow and Harry Stewart of NAI Cummins represented the sellers; Tom Fox, also of NAI Cummins, represented the buyer in the transaction.

WHITEHALL, PA. — Allentown, Pa.-based Summit Management & Realty Co. has arranged the leasing of 12,000 square feet of warehouse space at Riverside Business Center, located at 1139 Lehigh Ave. in Whitehall. Mike Shelton of Summit represented the tenant, Furniture Associates. Tyler Chomik, also of Summit, represented building ownership in the transaction. The lease was valued at approximately $500,000.

PATTERSON, CALIF. — McShane Development Company/MetLife Real Estate Investments has completed the construction of the 529,970-square-foot, phase-one distribution facility at co-developer’s KeyStone West Business Park in Patterson. The facility features 120 docks, 32-foot clear height, 52-foot by 50-foot bays and parking for 90 truck trailers and 348 vehicles. The 123-acre industrial park has been designed for the development of two additional industrial facilities from 125,000 square feet to 1.6 million square feet. McShane Construction Company’s Irvine, Calif., office and Ware Malcomb provided design/build services for the project.

LAS VEGAS — Las Vegas-based Crisci Builders, acting as general contractor, has broken ground for the construction of phase one of Par 3 Landscape and Maintenance’s new facility at 4610 N. Wynn Rd. in Las Vegas. The first phase consists of a 28,603-square-foot industrial project, with approximately 16,000 square feet allotted for a material recovery facility and 11,703 square feet for the maintenance portion. The second phase will consist of a two-story, 12,000-square-foot office building. Naples Wynn LLC contracted Crisci Builders for the project. The first phase is scheduled for completion in May, with the second phase slated for completion in winter 2009. Jam Design Studios is the architect of record for the $2.8 million project.

HOWELL, MICH. — Lee & Associates of Michigan has brokered two adjacent land sales totaling 18.5 acres in Howell. Located on Grand Oaks Drive, DeChris Limited Partnership has sold 10 acres of vacant land, and Grand Oaks LLC has sold 8.5 acres of vacant land. Consumers Energy has purchased both sites, which were zoned for industrial use, for an undisclosed amount. The company has plans to construct a service station and call center at the property. Kevin Brady and Mark Schafer of Lee & Associates represented Grand Oaks LLC in the transaction. Brady also represented DeChris Limited Partnership in the disposition.
