COMMERCE, CALIF. — Karol Western Corp. has purchased a 19,404-square-foot industrial property, which is located at 2639 Garfield in Commerce. Steve Kalpakoff, a furniture dealer and manufacturer, sold the property for $2.2 million. David Jo of Coldwell Banker represented the buyer; Cameron Driscoll, Luke McDaniel, Dan Berkenfield and Jack Askelson of Voit Commercial Brokerage’s Anaheim, Calif., office represented the seller in the transaction.

MEMPHIS, TENN. — UT Medical Group has signed an 80,000-square-foot lease for space in an office building located at 1407 Union Ave. in Memphis. Further details of the 10-year lease were not released. Michael Donahoe and Anthony Lopes of Memphis-based Investec Realty Services represented the landlord. John Snyder of John Snyder Realty Services represented UT Medical Group.

NEWPORT, MICH. — Grand Rapids, Mich.-based retailer Meijer has begun an approximately 250,000-square-foot expansion of its distribution center located in Newport. The $27 million project will bring the size of the facility to approximately 1.2 million square feet. Meijer’s Newport distribution center ships meat, produce, and dry and frozen foods to more than 45 Meijer locations. The construction timetable was not released. Meijer also operates distribution facilities in Grand Rapids and Lansing, Mich.; Tipp City, Ohio; and Middlebury, Ind.

CONYERS, GA. — The flooring product manufacturer Amtico International has leased a 60,000-square-foot warehouse from Ranwal Properties for an undisclosed amount. The space, located at 2000 Sarasota Parkway in the Sarasota Business Park in Conyers, will be used as a customizing and finishing facility. The warehouse features 54,000 square feet of warehouse space and 6,000 square feet of office space. Atlanta-based Lavista Associates’ Bobby Mayson represented the landlord.

FRASER, MICH. — Lee & Associates of Michigan has completed two industrial leases in Fraser totaling 40,000 square feet. First, Car Guys Auto Sales leased 15,360 square feet at 32639 Groesbeck Highway. Jeffrey Buckler of Lee & Associates represented the landlord, Supply Den. Buckler also represented the undisclosed tenant in the leasing of 24,960 square feet of space at 6501 Sims Dr. The landlord was not disclosed.

NORWOOD, MASS. — Boston-based EagleBridge Capital has secured a $1.5 million mortgage for a 65,240-square-foot warehouse. The property is located at 340-346 Vanderbilt Ave. in Norwood’s Park Place Industrial Park. The warehouse is 100 percent occupied by Atlantic Technology, Prize Possessions, Tricrop Amusements, Hill-Rolm, Crown Clothing and Takara Belmont. EagleBridge’s Ted M. Sidel and Brian D. Sheehan arranged the loan.

HOUSTON — Geodis Wilson Projects USA Inc. has leased 61,780 square feet of industrial space at Port North One, a 158,940-square-foot warehouse/distribution building in Point North Cargo Park in Houston. Geodis Wilson is Duke Realty Corp.’s first tenant in the building. The company will occupy 39 percent of the space and utilize two acres of outside land for storage and freight consolidation and deconsolidation. Patrick Rollins of CB Richard Ellis represented Geodis Wilson in the transaction; Cory Driskill provided Duke’s in-house representation.

CHICAGO — Michael Nelson and Mark Nelson of Paine/Wetzel • ONCOR International have brokered two industrial transactions in Chicago. At 3715-3717 S. St. Louis Ave., the team, along with Paine/Wetzel’s Jeff Blake, represented the seller, Hei Yeng Kwok, in the disposition of a 110,000-square-foot industrial building. The Building Commission of Chicago, which was represented by Albert Schulman of Paine/Wetzel, acquired the property and plans to demolish the existing facility and redevelop the site for the Chicago public school system. Nelson and Nelson also negotiated the sale of a 36,684-square-foot building located at 11235 S. Cottage Grove in Chicago on behalf of the seller, Cook Financial. Recycle Tech Solutions purchased the facility, which features 23-foot clear ceiling heights and heavy power capacity. Frank Melchert and David Drew of Grubb & Ellis represented the buyer.
