LAKEVILLE, MINN. — First Industrial Realty Trust has held a groundbreaking ceremony in Lakeville for a 285,000-square-foot distribution center for Uponor North America. Located at County Road 70 and Dodd Boulevard, the new facility will be situated within First Park Lakeville, which is First Industrial’s 1.4 million-square-foot, master-planned industrial park. Uponor’s building, as well as a 282,000-square-foot speculative distribution facility within the development, are being constructed to achieve LEED certification. First Park Lakeville is being developed through First Industrial’s Development and Repositioning Joint Venture with the California State Teachers’ Retirement System. RJ Ryan Construction is acting as general contractor; Wayzata, Minn.-based Mohagen Hansen Architectural Group is acting as designer for the project.

AUSTIN, TEXAS — Marcus & Millichap has arranged the sale of Extra Space Storage, a 624-unit storage facility located at 2220 East Riverside in Austin. The property is situated on approximately 4.67 acres. Mark Villanueva of Marcus & Millichap’s Austin office represented the undisclosed seller and procured the buyer, Equity Based Services. The acquisition price was not disclosed.
HOUSTON — CB Richard Ellis (CBRE), along with Trammell Crow Co., have arranged the leasing of 18,884 square feet of industrial space at East Belt Business Park, located at 1475 E. Sam Houston Pkwy. in Houston. The property was leased by Northern Safety Co., a national distributor of safety and industrial supplies. Patrick Rollins of CBRE and Jeremy Garner of Trammell Crow represented the landlord, East Belt BP Phase II LLC. LeDon Wissner of Smith Raines Co. represented the tenant. Terms of the lease were not disclosed.
SYLMAR, CALIF. — San Fernando Valley, Calif.-based Vallarta Supermarkets Inc., an American supermarket chain with a Hispanic emphasis, has acquired an 89,693-square-foot corporate headquarters and distribution facility in Sylmar. Located in the Golden Triangle at 12881 and 12883 Bradley Ave., the property offers 10 dock-high doors, 14,110 square feet of office space, 24 feet of minimum clear height in one of the buildings and on-site parking for 150 cars. The company plans to relocate to the new facility this fall. David Hoffberg and Jerry Scullin of Van Nuys, Calif.-based Delphi Business Properties represented the buyer; Ross Thomas, also of Delphi Business Properties, represented the seller, Hydrel Realty Partners, in the transaction. The acquisition price was not disclosed.
GARDEN GROVE, CALIF. — KIFLP LLC has completed the disposition of a 59,876-square-foot industrial building, which is located at 14271 Corporate Dr. in Garden Grove. Situated on a 2.58-acre site, the property was purchased by an undisclosed private party for $8 million. The building is divisible with separate office entrances and features a two-story 17,500-square-foot office space. SAN DIEGO — First Industrial Realty Trust has acquired an industrial/office building, which is located at 9880 Mesa Rim Rd. in San Diego’s Mira Mesa area, for $6.5 million. The 45,540-square-foot property is currently leased to Thermo Fisher Scientific through the end of 2008. CHESAPEAKE, VA. — Charlottesville, Va.-based Belfast Bay has purchased a 60,000-square-foot industrial building in Cavalier Industrial Park, located at 3944 Holland Blvd. in Chesapeake, from Virginia Beach, Va.-based Cavalier Holland Partners LLC for an undisclosed amount. Hal Yuill, a member of CB Richard Ellis’ National Private Client Group, represented the buyer, and NAI Harvey Lindsay Commercial Real Estate’s Chip Worley represented the seller. The property, which is 100 percent occupied, is located near interstates 64 and 264.
ELWOOD, ILL. — Morgan / Harbour Construction has broken ground on a 500,000-square-foot build-to-suit distribution facility within the CenterPoint Intermodal Center in Elwood. BISSELL Homecare Inc. will occupy the building, which will be located at the intersection of Route 53 and Walter Strawn Road. This will be the first building within the 300-acre expansion of the industrial park. The developer, CenterPoint Properties, has selected Morgan / Harbour to act as designer/builder for the project, which is slated for completion this winter.
EASTON, PA. —Verus Partners and Cabot Properties have teamed up to develop a 358,375-square-foot, build-to-suit manufacturing and warehouse facility for Majestic Athletic, a division of VF Imagewear, in Easton. The new facility will be situated on 40 acres at 2320 Newlins Mill Rd. It will feature 30-foot clear ceiling heights, 28,000 square feet of office space, 16 loading docks and one drive-in door. The Norwood Company is serving as general contractor. CB Richard Ellis and Guilford Realty negotiated the build-to-suit transaction. Majestic Athletic will consolidate several of its existing operations into the new facility upon completion.
BRIDGEPORT, CONN. — Westport, Conn.-based Vidal Wettenstein Real Estate has brokered the sale of part of the Coastline Terminal complex, consisting of a 60,000-square-foot industrial facility located at 315 Seaview Ave. in Bridgeport. The high-bay facility traded at a price of $2.6 million. Scott Zakos, Randy Vidal and Bruce Wettenstein of Vidal Wettenstein represented the seller, Coastline Terminal. The property was acquired by Gault Cos. The remaining 20 acres of the Coastline Terminal property is currently being marketed.
