SAN DIEGO — Goodwill Industries of San Diego County has purchased a 10,000-square-foot industrial warehouse building in San Diego. Located at 2640-44 Market St., the property sold for $1.34 million. The building is situated on two 7,000-square-foot parcels and offers six offices, mezzanine storage space and 18-foot ceilings. Bryan Cunningham of Flocke & Avoyer represented the buyer; Tim Mills of Cushman & Wakefield represented the seller, Edward Suleiman, in the transaction.

CHARLOTTE, N.C. — Bill Wood of Charlotte, N.C.-based Trinity Partners has leased space in two local warehouses totaling more than 210,000 square feet to two companies. He represented Costa Mesa, Calif.-based Anna’s Linens in its lease of 112,000 square feet in ProLogis’ Ridge Creek 1 building, located on Ridge Creek Drive in Charlotte. Westerville, Ohio-based Exel has also renewed its 102,600-square-foot lease for 1000 Bond St. in Charlotte. Further details of the loans were not announced. Ridge Creek will serve as a primary distribution point for Anna’s, and Excel will continue to use its property on Broad Street to service its Freightliner account.

WARREN, MICH. — Grubb & Ellis has brokered the sale of a 41,771-square-foot industrial facility located at 24534 Groesbeck Highway in Warren. Rymoso Investment, a parent company of Elite Stainless Inc., has acquired the building from L&A Johnson Family LLC. Elite Stainless now occupies most of the facility, which was once a multi-tenant building. Mike Davidson represented both parties in the transaction. The acquisition price was not disclosed.

CORPUS CHRISTI, TEXAS — Redevelopment is under way for the former Hoechst Celanese Technical Center in Corpus Christi. Situated on 112 acres along Clarkwood Road, the campus currently contains more than 50 buildings ranging in size from 1,000 to more than 175,000 square feet. Initial plans call for the campus to be redeveloped into an industrial campus. Some of the buildings will be demolished and the redevelopment process will be on an ongoing timeline, but portions of the park are currently ready for occupancy. The property was purchased earlier this year by an investment group headed by Dan Henderson, eh CEO of Houston-based Doyles. Josh Gaines of Corpus Christi-based NAI Cravey Real Estate Services has been named exclusive leasing agent.

HOUSTON — The Houston office of Holliday Fenoglio Fowler (HFF) has arranged the sale of Bammell Business Park 6 and 7, two industrial/flex building located within Bammell Business Park in Houston. Completed in 2008, Bammell Business Park 6 and 7 each comprise 55,200 square feet, and are located at 4702 and 4802 N. Sam Houston Tollway, respectively. Rusty Tamlyn and Mike Parker of HFF represented the undisclosed seller; the two are also marketing the remaining five properties in the business park for the seller.

GRAND PRAIRIE, TEXAS — Dallas-based Henry S. Miller Commercial (HSMC) has brokered the sale of an 18,068-square-foot parcel located at 1502 109th St. in Grand Prairie. The buyer, locally based Visionaire, plans to develop a new manufacturing and distribution facility on the site; the new facility will be more than 11,000 square feet larger than its current location. Jim Hazard of HSMC represented the buyer. The seller, Ollie Bell Properties Ltd., was represented by Brian Pafford of Dallas-based Bradford Cos. The acquisition price was not disclosed.

SPOKANE, WASH. — Montgomery Realty, a subsidiary of Aslin-Finch Company, has acquired the 45-acre property formerly known as the SuperValu distribution facility in Spokane. Located between Argonne and Pine roads, the 500,000-square-foot facility has been renamed Copper Bridge Commerce Park. The company acquired the property to accommodate the growth of AFCO Distribution, the wholesale division of Aslin-Finch, and its newly acquired company, Cascade Seed Company. Minneapolis-based SuperValu Holdings sold the property for an undisclosed price.

LOS ANGELES — Los Angeles-based Lowe Enterprises Investors has purchased a 266,396-square-foot industrial distribution facility in central Los Angeles. Located at 2652 Long Beach Ave., the building features clear ceiling heights ranging from 18 to 30 feet, 66 dock-high loading doors, a guarded rail truck entrance and a secure, oversized truck yard. The property was acquired on behalf of an investment client for $31.5 million from an undisclosed institutional owner. Lowe Enterprises plans to invest more than $5 million in renovations and improvements for the facility.

SANDY SPRINGS, GA. — Atlanta-based Wells Real Estate Investment Trust II has taken majority ownership of the recently completed 354,963-square-foot Three Glenlake, which was leased to Newell Rubbermaid. Wells has signed a new 12-year lease with the company, which will continue to operate its corporate headquarters in the building. Three Glenlake, a 14-story tower, was built to Green Globes environmental standards by Pope & Land Enterprises, Granite Properties and Greenstone Properties. Eastdil’s Randy Evans and Mike McDonald brokered the closing, and Wells was represented internally by Keith Willby.
