EAST RUTHERFORD, N.J. — AMB Property Corp. has leased AMB Franklin Commerce Center, a 239,000-square-foot industrial facility located in East Rutherford, to Quebecor World Logistics. The facility is situated in a business park off of Exit 12 of Interstate 287, a major thoroughfare that forms a partial beltway around New York City. Quebecor is using the facility to expand its Northeast operations. Joel Rubin and Rob Kossar of Jones Lang LaSalle represented AMB. Jon Tesser of Colliers Houston & Co. and Steve Levitas of Colliers Bennett & Kahnweiler represented Quebecor World Logistics. Terms of the lease were not disclosed.

TAMPA, FLA., AND DURHAM, N.C. — The Tampa office of Studley has represented Creative Recycling Systems in signing three leases for industrial space in Tampa and Durham. In Tampa, the company has signed a lease for an additional 25,000 square feet of space at its headquarters, which is located at 8108 Krauss Blvd. Another 29,000 square feet of industrial space was also leased by the company at 1831 Massaro Blvd. The landlord, Weingarten Realty Investors, was represented in-house. In Durham, the company has added 29,100 square feet to its operation located at 619 Distribution Dr. within Keystone Park. The landlord, Liberty Property Limited Partnership, was represented by Ed Brown of NAI Carolantic Realty. Creative Recycling Systems will move into its expanded spaces this month.

FARMINGTON HILLS AND WESTLAND, MICH. — Pogoda Cos. has renovated and re-branded two former Fort Knox self-storage properties as National Storage Centers in Ann Arbor and Westland. The $600,000 renovations include newly paved parking areas, painting and office improvements. Located at 870 Jackson Rd., the 90,765-square-foot National Storage Center of Ann Arbor contains 85 units. The 66,725-square-foot National Storage Center of Westland, which is located at 39205 Ford Rd., contains 538 units. Farmington Hills, Mich.-based Pogoda was retained by Westland/A2 LLC, the owner of both properties.

CHICAGO — Summit Design + Build has been selected as design/build general contractor for Ambrosi’s 58,000-square-foot photo studio within Walnut Commerce Center located at 1918 W. Walnut St. in Chicago. Ambrosi’s new location will allow the advertising and marketing services agency to combine its Atlanta facility with its Chicago photo studio. The building will include 17 photo studios, three kitchens for photography, four make-up rooms and a 20-foot high merchandise inventory warehouse. Additionally, the studio will feature 24-foot clear-height ceilings, one interior dock, two drive-in positions and on-site parking. Robert Finigan of OKW Architects is providing architectural services for the facility.

HOUSTON — The Houston office of Cushman & Wakefield of Texas (C&W) has negotiated the sale of an 18,000-square-foot warehouse and storage yard located at 3020 Greens Rd. in Houston. B. Kelley Parker, John Littman, Jon Farris and Coe Parker of C&W represented the seller, Cargo Forwarding International. The buyer, GC Remediation, was represented by Greg Usher of Cypressbrook Co. The acquisition price was not disclosed.

PHOENIX — Tin Cup Properties LLC has acquired a 25,129-square-foot general industrial complex, which is located at 5213 W. Lamar Rd. in Phoenix, for $1.65 million. At the time of acquisition, the property, which was built in 1982, was 100 percent leased. Paul Boyle and Rick Danis of Grubb & Ellis|BRE Commercial represented the buyer and the seller, 5213 West Lamar Road Industrial Complex LLC, in the transaction.

LOUDONVILLE, OHIO — Grubb & Ellis Co. has brokered the sale of One Merillat Court in Loudonville on behalf of Masco Corp. Beachwood, Ohio-based ITL Corp. has acquired the 447,774-square-foot industrial facility for $4.65 million. Features of the building, which sits on approximately 44 acres, include 20- to 40-foot ceiling heights, 20 docks with levelers and seven drive-in doors. The seller was represented by Terry Coyne of Grubb & Ellis’ Cleveland office.

BOLINGBROOK, ILL. — Chicago based-Equibase Capital Group, a real estate investment firm, has joined Denver-based Corum Real Estate Development, a real estate development firm, to build Crossroads Lake Distribution Center. Located at Crossroads and Veterans parkways, the facility will contain 270,000 square feet of warehouse space. Equibase will finance the investment through the firm’s discretionary real estate fund.

DFW AIRPORT, TEXAS — Cushman & Wakefield of Texas (C&W) has arranged the sale of a 151,845-square-foot industrial building located on a ground lease at 1011 Royal Lane in DFW Airport. The property is currently fully occupied by a tenant roster that includes Dallas Cowboys Merchandising and Direct Logistics. Kurt Griffin, Natalie Kampen and Wilson Stafford of C&W represented the seller, Bandera Ventures Ltd. The property was acquired by Cobalt Capital Partners.
