UNION CITY, GA. — Harman International has signed a long-term lease with Majestic Realty for 305,000 square feet of space at Majestic Airport Center II, a master-planned industrial park in Union City, located at 4475 S. Fulton Pkwy. Harman manufactures audio, video and electronic products for home, vehicle, portable and computer applications. The property, which is fully leased, is also occupied by American Building Supply. Bayne Porter of CB Richard Ellis negotiated the lease on behalf of the tenant.
CONYERS, GA. — Block Income Fund III has purchased a 111,540-square-foot office/warehouse building, located at 801 Blacklawn Rd. in Conyers, from First Industrial Partnership, for $5 million. Current tenants include Bio-Lab, CTGA, Diversitech and Teijan Twaron USA. The building consists of 18 percent office space and one dock-high door per each 4,840 square feet. Bobby Mayson of Atlanta-based Lavista Associates represented the seller.
LAKELAND, FLA. — South Florida-based Skyrise Development Group will develop Lakeland First Business Park, a 58,700-square-foot office and warehouse facility in Lakeland, located at 1485 W. 10th St. The project is situated on 5 acres near Interstate 4 and I-75, and will feature offices and 20 retail-warehouse spaces. Construction is slated to begin in April.

Concurrently, Jason Industrial has signed a lease for 55,952 square feet of space in the buildings. The Missner Group will also complete tenant improvements to the space, including a 3,950-square-foot office area. Andrew Corken of CB Richard Ellis represented both parties in lease negotiations. Missner served as developer and general contractor for the warehouse. MRSA Architects & Planners provided design services; Corkin will also act as marketing agent for the facility’s remaining space.

NEW JERSEY, NEW YORK AND CONNECTICUT Lighthouse Real Estate Ventures has acquired the 25-asset Baker industrial portfolio for $209 million. The 1.98 million-square-foot warehouse/flex portfolio consists of five properties in Morris Plains, N.J.; 10 facilities situated in corporate parks in Elmsford and Port Chester, N.Y.; and 10 properties in Fairfield and New Haven counties in Connecticut. The portfolio also includes a 2- and 5-acre site for future development. Jeffrey Dunne, Steven Bardsley, Jeffrey Oram, David Gavin, William Cuddy, Sean Cahill, Matthew O Hare and Tom Mallaney of CB Richard Ellis represented the seller, Baker Properties and procured the buyer in the transaction, which was a 1031 exchange sale. At the time of the sale the portfolio was 93 percent leased.
LOWELL, MASS. David Gilkie of NAI Hunneman has completed the $930,000 sale of an industrial facility in Lowell. The two-story, 16,709-square-foot light industrial facility is located at 585-607 Middlesex St. on a 0.52-acre lot. Gilkie represented the seller, Flauto Realty, in the transaction. The buyer, Nobis Engineering represented itself in the sale.
HOUSTON — CB Richard Ellis has finalized the sale of a 31,137-square-foot office/industrial building located at 6040 Rookin St. in the Highway 59/Highway 90 industrial submarket of Houston. Fugro Properties purchased the property from Price Toole Co. for an undisclosed amount. Lee Jeane of CB Richard Ellis represented the buyer in the transaction, while Kyle Roberts of NAI Utah Commercial Real Estate represented the seller.
FORT WORTH, TEXAS — NAI Huff Partners has finalized the sale of an industrial facility located at 4015 W. Vickery Blvd. in Fort Worth. Durango Doors purchased the 24,200-square-foot building from a private party for an undisclosed amount.
