TONAWANDA, N.Y. — Locally based financial intermediary Largo Capital has arranged a $12.1 million loan for the refinancing of a 307,000-square-foot warehouse located just outside of Buffalo in Tonawanda. The building, which features a clear height of 36 feet, 28 dock-high doors and two drive-in doors, was fully leased at the time of the loan closing. Jack Phillips of Largo Capital arranged the loan on behalf of the undisclosed borrower. The name of the direct lender was also not disclosed.

RANDOLPH, MASS. — Marcus & Millichap has brokered the $7.5 million sale of a 30-acre industrial development site in Randolph, a southern suburb of Boston. The site is located between East Randolph Industrial Park and Messina Industrial Park and can support up to 120,000 square feet of new development. Harrison Klein and James Manning of Marcus & Millichap represented the seller, an undisclosed private investor, in the transaction. The duo also procured the buyer, Bluewater Property Group, which will develop the site on a speculative basis and is targeting an early 2025 delivery.

ELGIN, ILL. — Lee & Associates has negotiated a full-building industrial lease totaling 53,000 square feet on behalf of Bullfrog International in Elgin. The property at 1320 Gateway Drive features a clear height of 24 feet, two interior docks, two drive-in doors and an existing three-ton bridge crane. Bullfrog International is a designer and manufacturer of high-end hot tubs that has expanded its Chicago-area presence with industrial and retail space. Rick Scardino, Michael Petrik and Sean Bishop of Lee & Associates represented the tenant. Jeff Matella of Cushman & Wakefield represented the landlord, Bix Box Property Owner C LLC.

GOODYEAR, ARIZ. — Scottsdale-based Atlas Capital Partners has completed the disposition of Elwood Rising, a speculative Class A industrial development in Goodyear, a suburb west of Phoenix. Cohen Asset Management purchased the property for $21.8 million. Delivered in January, the 120,000-square-foot building is fully leased to a global industrial field services company, which executed a long-term lease while the building was under construction. Located at 3750 S. 156th Ave., Elwood Rising features an all-concrete and secured truck court with a maximum depth of 220 feet, 3,600 square feet of office space, 32-foot clear heights and a fully air-conditioned warehouse. Kirk Kuller, Will Strong, Michael Matchett, Molly Hunt and Dean Wiley of Cushman & Wakefield’s National Industrial Advisory Group – Mountain West represented both parties in the transaction. Pat Harlan and Kyle Westfall of JLL served as the project’s leasing team and negotiated the existing lease.

Situated on 1.12 acres at 7571 Santa Rita Circle, the building features 26,000 square feet of industrial and warehouse space, as well as a large, fenced yard. Jack Haley and Greg Diab of Lee & Associates’ Orange office represented the undisclosed buyer and undisclosed seller in the deal.

LOS ANGELES — Spectrum Commercial Real Estate has arranged the acquisition of an industrial asset located at 7653 Burnet Ave. in the Van Nuys neighborhood of Los Angeles. The property traded for $6.2 million. The names of the seller and buyer were not released. The 19,500-square-foot building features six individual units, multiple ground-level loading doors, 15-foot warehouse clear heights, ample power, and two fully fenced and secured parking lots. A single tenant currently occupies the multi-tenant property. Yair Haimoff of Spectrum CRE represented the buyer in the deal.

WESLACO, TEXAS — A partnership between San Antonio-based Bakke Development Corp. and Atlanta-based Batson-Cook Development Co. (BCDC) has broken ground on a 773-unit self-storage facility in the Rio Grande Valley city of Weslaco. The site at 1115 Dragonfly Ave. spans 2.6 acres, and the building will rise three stories and span 86,975 net rentable square feet. Project partners include Alamo Architects, civil engineer Halff, general contractor Independent Contractors and construction lender IBC Bank. Completion is slated for the first quarter of 2025. The project marks the sixth self-storage collaboration between the two firms.

WILMER, TEXAS — Atlanta-based development and investment firm Stonemont Financial Group has completed Sunridge Industrial Park, a 565,259-square-foot development located in the southern Dallas suburb of Wilmer. The building features 40-foot clear heights, 128 dock doors, four drive-in ramps and parking for 135 trucks and 309 cars, with the capacity to add more parking if needed. LGE Design Build served as the project architect and general contractor. KBC Advisors is the leasing agent.

ADDISON, TEXAS — JLL has arranged an undisclosed amount of construction financing for Addison Innovation Center, an industrial redevelopment project that will be located on north of downtown Dallas. The project will convert the 12.2-acre site of an existing office and call center complex into two warehouses totaling 242,062 square feet. The buildings, which will span 140,698 and 101,364 square feet, will be able to accommodate a single tenant or multiple users. First United Bank & Trust Co. provided the five-year, floating-rate loan to the borrower, a partnership between Houston-based Lovett Industrial and Dallas-based Rosewood Property Co. Jarrod McCabe led the transaction for JLL.

IRVING, TEXAS — Zyka Foods Southwest Inc., a wholesale provider of Indian cuisine, has signed a 15,885-square-foot industrial lease renewal in Irving. According to LoopNet Inc., the building at 2737 W. Airport Freeway was constructed in 1984 and features a clear height of 20 feet, one ramp, three dock-high doors and 1,257 square feet of office space. Canon Shoults and Maddy Canty of Holt Lunsford Commercial represented the owner, Sealy & Co., in the lease negotiations. David Easterling of CBRE represented the tenant.
