LOMBARD AND CAROL STREAM, ILL. — Pat McCourt, Michael Sedjo and Chris Zubel of CB Richard Ellis have completed three industrial transactions totaling more than 290,998 square feet in Northern DuPage County, Ill. McCourt, Sedjo and Zubel represented both parties in the sale of a 178,567-square-foot warehouse/distribution facility located at 1100 Lombard Rd. in Lombard. AMB Property Corp. acquired the building from Illinois Industrial Properties Inc. for an undisclosed amount. The building, which is currently vacant, includes 40-foot clear ceiling heights, 44 exterior docks, 4 drive-in doors and parking for 121 cars. Additionally, McCourt, Sedjo and Zubel have represented ownership for two industrial leases in Carol Stream. ConAgra Foods has leased 58,922 square feet of space within ProLogis’ 249,576-square-foot industrial building, which is located at 158 Alexandra Way. The space contains 30-foot clear ceiling heights and 14 exterior docks. ConAgra was represented by The Staubach Company in the transaction. TJ Higgins has leased 53,474 square feet of industrial space located within the same building in Carol Stream. The space includes 3,300 square feet of office and 14 exterior docks. HURON TOWNSHIP, MICH. — Lee & Associates of Michigan has completed an 85,000-square-foot manufacturing headquarters facility located at 17275 Huron River Dr. in Huron Township. Jim Roberts of Lee & Associates represented Quality Pipe Products in the site selection, the purchasing of the land, as well as the site plan approval and bidding process for the company’s new building. Roberts obtained a 12-year real property tax abatement for the company from Huron Township. D&G Building Co. acted as general contractor for the project, which broke ground in July. The new headquarters allows Quality Pipe Products to merge three of its existing operations, as well as provide them the space necessary to accommodate the company’s expanding business.
EAST BRUNSWICK, N.J. — Sheldon Gross Realty has negotiated the sale of a 63,000-square-foot industrial property located at 34 Kennedy Blvd. in East Brunswick. The facility features two loading docks, 50 parking spaces and 5,500 square feet of office space. Jonathan Glick of Sheldon Gross represented the seller, Cathay Import & Export, in this transaction and in the company’s relocation to another East Brunswick facility. The property was acquired by a subsidiary of Vahl Inc., which was represented by Alliance Real Estate Group.
DALLAS — Fort Worth, Texas-based Sperry Van Ness / Visions Commercial has brokered the sale of a 34,960-square-foot industrial flex property located at 2503 Butler St. in Dallas. The buyer, Dallas-based Pimental Holdings, plans to renovate and occupy the facility. Trevor Dyck, Scott Henderson and Steve Fithian of Visions Commercial represented the seller, Don Robinson of Dallas. The acquisition price was not disclosed.
SAN ANTONIO — The Houston office of BMC Capital has originated a $2.5 million acquisition loan for Interchange Parkway, an industrial center located at 8102-8146 Interchange Pkwy. in San Antonio. The financing carries a 5-year fixed rate with a 25-year amortization schedule. The borrower is a California-based party participating in a 1031 exchange.
CLEARFIELD, UTAH — NSC Properties, a local real estate investment and development company, has purchased a 316,582-square-foot industrial facility for $11.4 million. Located in Clearfield, the property is leased to Superior Air Handling and The Shaw Group. SAHCO, an entity associated with Superior Air Handling, sold the property. Brandon Wood and Bryce Blanchard of NAI Utah Commercial Real Estate brokered the transaction.
WASHINGTON, D.C. — National Public Radio recently closed on its acquisition of a 165,000-square-foot warehouse, located at 1111 N. Capitol St. N.E. in Washington, from Washington-based J Street Development for an undisclosed amount. The public radio company will integrate the building’s façade and structure with a new 10-story office tower. The station’s 600 Washington-based employees will move into the new building by 2012. JACKSONVILLE, FLA. — Insignia Parts Distributors has purchased a 122,432-square-foot warehouse, located at 2113 W. 30th St. in Jacksonville, from Coffey Schau Properties for $3.42 million. Chad Nussbaum and Aaron Zarle of Grubb & Ellis|Phoenix Realty Group represented the buyer.
INDIANAPOLIS — Duke Realty Corp. has leased its 600,000-square-foot Plainfield Building 3, which is located off Stafford Road in Indianapolis, to Louisiana-based Cross Road Centers. Plainfield Building 3 is part of Duke’s nine-building, 3.7 million-square-foot portfolio of industrial properties in the Indianapolis International Airport submarket. With immediate access to the airport and Interstate 70, the industrial facility features 36-foot clear ceiling heights, more than 50 dock doors, extra wide column and bay spacing, and ample parking for trailers and automobiles for warehousing and distribution needs. Terms of the lease were not disclosed.
MOUNT VERNON, N.Y. — United Stor-All Centers has purchased an 84,000-square-foot industrial building in Mount Vernon for $4.2 million. Located at 320 Washington St., the property will be converted into a mini-storage facility with a 13,000-square-foot parking lot. Tony Lembeck of NAI Friedland Inc. represented the buyer; Peter Cokin, also of NAI Friedland Inc., represented the seller, Premier Storage Solutions of Mount Vernon, in the transaction.
